This is several lovely historic buildings with a garden court in the center. It is in great condition and well appointed. It is clean and quiet. I couldn't believe that we couldn't hear the street noise and could sleep late if we chose. It is within walking distance of historic sites, the Avenue of the Arts and some of the best restaurants you'll ever eat in. There is a very nice gourmet restaurant on the grounds that is of special note. Everyone is very helpful and pleasant. There are fireplaces lit in the meeting rooms, tea served in the afternoon and books all over to read. We had the mini suite. It was two rooms with a desk and chair. We will return as often as possible. The only personal problem we had was the absence of any protein for breakfast. We prefer to have a high protein/low carb diet. We solved that by bringing protein drinks that we use regularly. I don't see it as a reason not to go there, but a refinement that could be made-yogurt or hard boiled eggs would solve it.

Our second time there and everything went very smooth. The location is great to everything you would want in a stay in the city. The bed was very comfortable. The room was very clean and had all the comforts of home.

Stayed overnight to celebrate our anniversary, the biggest sticking points were the following:

1. Would have been nice to be warned about the vibration/shaking of the part of the building where our suite was in (Loft Suite- 3rd floor). The building shook every 15-20 minutes and it does get quite noisy and annoying if you are seeking peace and quiet.
2. My spouse ordered flowers to be delivered to the hotel/room and instead of bringing them to the room they just *handed* them to me at check in, which certainly spoiled any type of surprise.

Overall average room (Loft Suite) and service, but I would not recommend based on the noise levels.

The Morris House Hotel is built around a genuine colonial house near the Society Hill area of downtown Philadelphia. The house and its additions have retained an authentic look; the rooms are comfortable, spacious, and exceptionally well priced (my suite was $159 per night). The hotel is just blocks away--an easy walk--to Independence Hall and many other Philadelphia attractions, as well as dozens of excellent restaurants. Subway is just a few blocks away. The hotel has a central enclosed garden, a very well regarded restaurant and bar, and a most helpful and knowledgeable staff. The neighborhood is quiet, and the hotel experience is a wonderful antidote to high rise, generic hotels.

Interior and exterior are MOST charming - loaded with character. And the location is prime. And the cherry on this great historic pie is that they provide freshly baked cookies in the evening, too.

Pros:
Great historic old hotel/house. Very close to downtown historic sites. Great restaurant next door. Breakfast fit my needs perfectly.

Cons:
The ventilation system(heating in December) was incredible loud and drafty.

This was the second time we had stayed at The Morris House. It is consistently very clean, very accomodating, and the staff is very courteous and helpful. After checking out this time, I received a phone call from the hotel a few hours later. Our daughter had left a piece of jewlery behind and hadn't even realized it yet. The staff had found it, contacted us, and kept it in a secure place until we returned to pick it up. Luckily, we were still in the city to do so. We will certainly stay here again!
