Four fabulous rooms in a well-renovated 1826 house with a charming 40 seat theater!. I was traveling with others for auditioning opera singers in NY and stumbled on this wonderful spot on the internet. We needed four rooms and couldn't have been happier. I was ready to move in!

The Batby suite is bigger than many NY apartments. Full kitchen, outside deck, and the main room has 6 windows and a skylight. Very quiet - well insulated. Great bed, great linens...I have already emailed to find out who makes the sheets - the thread count was high.

Great restaurants in the area, close to the subway and ground zero. I will be back.

And you are supporting live theater by staying there.

We stayed at the Canal Park for a romantic, birthday weekend for my wife. Normally we go to B&Bs in the countryside, so this was the perfect combination of the big city and a nice quiet escape. And it is surprisingly and pleasantly quiet inside this old house, despite the busy tunnel traffic outside. Our room was beautiful, spacious, and had double windows to keep us in a quiet, peaceful bubble. It was a wonderful sanctuary after long days exploring TriBeCa, Chelsea, SoHo, and the village on foot. The Canal Park helped us experience New York in a different way than usual...and we know where we'llbe staying next time we visit.

WE stayed five nights and found the host and his daughter Sarah to be very pleasant and welcoming. However, this is an old building which has been up-dated, but the stairs are narrow and steep, and the propritor has another theater business on the property which he is much more concerned about, asking hotel guests not to walk around the room in the evening so not to disturb the patrons. Also requested we not leave the fan on in our windowless bathroom when not in the bathroom as the noise bothers him. Its a B&B, but the breakfast is limited to three items that can be prepoared on a waffle iron - no muffins, no cereal, no toast. No cleaning service during your stay, be it two nights or five. Access to toilet supplies, ie. paper products, soap limited - had to finally go to the store three blocks away to get a refill on toilet paper.
The place is charming in a Bohemian sort of way, it is Tribeca afterall, but Spartan, a little out of the way, and the inn is the stepchild to the theater interests of the owner.

Room Tip: Look at the website carefully.

I’m sorry and surprised this guest was disappointed. He came to us with friends who have been making annual trips to NYC for many years. Perhaps it was their charming southern manners, but I never had an inkling anything was amiss during their stay with us- quite the contrary. It was the first time one group has occupied our entire house so it was a real adventure for us. We’ve been open for a little under a year. Their reservations were made before we discovered that our engineer-designed soundproofing was no match for a determined, young gymnast and, therefore, changed our minimum age from 3 to12. We had invited several of the group, including their delightful 5 year old, to watch the rehearsal of a juggling show in our theater downstairs earlier in the day. So I thought I was speaking to neighborly fans in sharing my concerns with the adults about running and jumping during showtime in one of the four rooms they were occupying. This room is above the theater and on the last night of their stay we were having a performance there—with critics no less!

As to the fan issue-- our bathroom lights have ventilation fans and the couple in the room below ours left the light and fan on for several days. I haven’t experienced this with other guests and assumed they were unaware that in leaving the light on they were also running the fan. So I mentioned it in the evening when I ran into them in the stairwell.

These friends have always stayed in hotels in years past but decided to try a B&B this time. B&B’s aren’t for everyone and perhaps that’s the case here.

I stayed 4 nights at the Canal Park Inn and it is a great place. The Kennedy room is really cosy, the staff is great and I really felt at home. The location is close to restaurants, wholefoods, metro (line 1) and everything you would need in Tribeca. And for a very good value, really recomend it.

Room Tip: Kennedy room is the smallest but very quiet, perfect night sleep.

It was our first trip to New York and the wealth of accommodation available made it very difficult to choose where to stay, however, we feel that we couldn't have made a better choice than the Canal Park Inn. The welcome was warm and friendly and the staff went out of their way, above and beyond what was expected to make sure that we were comfortable, informed and well looked after for the duration of our stay.

We stayed in the Kennedy Room, and it was beautiful, tastefully decorated and very comfortable as well as being exceptionally clean. Despite being on a main road and right in the thick of it the room was very quiet and provided a calm haven, a refuge from the bright lights of the big city - at the end of a day on the streets of New York it was the perfect place to settle down and relax. The location of the inn is great, just a few minutes stroll from the subway with great conections all around Manhattan, walk the other way and you are just across the road from the Hudson River Park, again a haven of tranquility in the city. Head north and you are up into the lively buzzing streets of Chelsea and Greenwich Village, head south and the quieter streets of Tribeca offer up a host of lovely cafes and restaurants, you really are spoiled for choice.

Perhaps the nicest thing about the Canal Park Inn though is the feel of the place, it is a small, friendly, family run enterprise and Kipp and Sarah-Doe are the perfect hosts. Helpful chats over the delicious breakfasts helped us plan our days (a little bit of local knowledge goes a long way), they were never over-bearing but always available to offer advice when we needed it. The Canal Park Inn is not a hotel, it is far from that, the Canal Park Inn is a home from home in a city far away and I would have absolutely no hesitation in recommending it as the place to stay in New York.

Absolutely perfect.

three of us stayed here for 8 nights and everything was perfect. Hosts, Sarah, Sarah and Kip were extremely helpful in every way possible. It is close to the subway and easy walk to SOHO and Chinatown. As out of towers (Australians) we felt right at home here and would definitely go back to stay there if we visited NY again.
Breakfast wasn't fancy but very wholesome and they even bought us some jam for our toast which was most grateful. The rooms were spotlessly clean and the free wifi is a bonus.

Had a terrific visit at the Canal Park Inn. The Kennedy Room was terrific. Nice, basic breakfast. Quiet room - as it is not facing the street. Location is ideal - close to the Village - shopping, restaurants, comedy galleries, etc. Close to subway. I would recommend this place in a heartbeat! Oh - and the sheets were HEAVEN!
