This is a tough place to review, because depending on when you go and what you're looking for, your personal experience could be radically different. I've been here times when I'd give it five stars, and a few times when I'd give it one. But overall, I'm going to give it four, because some of the problems I'm going to talk about aren't really the fault of the management.
First, the sandwich shop. Great food, decent prices. It tends to get backed up around lunchtime, as both tourists and locals will stop in for an inexpensive lunch. But the staff does the best they can when the crush comes. And there's a really nice deck that looks out onto the water.
Now, the bar. Wildly different depending on the time of night/time of year.
First of all, it's very small. If it's really busy, you might have difficulty actually getting to the bar, but once you're there the staff is attentive. You might also have to stand out in the hallway to drink your drink. Again, not really the fault of the staff/ownership, but if you were looking to sit down for drinks and bar food, that could be considered a negative.
There's karaoke on Wednesdays, trivia on Thursdays, and usually bands on Saturdays. If its an acoustic band you'll be fine, if its a full band you might have trouble hearing yourself think. The atmosphere ranges from nautical quaint (think the coastal bar in "A Perfect Storm") to bizarre (think the bar in "Star Wars").
I definitely recommend giving the sandwich shop a try, and the bar if you're up for an adventure. As they say, "results may vary".
