“Great location”

The guest house is jaw-dropping in terms of the decor of this old "brownstone" type of residence. Chandeliers and old wood banisters and moulding. It is in a great location and is within walking distance of downtown, and not too far from the T. However, don't expect breakfast as there is only coffee provided. We stayed in the "blue room", and it was completely updated with a large king-size bed and very modern and large washroom. The furnishings are very nice, although a few chairs and a table would be useful when you just want to sit around for a bit. Also, be prepared to climb a couple of flights of stairs to get to the room. There is also a lack of helpful information regarding Boston, so getting oriented is a bit difficult at first. It would be helpful if the owners made maps of the area and city available, with some other tourist information (it is readily available at the tourist offices) since there is little opportunity to meet or have any discussions with other guests without breakfast being available.

Room Tip: We had the blue room, and it was very nice and modern.

good:
- nice guesthouse "the looks"
- very good location, a pity that they do not serve breakfast ( for the price you pay), but several breakfast places are in walking distance.
- room was very nice looking
- very nice bathrooms ( new renovated in 2013)
- no host on arrival ( some do mind some dont , is up to you ;) )

bad:
- the main disappointment was the sleep comfort ( old and hard mattress , they should have renewed them together with bathroom)
- the airco in hall/stairway was too loud, we could hear it the noise of it outside in our room going on and off ..didnot know how to put that off ( no host available ;) )

-price room is high but seems to be normal in boston :(

because i personal find a good mattress important i givethis guesthouse an average score . if they renew mattress i highly recommend them

Pros:
The booking process and pre arrival contact was efficient and professional. Although this was the only North American/Canadian accommodation that required a 50% deposit at the time of booking, no other establishment required a deposit at all.

Location is good/very good. The property has been reasonably tastefully restored; the guest parlours are very pleasant. Cleanliness is generally good. The sensor controlled lighting system works very well, as does the room based climate control. The bed in the Yellow Room (No 3) is very comfortable. Rooms are “serviced” on a daily basis – but see housekeeping comment below.

Cons:
At an average of $225 dollars (inc taxes) per night this is not a cheap place to sleep.

Having stayed at many similar establishments this is the most characterless we have ever experienced – because we arrived a little early we briefly met the manager, this was the only “staff” contact we had during our stay. But for this “accidental” encounter we would have used the emailed code to retrieve a front door key from a “lock-box” on the front railings and then found an envelope containing our room key on the foyer table – doesn’t get much more impersonal than that!!

There is no “tourist” information available anywhere on the premises – no local maps, no leaflets on places of interest, no public transport info etc. The nearest you get to any of this type of essential information is three annual issues of the same “hotel & restaurant” directory on the parlour table 2008/2011/2012.

There is a compact “kitchenette” for guest use – a sink, a microwave, a fridge and a few items of cutlery, crockery & cookware. There are 4 wine glasses and 1 brandy glass – between 4 rooms!!!!!!!! No towels to dry anything you might use and wash!!

There was an ice bucket in our “Yellow” room but no obvious place to get ice. In the absence of any “human” to talk to I left a note asking where I could get ice after a long day sightseeing in the Boston area. I received a written reply – “Due to our boutique size we do not provide an icemaker for guests, you can get ice from the shop down the road”!!!!!!!!! So much for the modern amenities promised on the web site. The provision of a couple of ice cube trays in the freezer compartment of the fridge would have been a more customer friendly response!

Rooms are “serviced” on a daily basis – bins emptied, beds made & towels changed if requested. However, when we arrived there was only one dressing gown provided – I had to leave a note to get the second one. We put 2 facecloths and 2 hand towels out for changing, we received one facecloth and one hand towel in replacement – another note had to be left.

Still on housekeeping. There is a somewhat temperamental tea and coffee machine in the guest parlour, there is also a tray for used crockery. We left the accommodation at 09.00 – before housekeeping had arrived – there were 4 used cups and saucers on the tray. We returned at 19.30 and found the same 4 cups and saucers (plus a 5th set) still on the tray – at 10.00 the following day the tray had still not been cleared.

Nowhere is there any “emergency evacuation” documentation giving instructions on what to do, where to go and how to get there in case of fire etc.

I have seen a “Boutique Guest House” defined along the lines of “a small guest house offering premium services, often located in a fashionable area”. Due to the lack of some basic, let alone premium, services the word “Boutique” should not be used to describe this un-hosted facility.

Readers should note that, contrary to references in earlier reviews, breakfast is no longer provided – but the aforementioned temperamental coffee/tea machine and sometimes granola bars are available throughout the day.

At an average $175 a night this would be good accommodation, but at $225 it only ranks as average.

We were there for two nights...the location is great but no one is there to see you or answer your queries...you are left with a key in a locked box outside the gate and a phone number on a card...we personnaly prefer to have the owner around...it is friendly and so helpful. The internet is not always working so if it is important for you try another place to stay

South end of Boston is such a lovely neighbourhood to stay in - makes you feel like you're experiencing it as a local.

The self check-in (being an 'unhosted' B&B) was really helpful for us, as we arrived on a really late flight - this would have been a big inconvenience at any other B&B, but not here. Straightforward and convenient.

We had lots of questions before we booked and the service was super helpful, all our queries were answered very promptly.

Our room was great, the private bathroom was separate but adjacent to the room - no issues with this at all!

Breakfast was fine - cereals, fruit, bread, etc.

Really really loved the location - local cafes, bakeries and restaurants were great. Being autumn/fall it was just amazing to wander the streets and make our way to the city areas of Boston.

Highly recommended!

My husband & I stayed here in October for three nights, 14 union park is a beautiful period property, very sympathetically renovated.
In an excellent location.
Good sized rooms, excellent bathroom, with shower & rolltop bath.
Also had a small communal kitchenette with cooker, microwave, kettle etc. a nice touch.

The room however was very warm, with no air con & even with the window open was still stifling.
I wouldn't want to stay there in the height of summer.

Breakfast was a self service buffet, a good selection if you were first in, after that it was limited & not replenished till the following day or the day after.

Toiletries were provided as usual, however after using the soap once it mysteriously dissapeared never to return.

A good b&b but not for the warmer months.

Travelled with my 15 year old daughter so wanted something safe and accessible to amenities.
14 Union Park ticked the boxes and more. We stayed in the blue room sharing a very big and comfortable bed. Amazing bathroom with towels replenished daily. Room very clean and a wonderful view. The house was very quiet and breakfast was sufficient to start the day. Would have been nice to have a small fridge and tea/coffee making facilities in the room but otherwise no complaints. a beautiful house in a beautiful area. Unfortunately due to hurricane Sandy had to leave one day early but Devin was really kind and offered to keep our room open if we decided to come back. Would definitely return to number 14.
