Fascinated by the vastly differing accounts - had to see for myself. Tried to book over the internet but they ignored all correspondence. The place is not good. If you get a cheap rate then it's about OK but that's about it; about average hostel standard. Climbing stairs with a heavy suitcase is probably good exercise! Not sure whether the sheets were clean or not - the room has an antiseptic smell when we went in, I dread to wonder why. In the four days we were there the room was not cleaned or the waste bin emptied. Tired room, cheap furniture - a microwave and one teaspoon(?). Beacon Street right outside the front door is a four lane one way BUSY road but tends to quieten at night. Location OK - very handy for Red Sox ground (particularly has they have just won the World Series - again). About a twenty minute (leafy avenue) walk into Boston. About five minutes from the river and some lovely walks. They say it's Bostons best kept secret - they can keep it!

“Half Bed, No Breakfast”

I found this place while looking for a Bed & Breakfast in Boston. Well, it is definitely not that. If you find links to it from B&B websites, please report it as incorrect. There is no breakfast, only 1 pot of coffee per day. While the location was fine for what we went to Boston for - a Red Sox game (Fenway is only 10 minutes walk away), the place is otherwise horrible. The carpet is stained and dirty, and there were also mysterious stains on the walls and bathroom floor. Our room should not have been a room at all - maybe a closet space. Add to that the hippie-looking guy at the front desk, no water fountain, no ice, no AC, and you have a lousy joint.

We are a budget establishment and offer the lowest prices in Boston’s Back Bay, but we certainly make every effort to provide a clean and comfortable environment. Unfortunately there are times some things ‘slip by’, and for that we apologize.

However, our staff is available to correct any faults during our guests’ stays – we hire the best help we can find, sorry our front desk person did not fit this guest’s perception of what a ‘front desk’ person should look like.

As our name indicates, we are a ‘Guest House’, not a B & B– We are often included under inns & B&Bs headings depending on the listing source, which is beyond our control.

We offer complimentary and continuous coffee & tea in our lobby from
8:15 AM – 8:15 PM. When rooms are reserved we specifically indicate the size (small, medium, or large), and amenities (air conditioned or fan), we also indicate this with a written confirmation in advance.

We are sorry this guest was not satisfied. For the last 20 years we have strived to offer a comfortable and affordable experience, and will continue to do so.

Two couples stayed at this guest house for a very moderate rate. We had rooms next door to each other on the 5th floor of this lovely place on a quiet residential street. Close to local (Back Bay) happenings and a short walk to the T station gets you around the entire city. We were lucky to get a guest parking space for $9 per day, a bargain considering the area is a parking nightmare. Rooms are clean and well kept. Our two rooms were completely different in style and shape, which was nice. Be warned that there are 78 steps from ground to 5th floor (and no elevator). It's actually good exercise after a great meal!! A very nice experience.

We rent 2 rooms in July.
The guest house is nice, very close to Newbury Street, no elevators but we found one room with dirty and used bedlinen.
Because the service during the night (10 p.m.) is very poor we had many problems to obtain clean linen.
So, if you would stay at 463 check the room before paying!

After reading all of the reviews the room was exactly as I expected it would be. I loved it!
It was nice to get away from your basic hotel room. We arrived a day early but they could put us up in a small room with a double bed. We took that for the night and the next night we got our room #31 for the next 3 nights. It was a nice bright cheerful room overlooking Beacon Street. We did hear the traffic in the morning but it was not bad.
The location is excellent. Beautiful neighbourhood. Like previous reviews it was so easy to walk to the subway station. We actually walked from the Aquarium/North Section back to our room twice. Walking down Newbury Street in the evening was fun.
We did not get parking here but they suggested a parking garage a few blocks away. $30. a day to park there. They did not make up our room everyday because we did not request it. We only asked for fresh towels. If you wanted your bed made you just hang the sign on your doorknob.
I would definitely stay here again. The price was right for the amount of time we spent in our room why pay $$$$ just to sleep.
