“Charming stay”

A nice, comfortable place to stay. The rooms are clean, linens and bedding immaculate,the hostess Carrie Ellen was not only personable but a great chef-she will make gluten free (and delicious) breakfasts. Room #2 is the best for the money, a suite with a large renovated bathroom, huge bedroom and sitting room with a balcony overlooking the mountains. #3 is just a bedroom, but spacious enough that you won't feel crowded. Just be aware that the bathroom for #3 is in the hall and right across from #2. If you are over 6'1 you might find the shower for #3 a bit cramped. Beautiful house with large decks for sitting, located right above the town-it's within easy walking distance. I highly recommend this place if you are going to Harpers Ferry for a few days. I have read a couple of reviews talking about the trains--they do go through town all night long, but that is true no matter where you stay in Harpers Ferry so... The beds are huge, with soft, comfortable mattresses and pillows. My wife and I stayed for two nights and restful and refreshing sleep was easy to come by. By all means, check this place out.

Room Tip: If possible, go with Room #2.

We very much enjoyed our stay at this place and hope to come back. We took the train from DC and then hiked up the hill to the house. It was tough going, but doable. The view from the porch is amazing, and just sitting out there in the morning with coffee or in the evening with an adult beverage is incredibly relaxing. We stayed in suite 1, with a double screened door you can open up to a porch and just let the morning air in.

Breakfast was delicious; I was particularly impressed by the homemade Eggs Benedict made with eggs from their own chickens. Chad also recommended some great restaurants we could walk to, since the places downtown are somewhat limited in their options.

Overall it was a very relaxed atmosphere, the owners were very nice but also gave the guests plenty of space. Would recommend.

We had a wonderful time at this beautiful b and b. Carrie was very friendly and helpful in offering recommendations about where to eat and what to do in the area. The room (Suite 2) was so comfortable, and the private balcony was a great plus! Free wifi, lovely views, great staff -- we will definitely be coming back for a longer stay next time.

Room Tip: Suite 2 has a wonderful private balcony/porch.

while our friends stayed in the ledge house. We didn't have any idea of what we could use in the house. there were some labels on items but it was limited. Laundry was a great help as was having wifi. Would have been nice if they had explained that the two places were not 'next door' in the usual sense but rather a long up hill walk.

This place looks nice on the outside. It's a nice walk to Harpers Ferry, about 15 minutes. We rented the Canal House vacation rental.Once one starts to use the appliances everything falls apart. We smelt gas after we used the oven, and it took multiple phone calls for anyone to return my calls about the problem. The washer hardly worked and the dryer was completely broken. Our clothes were soaked and smelt until we found a laundromat. No one returned my calls about this problem either. I asked for a partial refund and no one returned my phone call again. AWFUL customer service. They don't care about you. Go camping with your loved one. It's more romantic and you're not going to be treated poorly.

My husband and I love staying in BnBs and seek them out whenever available, so we have a good understanding of the general level if service. Overall, the Ledge House is far below what we've come to expect.

On the positive side - the view is great, the bed in suite 1 is a very comfortable King, and the breakfast, prepared by our very nice hostess, was delightful. The resident cat, Harper, is also very friendly. I also appreciated greatly that the eggs came from their very own chickens, and enjoyed meeting one if the chickens after breakfast.

The problems at the Ledge House can be summed up as neglect, inattention, and unresponsiveness.

As to the neglect, My first inclination, to be kind, was to describe the decor as "shabby chic", because there is some minimal charm to it, but the truth is that it's not the decor at all - it's just shabby. The bathtub drain was so slow I was standing ankle deep by the end of each shower, a dangerous loose flagstone on the steps nearly toppled me more than once, and everything was in a state of disrepair and neglect. By the way, unlike many of the lodgings in Harper's Ferry, this is not a historic home. It is merely an average single family dwelling with a nice view - which I understood and considered before I arrived.

An inattention to the amenities of hospitality made Us feel neglected too. Breakfast was at 9:00 am with no option given for an earlier meal - consequently it was impossible to get an early start on the attractions of Harper's Ferry. We were sitting in the common area with yesterday's cold coffee for well over an hour before our hostess ascended from the basement to start making coffee and breakfast. Although there was a domed container for pastries, there was only one left when we arrived, it remained when we left, and the pastries were not replenished during our stay. There were no tissues in the room - so we had to get toilet paper from the bathroom - which is well enough at home, but a lack of attention one does not expect in a BnB. Also there was no tidying up in the room after our arrival.

And now to the unresponsiveness. We emailed and called ahead to arrange for a slightly later check-in, as requested in the reservation confirmation, but received no response from either communication. We again attempted to communicate with our hosts on our last night to arrange to settle the bill early, because we had to get an early start in the morning - knocked on the door to the host's residence area, and then called and left a message. We got no response. In the morning we knocked again - and still no response. In the end we left a note with our phone number for the host to call us to arrange settlement of the bill. We still haven't received a call. I can only assume they've charged the card we used to confirm our reservation. Overall, this is not a BnB I would recommend.

We are very sorry that this guest did not have a satisfying experience with us. It sounds as the response to their needs and multiple attempts to communicate with us regarding these needs were not met.

We happily offer a time alternative to those who request in advance. We have to make plans for staff and to arrange with the others guests. We have found that the majority of our guests prefer to have a relaxing morning before going to see exhibits and shops that open at 10 am. Fresh coffee is made at 8 am. We also are happy for late arrivals and have a procedure that is noted in the confirmation emails provided to guests. We do not remake beds for our guests as a rule unless the request. We want to be clear that we provide a relaxed comfortable place to stay with a beautiful view and nice breakfast.

First, we were hit with how relaxing and laid back the environment was. Chad was very friendly and was helpful in helping us find a place for dinner. We had a wonderful night. The bed was very comfortable and we had a personal air conditioner to keep it comfortable. When we awoke in the morning, we stepped out onto the small porch and were met with the most amazing view of the Potomac and Maryland Heights, which is the most beautiful part of Harper's Ferry in my opinion. After taking a bath in the deep tub in the suite bathroom, we headed downstairs where we met another amazing and very interesting couple. We all talked and sat down for breakfast. Breakfast was hash browns and eggs Benedict with avocados and Belgian waffles. Chad is an amazing cook and always buys local organic fruits and vegetables and local grass-fed meats whenever possible. And the eggs can not be fresher. He has a chicken coop right outside.

The second day's breakfast consisted of an omelet, bacon, and strawberry shortcake with a hint of almond. It was yet another delicious surprise. We were able to come and go very easily and walk into the town. The house is right over the hill from Jefferson Rock and the AT, or you can walk down the road. Both ways take about 10 minutes. And I can not express how much I loved the view off the porch and watching the trains cross the river.

This was our first time at a Bed and Breakfast, and we were pleasantly amazed at everything. We will be staying in B&B's from now on when we travel when possible. I can not possibly recommend this place any higher. If you will be in Harper's Ferry, western MD, or Loudoun's wine country, you must stay here.

Room Tip: Room #2 is on the top floor and has its own porch and bathroom, and it has a king size bed.
