“Location, location, location!”
5 of 5 stars Reviewed December 19, 2012

We have traveled to San Francisco many times and have stayed in very expensive as well as more affordable places and found this Inn to be the best. First of all, the location is fantastic the Inn is centrally located and a short walk to most of the city's attractions. Coit tower is right around the corner and is a great place to view the city and see the sunset. There are also many tasty restaurants and amazing bakery's a stones-throw away. The staff is super nice and very helpful. Since we arent the bed & community-breakfast type, we really enjoyed that they delivered breakfast to your room if you wanted. The Inn is old but well maintained. We chose a room that has a in-room bathroom but they also have rooms in which the bathroom is private but across the hall. Make sure you review their website to see exactly which room you like.
Staying here we felt like we were at home in the city and not a tourist staying at a big-chain hotel.

“Great place, we have stayed here many times over the last 20 years”
5 of 5 stars Reviewed December 12, 2012

Really cozy boutique hotel in great location. The owners are on site almost every day and make you feel very welcome. The afternoon teas and breakfasts are wonderful. Sitting around a large dining table for these meals gives you a great opportunity to meet fellow travelers from all over the world.
The location is superb for walking exploration, and with SF great public transportation, getting to other parts of SF is a doddle

Room Tip: Some rooms have en suite bath, some have bath across the hall.

“Would Love To Stay 2 Nights Next Time”
5 of 5 stars Reviewed October 28, 2012

We felt very welcomed to this cozy inn, a member of Select Registry. We have stayed in other Select Registry Inns and have come to expect a certain quality of accommodation. The Washington Square Inn did not disappoint. The bed was comfortable and the breakfast, which we ordered the night before and had delivered to our room, was delicious. We especially enjoyed the fresh fruit dish, the yogurt and the croissants. This inn is set right on Washington Square near the Church of Saints Peter and Paul. A short distance uphilll from the inn is Coit Tower, on Telegraph Hill. We climbed up to the tower area just in time to see the sunset. We did not go to the top of the tower, but we did enjoy the amazing murals inside the tower. Back at the inn, we enjoyed wine and cheese, and conversed with other guests, before turning in. The inn is located on Stockton Street. If you walk south on Stockton, you will arrive in Chinatown in a few minutes. Since checkout time for the inn was at noon, we had time to walk through the markets of Chinatown in the morning before we left the inn. Washington Square Inn is not far from City Lights Books which we hope to visit next time.

Room Tip: We stayed in room 14 which has its own bathroom located across the hall. The room is a little less...

“Not a True Bed and Breakfast; Very Limited Menu”
3 of 5 stars Reviewed October 24, 2012

The best thing this little inn has going for it is where it's located. Washington Sq is a happening area and it's also fairly close to nearby attractions. Beyond this I would probably not stay here again. The exterior is very welcoming as well as the lobby but the rooms are tiny; although you would probably expect this in the middle of San Fran. As stated in the title of my review, you will not get a full breakfast here. They leave a slip under your door which you fill out and hang on the outside handle. The menu mostly consists of granola, yogurt, toast, juice and coffee. If you're fortunate enough to be staying on the weekends then bagels and lox are an option as well. Unfortunately we checked out on a Friday and didn't have the oppurtunity to partake. I will say however that the wine, cheese and olives they offer in the afternoon were quite tasty. Another drawback is the lack of air conditioning. San Fran is not a tradintionaly hot city weather wise but we happened to be staying during a record heat wave. A high of 85 degrees doesn't sound like much but it's warm for this area, especially when you are in a small tight building with no air flowing; it felt like an oven inside. Like I said previously this place is great for it's location but not much else. If I revisit the area I will probably look to stay elsewhere.

Room Tip: Stay during the coldest time of year so there is no chance you will encounter a heat wave.

We are disappointed you were not satisfied with your stay. Unfortunately you stayed with us during the hottest day of the year. We do have ceiling and portable fans in the room and just as you stated we do not have air conditioning (most small properties in San Francisco have no AC since the average year round temperature in San Francisco is between the 50’s and 70’s)
Not sure why you were expecting a bacon and egg type breakfast, because on our website we list what we offer; items like fresh fruits, yogurts, cereals, pastries and bagels & lox’s on weekends and as you stated we have a very nice wine and hors d’ oeuvres hour featuring a European cheese assortment, Italian olives and meats and fresh baked cookies plus a very nice wine selection. As you can see from previous reviews a good percentage of our guests really enjoy our breakfast. Most of our guests come to San Francisco for the dining experience at the many highly rated restaurants and request breakfast on the lighter side. A lot of our guests also prefer a healthier type of breakfast that we offer.

“Pure pleasure”
5 of 5 stars Reviewed October 14, 2012

My husband & I have grown fond of bed & breakfasts in our travels, and we weren't disappointed with our stay at the Washington Square Inn. Here are a few perks: an ideal location for walking to the Ferry Building, Fisherman's Wharf, Chinatown, Coit Tower, Telegraph Hill, City Lights Bookstore and other points of interest (we walked 40 miles over five days--verified by a pedometer); numerous Italian restaurants for every budget; views of Washington Square where we enjoyed watching the Chinese ladies do their tai chi exercises while we ate breakfast; and I must stress, a SAFE neighborhood environment. When I made our reservations there was only one room left for our window of opportunity---room 14 on the second floor. It was slightly inconvenient that the private bath was across the hall, but this is an old restored structure and you just have to understand that. I was never bothered by noise. In fact, I thought the structure was well insulated because when we went outside our room, sometimes there was loud music playing in the room across the hall but we NEVER heard it or any other hall traffic in our room. And yes, the room was small, but we were only there to sleep because really, who comes to San Francisco for a vacation to sit in their room??? My husband & I visited almost all the little neighborhoods of SF and we both agreed that we couldn't have picked a better place to stay. The proprietors Maria & Daniel and staff were also very pleasant and helpful. Don't be put off by the negative review, this is a wonderful place to stay IF YOU UNDERSTAND WHAT YOU ARE GETTING. It is NOT a new, plush hotel. But some of us enjoy the feel & history of a beautiful, old building. In a heartbeat, we would definitely stay here again.

Room Tip: Check the individual room descriptions on their website.
