We booked this hotel based on the excellent reviews on trip adviser but wondered if we were at a different hotel!

The hotel is in a good location near Union Sq, however, it is very very dated and not very clean.

The bedding was clean and the beds comfortable, however, the upright vacuum cleaners only clean where they touch and as the carpets in the rooms are dark coloured, you can see the dust on top.

The carpets on the staircases and hallways are filthy and very badly stained. The hallways are where breakfast is served so there is a lot of spilt coffee stains etc and it just looks awful. Paintwork on the staircases and pillars are also dirty and could do with painting or a bit of soapy water to clean them up a bit.

Overall the hotel reminded me of a very rundown dated B&B.

On a positive note the staff were very helpful and the restaurant attached to the hotel is excellent and very reasonably priced.

First the good. The staff is does their best and the location is good. But there are plenty of other options available within a 5 minute walk.
For $275 (that's the going rate in this neighborhood apparently) I found the accommodations to be unacceptable.
As others have mentioned the rooms are tiny (it's an old building that was once a Turkish bath). If you think the rooms are small, try navigating the stairwell.
We had the second largest room and asked for a rollout but, but were told we'd be in violation of fire code if it was put to use. If the second largest room can't hold a rollout this should tell you something.
If you're larger than 5'10" and 185 pounds you'll have trouble fitting into the shower. Speaking of which, the water pressure from the shower is weaker than the water pressure from my kitchen sink.
In the bathroom there is exactly one outlet for a hair dryer (or whatever). It's above the sink, so when you plug it in the chord dangles over the sink and is a real fire hazard.
Our room was equipped with an ironing board, but there was no room for it to be opened or to plug in the iron.
In the week we were there the Internet worked about half of the time. We asked for our bill to reflect this missing amenity, but were denied.
The refrigerator contains complimentary soft drinks. The ones in our fridge were stale.
As others have noted, the carpeting, bed frame and mattress are all in need of being replaced.
If this hasn't scared you off yet, note the hotel is right downtown and it is noisy outside throughout the night.
If all you're looking for is a bed, breakfast and a bathroom then I guess this is fine.

Room Tip: Look elsewhere.

It was pretty cheap and very central but the rooms and especially the bathroom need some TLC - they were clean but very worn with scratched paint and the shower head was fixed and only came up to my neck (and I'm not even 6ft tall). Rooms aren't big but didn't matter, was only there to sleep and the bed was good. Breakfast was fine - not substantial but will get you going at least. Can get quite noisy from the street, especially if the window was open which we sometimes had to with no air con

We had trouble finding a room close to Union Square even though we booked 2 months in advance since the America's Cup and a large convention was during our stay. The Andrews turned out fine. Location is good and it was safe to walk at night The rooms are small (like a European hotel) but the bed was large and very comfortable. It is not air-conditioned but this was not a problem in mid September. You do hear street noises. The breakfast is fine unless you want a large meal- it is served on each floor and you can take a try to your room. The coffee is excellent and there are an assortment fresh rolls and fruit. The restaurant connected to the hotel (Fino) was a very pleasant find. The only real downside was the small bathroom with a very small low sink.

Room Tip: Maybe ask for a room away from the street.

We spent 3 nights at the Andrews hotel. Location is fantastic, building is quirky, including the original lift with metal sliding grille-door, but rooms are clean and staff are helpful. Some of the reviews complain about small rooms, but the hotel was built in 1903 so expecting a modern, motel-style hotel with large rooms in unrealistic - and how much time do you want to spend in your room in SanFran!!
Breakfast is fine (juice, coffee/tea, fresh fruit and pastries) - and we had several chats with our neighbours in the corridor at 7 a.m., all in pyjamas!
All in all, great value. (And there is an amazing Thai restaurant across the road from the hotel - well worth a visit.)

The highlight of the hotel is the excellent location, only two blocks from the famous Union Square and close to lots of malls, restaurants, nightlife, bus stops, the cable car stops. By the way, you can do a lot of things around there without the need of a car, just walking. The rooms are pretty small, but not a problem for the ones looking for spending all day out exploring the city. There is a continental breakfast that met our expectations well. The staff is very, very professional and caring. Everyday at 18h00 they offer all the guests a glass of wine at the hotel restaurant to promote general interaction. Despite being kind of old, the hotel provides a great experience and I would certainly stay there again.

Room Tip: The rooms far from the elevator are more silent.

So to start with the good - all staff (cleaning and front desk) was very kind and helpful, and there's free wine in the restaurant below. That's it, unfortunately, the rest is bad.

Worst of all - the shower. A little rust in the bath tub I can live with, but water pressure in the shower was barely enough to brush your teeth, let alone taking a shower. It was so bad I actually suffered taking a hot shower in a cold day.

The desk on which I spent quite some time working was terribly old, crowded and uncomfortable, with an old wooden chair that made my back hurt. The old floor had bumps and recessions, feeling as if it would collapse any minute. The room decor and feeling was like a very old house, and not a well kept one.

The light switch in the bedroom was at the far side from the entrance, which makes no sense at all.

Internet was extremely slow and kept disconnecting making it even harder to work from the hotel. No internet in the lobby at all, and barely any lobby at that. The little of the lobby that was there was mostly used as a bag storeroom for those checking in and out.

Breakfast was some drinks and small choice of baked stuff, and you had to take it to your room, there were no tables. No facilities whatsoever (you can send stuff to print to the front desk email though).

Noise - both walls and windows were very thin, so you heard everything going on in the hallway (and they heard everything going on in your room), and my street-facing didn't block the noise from the street at night, even being in the top flow.

To top it all off, it was an expensive stay!

Room Tip: Ask for a room that doesn't face the street since the windows do not block any noise at all.
