We had a great stay and the people from Irvine sound like snoots and out of shape. The steps are no problem at all and you can park right next to the entrance to the ramp which is so convenient. There was an older couple next door and they had no problem with the stairs. The day bed in the second room actually has a pop up mattress underneath so you could comfortably sleep two unless your 600lbs each.

The view is awesome, we walked the beach for miles in both directions and feel the view is one of the best and very relaxing. Listening to the breaking waves so close to the pool area and the over looking balcony puts you right to sleep. Watching the turtles and the jumping whale the second day was a treat since whale season is pretty much over by the time we got here. You can walk up and down the coast here and see turtles everywhere.

The open layout is great with the granite tops and bamboo floors. Very secluded end unit with no neighbors on one side. You can walk two buildings over to access the rocks and fish or check out the tide pools. Locals chum with bread and use a red foam bobber with 3 to 4 foot leader. Not sure what the bait is but from snorkeling I know peas, pizza crust, etc work very well for attracting fish.

I will admit the couch cushions could be restuffed or I guess even flipped over for a more relaxing sit. The TV is no problem either, you can see it from all seating areas. But who comes here to watch TV anyhow you can do that at home. Every time I did watch, the Angels lost anyhow. So much for Pujols, must have Vernon Wells syndrome??
Didn't smell any mustiness in the closet maybe a little by the balcony door but soon was gone when you opened the door. Over all a great place. You can find fault with everything and anything where ever you are, nothing is perfect but Jesus.

Also, if you like secluded beaches try Larsen's Beach apprx. 3 miles from the fruit stand off Koolau rd heading towards Princeville. Make a left on Koolau go about 2.2 miles you will be cresting a hill, on the right are 4 mailboxes turn right there and go 8 tenths of a mile to the trail head. No kids, no noise, hardly any people and if you like get naked. Not that there's anything wrong with that.

Room Tip: 304, 204, 104 have no neighbors on the bedroom side.

Some other reviewers have said this is like a home away from home; I can only wonder what kind of place those poor individuals live in. This unit is oceanfront, with the waves breaking on rocks just outside the balcony, and its height allows for great views of the ocean. Within a few minutes of arriving, we could see whales not far off the coast. It also has wonderful views of the sunset, and we can imagine some people would find this amazing and enchanting. The problems though are not on the outside but on the inside. Just to access the unit, there is a steep climb up perhaps 20 steps. The furniture is old and the closets and drawers have a strong musty smell. The fridge still had food crumbs on the shelves so had not been cleaned properly and many of the decorative items were dusty. There is a television located inside one cabinet but it cannot pivot or come out so it can be viewed only from one sitting position directly opposite. There are two bedrooms but the second bed is only a "day bed" in which only a small child would feel comfortable. Not that we would use that room since it smelt awful, even with the window open - there was a particularly bad odor emanating from the closet. In addition, the adjoining bathroom has such thin window coverings that anyone on the street can see clearly into the bathroom so it is unusable after dark! We three all slept in the one bed, but my wife got up at 4 am saying she could not spend another night in this place. Her parents' former home had a severe mold problem and she said it smelt the same, and did not want to breathe that air anymore, particularly as she is pregnant. It was a terrible way to begin our vacation but we were so miserable in this unit that we were ready to call the airline and fly home. We instead called the realty company who sent a manager to inspect the place and she agreed that she could smell mustiness and mildew in several places in the unit. We are grateful to the owner, however, who refunded our money in full and we were lucky to find a hotel nearby that was available. We therefore spent only one night in this unit and would not recommend it to anyone; the only merit is the view.

The lanai had a great view through the palms and was very spacious. We spent a lot of time there. Both bedrooms were roomy but the tub / toilet area was very cramped. Our biggest disappointment was that we thought we were getting two qreen beds, but in fact, the master was a king and the other bedroom had two twin beds. We prefer to be away from crowds, and this 12 unit condo fits the bill perfectly. We rarely saw more than 4 people on the front decks at any one time. There is no beach right on the property, but it is only a short walk to Poipu Beach which was great for our 17 month old grandaughter. We enjoyed watching the turtles that float out in front of the decks as well as the whales in the distance. The TV was only about a 19" flat screen, but we didn't come to watch TV anyway. Poipu Palms 301is an excellent value for a two bedroom oceanfront as long as you are not expecting top of the line accomodations.

We booked our stay on Kauai in August of 2007 with Suite Paradise. We requested a 2 bdr/2 bath condo at Poipu Shores and paid for it. I confirmed the reservation 3 weeks before our arrival and was told that everything was set.
When we arrived we were told that they were putting us in Poipu Palms, which is down the coast about 1 block. Their policy does state that they won't assign you your condo until the morning of your arrival. I asked what the price difference was between the 2 condos and was told they were the same price. We asked if we could see the condo we were assigned and they did give us the key. We compared the condo were were assigned to the one we asked for, and they were very different. The one we had asked for , and paid for, was much nicer, larger, and in a better location. It also had a larger pool and better views. Suite Paradise offered us our money back and told us we could find another place to stay, or we could accept the condo that we were given. Given that this was spring break, we knew that we would not find anything else at the last minute. We asked to talk to the manager, but he wasn't in. We told them we felt that we needed to be compensated for this change (ie. A free night, late checkout, etc...) We took the condo that we were assigned at Poipu Palms, but told them that they were not happy with this. Since we had taken a laptop with us, we searched their website and never found the Poipu Palms property listed on their website. We did find other condos privately owned and rented at Poipu Palms and found out the rate they were renting for. There was a big diffrence between Poipu Shores and Poipu Palms.
When we got a phone call from the Suite Paradise manager, he did not offer us a refund of the difference between the two condos, but offered us a free night stay and late checkout. When we calculated the cost difference between the two condos, it came to around $900.00 over our 2 week stay. We told the manager that we felt they should refund the difference. He said he had to check with the condo owner and that he would get back to us. It took 3 days before they called to tell us that they would refund us $900.00.
The Poipu Palms condo was ok for our stay, but we were diappointed with the size and location. Our opinion is that Suite Paradise should have offered us the refund of the difference between the two condos immediately when we checked in and that we shouldn't have needed to press the issue with the manager. When we go back to Kauai, we will never use Suite Paradise again!

My family just recently returned from a two week stay at Poipu Palms #304 in Kauai. I wanted to write this review to let everyone know that there are absolutely no issues with this condo. There were no bugs at all during the entire time my family stayed there; everything was in perfect working order, and the vacation couldn't have run any smoother. As everyone has stated, the views from this unit are breathtaking. The whales, monk seals and turtles were on view constantly. I would certainly recommend renting this unit to anyone who wants to get the full Kauai experience. We were apprehensive about this particular unit after we read the previous review, but we were immediately reassured by our travel agent and Ben at Poipu Connection that everything would be perfect....and it certainly was!

This is a small, oceanfront, condominium complex with units rented directly from owners or through realtors. We booked Unit 304 from December 24, 2007 - January 3, 2008, through Poipu Connection Realty.

Sadly, this particular unit should be avoided until some major maintenance items get taken care of. Most problematic, the kitchen area is SWARMING with cockroaches. They were in all the cabinets - including the higher level ones, the oven, the dishwasher, and the storage closets. We had to go out on Christmas Day in search of roach poison to keep the little buggers in check. We're talking dozens, and those are just the ones you can see. There must have been hundreds behind the woodwork. The realtor told that the unit was visited by an exterminator every three months. Time to increase the visits or change exterminators.

Next biggest problem is that the screen door to the lanai (deck) has had its lock broken off and cannot be secured. We were told by the realtor that the owner had "elected not to repair" this door. Without any safe or secure place to leave passports, money and valuables, etc., going to the beach or on a hike becomes a lot less enjoyable. The screen over the kitchen window had been pried out of its frame, and that window also could not be locked. But if you opened the window, mosquitos would get in through the ill fitting screen.

There were many smaller problems that we could live with, but which showed a real lack of concern about upkeep. It's sad that the owners of this million dollar condo (an adjacent unit is for sale priced at $999,999) cannot keep up with basic maintenance from small matters like changing the batteries in the smoke detector, the tv remote control, and the answering machine to fixing a broken shower head in the master bath. One of two toilets was also not working on arrival, but somebody did come to fix that on the second day of our stay.

Kauai is a true paradise, and other units in Poipu Palms may be in much better condition. But unit 304 is not the place to have a fully enjoyable holiday, at this time.

We stayed in unit 104 for aweek in early May. This was our second trip to Kauai and not our last. While we enjoyed our accommodations the first year, our stay at Poipu Palms has become our reference point for a perfect vacation. The condo could not be beat, and the view could not have been better. What a magical place! If we could make a living on Kauai we would relocate tomorrow, this is how staying at Poipu Plams made us feel. If you want a quiet romantic place to stay you will not do better anyplace in Kauai! We will return to Kauai and we will stay at Poipu Plams.
