We exchanged through RCI - top notch timeshare and got something much less. Unit was average in size for a 2 bedroom but very tired and run down. Reservations were for an ocean view but that didn't happen. There was no view unless you like to watch at the Hilton Hotel driveway across the lagoon. Could see the spa and workout room across the water but could not use them. The pool area was average for a motel 6 on the interstate. The resort as a whole was was a big let down. We spent the $15.00 a day to enjoy the Hilton Pool next door, service and staff there were much better.The staff was lacking in service, maintenance crew was uninterested in making accommodation's when they turned off the water for several hours one day. Lihue is a great central location on the island, but these villas aren't the vision of Hawaii you have, however the Windham Resorts has purchased the property and that may give hope to a major renovation, the only way we would come back. Would definitely stay at the Hilton or Marriott on this side of the island.

Exchanged via RCI for a one bedroom unit. As we had another couple with us, we upgraded to a two bedroom two bathroom unit for $233. Unit was very generous in size - we especially liked the large deck. Unfortunately, we did not get an ocean view - those were great views! but our view of the lagoon and fountains was nice.
We loved walking on the beach here!
We especially liked being in the center of the island so drives sight-seeing were not as long as being situated way up north.
There are lots of chickens, ducks, roosters, etc. but they seem to be everywhere in Kuaui! The motorcyclists didn't really bother us because we were usually gone from the unit when they were there.
We missed having easy internet access, but if you have your own laptop, you can get wireless right in your unit!
Mid-week cleaning was basically changing your sheets and giving you clean towels.
A real plus was giving us a room for an hour to shower and change in before our late flight home as we had to check out of our unit at 10:00 a.m.
Thoughtful extras included real leis and chocolate macademia nuts upon arrival and macademia nut cookies when leaving.

We just got back from four days at the Kauai Beach Villa. I have read the above reviews, and agree somewhat, disagree somewhat. I think the overall experiance depends on what one wants.
We missed the noise of the motorcycle track, but we would have liked it. My daughter and I like dirtbikes, and watching dirt bike riding would have been a treat, The other noise didn't bother us, except for the surf! The wind was "brisk" all fours days we were here. It was strong enough we didn't beach walk, as the salt spray was uncomfortable.
The condo was great! G-8. Ground floor, ocean twenty steps away, perfect! We had Hawaiin grown coffee every morning on the lanai and watched the sun come up out of the ocean, raising our cups to the many whales blowing and some even breaching just half a mile off shore. We had just spent seven days on Maui at the Maui Kameole and while it had a good ocean front view, wasn't as near as nice as G-8. Very clean, modern, every thing worked except one bedroom fan. Lots of TV's, with plenty of channels, books, beach chairs, very well stocked, clean kitchen, beds were plush, furniture excellant. Clean, new, sliding glass doors. Perfect for the view. Although this was about 50% more expensive than Mauii Kameole, it was almost worth it for the uninterrupted view.
Only bad part was noisy, rude neighbours! One night even, two drunks came and sat up shop outside our lanai. Not cool.
The other noise didn't bother us because really, we couldn't hear anything over the surf.
Although we didn't get around to using the pool, it is tacky to be so close to another propertie's pools, and not be able to use them. The Hilton looks nice, Kauai Beach Villa looks shabby.

The traffic on Kauai was busier than I thought it would be, but manageable. Most things were fairly close, and the roads well maintained. Other motorists were polite and that made it nice.

The Mexican restaurant "La Bamba" in Lihu'e I found terrific. Would I go back to the Kauai Beach Villa? If they dropped the price, and cleaned the place up a bit. I think though I would rather try another spot. The condo keys with the car rental was a nice touch though.

We booked KBV via RCI using our timeshare points for a family vacation. The rooms at KBV aren't luxurious, but they're well maintained and clean. The grounds at KBV are well kept. We were in room B9 during our stay, and the only problem we had was the water heater was on the fritz. It took them 3 days to get it resolved, and it was easy each day to "temporarily" fix it by just pushing a reset button. Eventually they had to drain the tank and replace the thermostat, which fixed the problem. There is wireless internet available for guests, which is helpful for keeping in touch with family and friends back home. The pool is small, but again, it's clean and well maintained. There is a nice beach on property. The property is about 5-10 minutes from the Lihue Airport, but there is little if any noise from aircraft. There is air conditioning in the bedrooms but not in the common areas. It's not a uber-fancy, luxurious property, but I would recommend KBV as a comfortable, central place to stay on Kauai, and plan on staying there again many times on future visits to Kauai.

Booked our stay through Kauai Vacation Rentals, so I didn't deal with the booking office.

E-5 is a top floor unit which looks like it's been cared for by the owners, with good clean bathrooms (2 full) and kitchen (with tons of dishes & glasses) plus good quality linens. The carpet is stained from guests who don't take their shoes off, despite all the signs requesting that they do so. The furniture is typical Hawaiian rental unit stuff, not good or bad. The balcony overlooks the lagoon with a peek toward the ocean. Nice for morning coffee.

The pool and spa are small and you'll probably get run over by some obnoxious kids. I stayed away.

Tennis courts are a plus, and I used them daily. Nets are a little tattered, oh well.

Beach is not swimmable, but few on Kauai are. The sound is nice and it's good for walking.

Toward the end of my stay someone moved in downstairs who smoked like a chimney, then burned incense to cover it up, so I had to keep my windows closed and it got stuffy. You can't control your neighbors, can you?!

Location is great, central on the coastal road, easy to go north or south. You'll need a car to see anything.

Bottom line - if you want perfection, you may not be happy here. It worked well for me and my husband for a week over Christmas. We went out all day adventuring, then came back for meals and/or sleeping.
