Very nice and cozy condos in a good location. Stayed in unit #10, a beachfront efficiency on the ground floor with a murphy bed.

Pros: The location is nice and central for access to the entire island of Kauai. Price is competitive with other condos in the area. Unit 10 was well furnished with a full set of kitchenwares (pots/pans/dishes/utensils/cooking tools etc) as well as a few very nice extras, like chip clips, beach chairs, rain umbrellas, and Hawaiian music CD's/movie DVD's to get in the Kauai mood. The property is small and has a cozy family feel to it, unlike even some of the other condos on Papaloa Rd. It was also very quiet, not a lot of kids around while we were there, thank goodness. Also the bird symphony is not as bad as Lae Nani--at Kapaa Sands we weren't woken up in the morning by birds. Our building was so close to the water that we'd fall asleep and wake up to the sounds of waves crashing on the shore.

Cons: The beach fronting the property is not very swimmable. Front office hours are limited, generally business hours, although a phone number is provided for emergencies. Beach towels are not provided--only pool towels and you apparently have to hunt down the maid to get new ones. There is an honor-system washer/drier on site so you could bring your own beach towels if needed. Lastly we had some struggles with the shower head which seemed to have a mind of its own temperature-wise, and never really wanted to stick with any one temperature.

In short we would stay here again. For the two of us it was a good amount of space in a good location.

I second all previous postings regarding Kapaa Sands location and convenience. However, I was less than thrilled at the lack of cleanliness of our unit (#2, ocean-front 2-bedroom). A roach, recurring ant problem, and a generally mediocre state of the unit made for a less than perfect stay. The kitchen was borderline gross, and took the fun out of cooking and eating at home.
I would consider staying again at KS, but would probably make sure to choose a unit that is well taken care of; these units are individually owned, although rented through a central agency.

My husband, 16-year-old daughter and I stayed at unit #1 for 11 days in June. When you stay for that long, staying at a condo is the best way to go. Our unit had everything, including pots, pans, kitchen utensils, and even a cooler! The location was convenient to everything and within walking distance to the Coconut Marketplace. Definitely would recommend this resort and stay there again. Two things I didn’t like are (1) there was a noisy sprinkler right outside our window (can still hear it even if the window is closed) that goes off in the very early morning that would wake us up; and once we wake up, it’s hard for us to go back to sleep -- it’s a good thing we were on vacation, and lack of sleep was not a problem; and (2) there’s a big tree right in front of the unit, which sort of obstructs the view of the ocean. If I stay in this resort again, I would book unit #2.

Two of my collegues at work suggested the Kapa'a Sands condos for their central location. I was a bit leery based on a lack of information, but this place was fantastic! We love going to the beach and this is the best location we've ever had. We even wanted to buy the unit we were in! If you are going to Kauai and want a "base camp" that is both central to the north and south shore sights, with a kitchen to save money on a few meals, then look no further! Just reserve well in advance because they go fast!
Some of the units have Murphy beds, but not all. We stayed in unit #9, which has a queen bed. It was also an upstairs unit on the beachfront in the center of the property. Primo spot! The galley kitchen was well equipped (I only missed aluminum foil and spices) and the cruise-ship sized bathroom even had ample storage, with both a medicine cabinet and a large cabinet over the toilet.
But it was the lanai that sold us! Fantastic view and a nice beach. We spent several evenings just sitting on the lanai with a beverage listening to the waves.
Some key points many will likely want to know about...no a/c, although we went in August when it was pretty warm (90+ almost every day), but with the tradewinds from the east and the Jealousy windows on three sides and a ceiling fan over the bed, there was lots of air flow; no resident chickens crowing outside our window at dawn, although they could be heard in the distance, but just barely over the waves outside the window; traffic was fairly good, as the Kapa'a backup was to the north of the turnoff in the morning and the 'bypass' was an easy alternative; about 45-60 minutes to either end of the island, a bit more for Waimea Canyon, but we left early for that and got there in just over an hour with no traffic.
Loved it and will go back for sure!

We recently returned from a beautifual vacation on Kauai. We discovered Kappa Sands 2 months before our stay and lucked out that they had one unit available (#18). The complex is cute and very tropical, overall there are probably less than 30 units. All are priced very reasonably and all are located within steps of the beach! We were in a lower ocean view unit (not ocean front) and it served us very well. When we return though, we will plan well in advance so we can stay in an ocean front for $50 more per night. Our unit was a studio, small overall but bigger than most hotel rooms. It had a full kitchen which was essential since we had our 7 month old with us. Also, had a tight little bathroom but it was layed our perfectly for it's size. King size bed, decorate nicely, everything you need in the kitchen, overall it was a perfect stay. The only negative we would state is there is no AC and if you are in a back unit, the ocean breezes don't keep the unit cool. But with a fan and keeping the blinds closed on the sun side windows we were just fine.

The complex has a nice little pool that was very clean and well kept. Laudry facilities, a nice little library, ocean front beach and a friendly staff.

Location is great as well. About a 4 minute walk to the Coconut Marketplace with restaurants and shopping. Make sure you try Eggberts for breakfast!

Would highly recommend to anyone staying the Kapaa area of Kauai.
