“Comfortable Place for Christmastime”

This resort is part of our timeshare, so we decided to stay for a long weekend and also visit Busch Gardens' Christmas Town. The rooms are comfortable but nothing luxurious, but the location is great and the exterior is pretty nice too. There is the option of BBQ on premise for food and Water Country is right next door, if you visit during the summer months. We couldn't use the pool or go to Water Country because we went in December 2012.

All in all, the resort was fine for what we needed to do and we would stay again because there were no issues.

We are so happy that you had the opportunity to experience beautiful Christmas Town in Busch Gardens. We are only minutes away from Water Country and Busch Gardens. If you are looking for a luxurious accommodation we recommend you stay with us in our newest units, The Estates. We hope you are able to come back during the summer to enjoy all of the amenities available on and off the resort including Water Country USA.

Let me start by saying that My wife and I went over Easter break. The property is located right next to Water county USA. It is only one of eight time share properties in the Williamsburg area. we stayed in a Cottage very reasonably thanks to getawaydealz.com. If you go to their 90 minute timeshare presentation you can stay for 3 nights very cheaply. You can also purchase additional days for a fee. The cottages are cute but can use some updating. The kitchenette is small and has almost no counter space. All was clean though. Toaster and fridge worked well. Mattress was horrible and we had to ask the property for extra pillows. The TV,s in both the living room area were small and were off brand with bad picture but we did not go there to watch TV. Most annoying was the shower. It was very small and the curtain likes to blow inwards and stick to you. Each cottage had 2 apartments in it with a common entrance. The grounds looked well kept and they will be making a main street with shopping and restaurants soon. Until then they have a BBQ "wagon" set up by the playground. We did not visit. The indoor pool was the main reason I choose this property. Since the weather was cool,the big indoor pool caught our eye. When we arrived, we were told the pool was closed for technical reasons and would reopen the next day. So we went the next day, it was crowed as I expected. However, l did not expect it to be quite so cold. On our last day we were also told the pool was again closed for technical reasons. For a cheap stay and a clean room this is the place. Possibly you will not be able to go into the pool. The cottages for me was OK. I probably would prefer stating in their beautiful 2 bedroom townhouses that we were shown during their timeshare presentation. It is conveniently located to Busch gardens 1 exit. There is a target,best buy,kohls,jcpennys really close. They could use some restaurants closer. colonial Williamsburg is about 15 minutes as well. You also get a small deck with 2 chairs and a table.

We sincerely apologize that your first visit with us was not as enjoyable as I’m sure you would have liked and certainly not as much as we know it can and should be. May we recommend that you try our 2 Bedroom Cottage or Townes unit for your future visit? Many of our guests prefer the extra room and spacious design of those units. If you ever have an experience that does not meet your expectations (or our standards) such as an uncomfortable mattress or any other accommodation, please let our Front Desk know. We welcome and expect the opportunity to replace it and/or make it better for you. We regret that due to an incident with another guest, the Pool was inaccessible during part of your stay with us. We are happy to say that our Indoor Pool is maintained daily. (This includes both equipment and chemical levels.) Please be assured that your satisfaction is our first priority! Also, for you future consideration, there are some great restaurants just minutes from King’s Creek Resort. For example, there is The Whaling Company (an all time favorite), Second Street (great burgers and salads), Sportsman’s Bar and Grill, La Yaca (exquisite French cuisine), Doraldos (Italian delight) and Wine and Cheese Shop (for sandwiches and a good wine selection)…just to name a few. We hope you visit us again soon and we appreciate your feedback!

First the condo. It smelled musty, the master bathroom smelled even worse. The bathroom wallpaper was peeling. The blankets were uncomfortable - hard & scratchy. The heat was mainly upstairs & wouldn't heat the bottom floor, where the bedrooms were, for hours - so we went to bed freezing & would wake up sweating in the middle of the night. The decor was dated. For what it was though it was spacious, had all the creature comforts you need - kitchen, dining area, living room area, washer & dryer, TV, etc… There were 2 & 1/2 baths in the 2 bedroom model, and a fire place.

Second the sales pitch. When we signed up for the 3 night stay w/ tickets to local attractions for 90 - 120 minutes of a time share pitch we were told we could do the pitch as soon as we got there, the day we were checking in. When I called to make reservations we were told we couldn't do that, we could only do the pitch the next day or two after we arrived. The problem with this is they only give you the tickets after the pitch so couldn't plan a whole day activity on the 2nd day. So Monday morning at 9AM we schedule the 90-120 minute pitch. We were there for over 4 hours! The woman that talked to us was very nice, she was personable & chatty. She talked to us about her family - her daughter's problems, her sister's problems, her husband, her step mother, etc…, she even asked our advice & thoughts on these subjects. Well almost 2 hours go by & then she starts the pitch. We think ok, we'll listen for 20 minutes & say no & leave. Nope, she still did her full pitch, got her manager to do his, we had to still look at the condo's & say no about 15 times before they "signed us out". Even then someone else tried another pitch before she'd give us our tickets. Now yes, I know this is timeshare sales & their job is to sell the condos to us; but 90-120 minutes is not 4 hours. We could have walked away but then we wouldn't get the tickets we were there for. It was a good deal, the 3 nights stay & the tickets for the time we would have given for the pitch; but it was annoying & simply not right to have sit there for the extra long therapy session we had to give. Though I do hope that things work out for her daughter & sister.

Third the plantation itself. It wasn't bad, but there didn't seem like there was much to do in it. They have great plans for the future, like "Main Street" - an area with shopping & food so you won't have to leave the plantation for anything, but they're looking at that being built & ready within 10 years. That's a long way off. For now the only food is a BBQ truck that has a tent near it, the food was not great & they ran out of mac-n-cheese by 1:30PM. There are a few pools, only 1 indoors that we saw so when it's cold there's only 1 to use. Maybe there are more things to do for families with children, but I didn't see too much. But for families without children, not much to do.

FYI, if you do want to buy there say no a few times & the price drops dramatically. For every other year a 1 bedroom was $9,900, 2 bedroom was $10,900 - they went as low as $7,900 on the 2 bedroom. And when we went to sign out the other woman offered us an "Easter Special" they were promoting for just that weekend - $4,900 on a 1 bedroom.

If you are going to go here for a timeshare pitch to get tickets & a hotel stay make sure you are all business when it comes to the pitch - don't talk personal BS, just go right to the pitch & say no a lot, then go upstairs, say no again & then go have fun in Williamsburg &/or Busch Gardens.

We are truly sorry that your accommodations did not meet your needs. When that occurs, we insist that our Owners and Guests let the Front Desk know so that immediate adjustments can be made. For your next visit, we recommend that you request one of our Townes units. It is spacious with a wonderful design and lay-out with everything on one level…and has its own “Townes Pool!” Our professional Sales Staff should adhere to the same high standards that our Executive Management and Board expect from all its employees. We sincerely apologize that was not the case during the valuable time you spent participating in our Resort Tour. It is our practice to investigate the details of your claims and make the necessary adjustments/improvements. In addition we can boast a variety of activities on site such as Casino Nights, Wine Tastings, Dinner Parties, Featured Movies, etc. And, we are just moments away from some great restaurants that also have exciting evening events. We would be pleased to get another opportunity to host you during your next visit to Williamsburg, VA. King’s Creek is a great place to call “home” while here. Let us prove it!

Our family vacation began with me purchasing a 4 night- 5 day stay vacation package at Kings Creek Resort at a travel show in Chicago Illinois in 2011. I was promised the following:
1) A 4 bed room home with 4 bathrooms and 3 jacuzzi tubs
2) 4 tickets to Colonial Williamsburg
3) 4 tickets to Bucsh Gardens
in exchange for participating in a 1 hour and 30 minute time-share sales presentation.

What I received was:
1) a two bed room room that is clean and comfortable but not for 6 people. While there is a couch bed that is supposed to accommodate two of the six people, It is very uncomfortable.
2) four tickets to Colonial Williamsburg
3) Almost a three hour presentation with one of the hours over "lunch," with my sales agent.

When I asked about the Busch Garden's tickets, I was told that they are not permitted to give out that many "gifts."

When I asked about the larger home, I was told that they were already booked and could not accommodate me.

I was offered a 4 bed room home, if I was willing to purchase it at that moment- for $46,000+. When I said no, I was then offered less space and less time in the space for $8900 and then $4900 with my final "no thank you."

The lack of follow through with honoring it's promises is just one of the frustrations with this "resort." Further, it is not a resort. There are very few activities outside of the room. They do claim to have a selection of movies to borrow but when I tried, there were none available. The pool was so chlorinated that it burnt my eyes to be in the room, much less the actual pool. Finally, three of the machines that I tried to use in the fitness room were broken.

The other posts which claim poor sound proofing are accurate and frustrating as it was difficult to sleep due to the noise.

At this point, my family vacation has been marked with one disappointment after another. I sincerely hope that people reading these reviews will take all of the poor reviews to heart and avoid this resort.

Time share scam stay away! Worst experience ever. High pressure sales nice at first then once he figured out we were not going to buy he was so rude! Unit was dirty, cracked tiles, walls, dated decor. Power outage day two and all they did was give us flash lights and no information. We will never return to this resort again!

Kings Creek was a nice experience for us. The cottage we stayed in was very clean and nicely decorated. The people at the front desk were wonderful and very helpful to us as we had never been to this area before. It was just my husband and I and we really liked the overall feel of the place. The amenities were good, the indoor pool is a good size and the outside pool looked good but it was March and we are not that brave. They have a nice little store and sitting area in the main front desk area. Over all, it was one of the more pleasant parts of our trip. We did sit through a "90 minute - time share" type meeting" which was required if we were to stay for 3 days for $150. They arrange the time that you will have to sit through it. Steven was our host for this and a very nice man but we were just not up to paying into something that would tie us down for years. It all sounded great but in the end we declined because we are not ready to commit that that kind of money yearly. He did make it sound very interesting though and maybe someday we will do something like this when we retire. Thank you King's Creek for a very nice stay overall. Your price certainly made a difference to us!

Room Tip: The one bedroom cottages are nice and more than big enough for a couple. The floors are abit squeak...

Would not be flexible with accommodations - would look elsewhere for vacation destination. Was hoping for nice golftrip - will NEVER consider Kings Creek again. If you are looking for a golf destination look elsewhere - cant really comment on any of the other offerings.
