Checkin was the worst part of our trip (they really lay it on thick to talk you into scheduling a timeshare meeting). They hate to take no for an answer. Can't really be too upset because that's how they make their money. But it can be a total turnoff if you snagged one of their places in the off-season for a quick getaway with friends like we did. Stayed 6days/5 nights with friends. Had multiple 2bed/2 bath apts with full LR, DR & kitchen & small deck & deck furniture. Clean & quiet. Had lots of game nights & got a little loud (group of 7-10 ppl w/a newborn & preggo friend but no one complained). It was a small reunion so we hit the water parks & pool during the day & restaurants at night. Pool was decent. Nothing bad to say but nothing over the top. Sorta crowded for off-season (everyone must've seen that deal online & needed a quick getaway). Place was outdated some but still in great shape. Would stay again and just let the hubby deal with the checkin.

I had read some bad reviews on TA so I was concerned, but the resort is beautiful from the front gate up the beautifully landscaped road to the Mansion to your condo. Checking in was a breeze. We had a two bedroom, two bath condo on the second floor with lovely furniture, a well appointed kitchen and a nice balcony which looked into a woods. It was very clean. You can buy wireless for $30 a week. The fridge is full sized and with its own washer and dryer it made it really easy with our kids and grandchldren who joined us. We didn't use the pool because we were going all the time. It is centrally located to all the sites in the Historic Triangle. If it were summer I'd like to bike to all the local sites. We did go to the timeshare presentation, and the lady was so nice that we actually spent three hours with her instead of the two hours we[d planned. We did not buy one since we have four others, but there was no pressure and we learned a lot about local dining from her.

Stayed at this great place in October. Lots of room, great kitchen. Master bedroom and bath very large, nice dining area and great room. 2nd bedroom and bath are on the other side of the unit and very large, with a Jacuzzi in the bathroom. There was also a stack washer & dryer in the unit, very convienient. . It was very close to shops and places to go sightseeing, We will definitely be back again.

Room Tip: Upstairs units are very quiet

We traveled as a family to Williamsburg and picked this resort based on price, location and style of rooms (condo style units with kitchen, living area, separate bedrooms etc.). Check in was rather slow and front desk staff was not very accommodating with special requests (traveled with little one). Concierge was very pushy with the timeshare sales which made our entry a bit unpleasant but we were able to brush them off; they do tend to call during your stay as well and it gets annoying.
Unfortunately, we did not get a renovated unit but the appearance of the unit and amenities were fairly ok.. They had a small kitchenette with refrigerator, microwave, stove, coffee maker etc. Living and dining areas were spacious but living furniture was a bit dated and worn. One thing we did not like was that we had a first floor unit as second floor units were sold out; we could hear almost everything from up above at night. And had to worry that our neighbors who liked to stay up late would wake up my toddler.. The walls are literally paper thin (looked like old construction) so if you sleep light that may be a concern. Did not use the property amenities much except a visit to the restaurant for breakfast on a couple of days.. It was pretty good but a bit expensive. The grounds are pretty and location is great in Williamsburg so I give them 3 stars overall.

We had a great stay here. We stayed for two nights in a two bedroom suite. Before arriving, I read the reviews on here and saw that there was some rooms that were not renovated, so I made sure we did get a renovated room. The room was very nice. We had a great time in the indoor pool (and we were fortunate enough to be the only ones there for over an hour!), playing a round of mini golf, and eating at the restaurant. I think my only complaint the entire trip was that the restaurant was definitely understaffed when we went there for breakfast. Other than that, the room was great, the front desk and security were great, and we had a wonderful time. We would definitely stay there again.

The unit we stayed in this year had the hot tub removed much to our disappointment. The TVs showed a strange contrast that could not be fixed. Apparently we where in an upgraded unit overlooking the lake, to my opinion we where in a downgraded unit overlooking the pond. There is plenty space in the unit as well as enough cookware and utensils. It was clean and comfortable located minutes from downtown Williamsburg. The timeshare scheme and yearly maintenance fees along with annoying presentations in the morning removes any positive experience this place could offer and turns it into a overseas bazaar in where you keep getting pressured into buying upgrades and other worthless options. Once you have purchased a time share you are kind of stuck riding it until you die. All that pressure makes the stay not worthwhile. Also there is only parking for one vehicle so expect security come knocking at your door if you happen to bring another vehicle.

I'd like to begin my review by stating that we had a great deal on our three bedroom unit. At $299 for the week, I give it three stars. But, had I spent a lot more, I would have been disappointed and rated it lower.

The place has potential and considering the price we paid, we were able to overlook minor things.

On the plus side, the unit has the following:
1. Decent location, not far from historical Williamsburg or Busch Gardens, close to stores, restaurants, movie theaters.
2. Beautiful grounds, well kept entrance, scenic ponds, working on walkways and trail around resort area.
3. Ample parking and assigned parking spaces, we had 2 for our unit. Our neighbor consistently parked in our space, but we only had one car and figured they didn't see the large stenciled numbers located on each parking space.
4. The unit was large, we had a three bedroom and the kitchen had adequate supplies for 8. There were enough cups, plates,etc. and everything functioned. The furniture was older and a bit beat up, but nothing was broken. Sofa sagged considerably, as most aging sofa beds do.
5. The unit was clean, we saw no bugs, trash, or mold mentioned in other reviews.
6. We didn't use pool, but the indoor pool looked decent and the girl working the desk was very friendly and informative. She seemed eager to help.

Negatives:
1. Check-in, very pushy when it comes to time share presentation. Repeatedly had to say no and it was obvious the woman was not happy with us. Not a very welcoming start to our stay. They continued to call us throughout our stay. We said no until our very last day.
2. The unit has no information book, it would be nice to have one. A simple thing like that could provide a lot of information and would cutdown on calls to the front desk.
3. Because we had no information book, we called about wifi,we were told it was $29.95 for the week, I went ahead and got it, only to discover, it was only for one device! Had I been given any written information on that policy, either through the Internet provider or the resort, I would not have connected my iPad, but my laptop. The resort should include this information in written format so the guests can make an informed decision. Personally, I feel to be competitive, the resort should include Internet access in each unit, but failing that, they should at least tell you that the cost is per device before you purchase.
4. Gym was small and crowded, not adequate for the size of the resort, not sufficient space to hang coats, as a result, some guests used equipment to put coats on.
5. They took the hot tubs out of the units and now there is just an empty room, miss the hot tub.

Overall, our stay was okay, for what I paid. I've stayed at many other locations in Williamsburg that I liked better. I'd recommend staying here only if you get a really good price. It could be a really nice spot, but they have a lot of work to do on updating the units and check-in procedures.
