This is the place to stay--the breakfast is fantastic (although I ate too much), the rooms are lovely (with great armoirs) and the owner is very gracious. When I was there he served wine in the late afternoon. in the library. The location is ideal.

Excellent location and attentive service. This Inn has a nice personality and the feel of historic Charlottesville, VA.

This is a warm, thoughtful, nice place. His was my first stay in over 30 years of travel to Charlottesville for UVA committee meetings.
The staff are all terriffic. Don't expect these UVA students however to turn up on time at 7 on a weekend and make your coffee. I planned on it in anticipation of a 745 AM meeting AFTER breakfast, and no one turned up until I left at 7.15 on a Saturday AM, January19. On Sunday though, team B was there on time and the hot java was good. There is a nice continental spread for breakfast, way above average.
The room was nice but my room had several problems. The floor lamp switch at eye level on the lamp was so abused and rickety that It seems to me ready to electrocute. There's no baffling on the windows which are almost floor to ceiling so the room was always cold (albeit a very cold weekend) . The electric heater sounded like an old noisy jet engine, and I don't think the filter has been changed recently. The gas fireplace did however save the day. The light in the bathroom fan/exhaust was out making a dim shower the order of the day, and the bath room heater did not work. These are easy maintenance items which if fixed would have made me feel very different about my stay.
The antiques are lovely, towels and sheets all clean and first rate, and the room was made up perfectly for my second night. I would stay here again but would put rubber lined pliers on the floor lamp, demand the light and heater be attended to, and would not plan on coffee until 8.

I've stayed at this property twice, last time was March 2007, in Room 1. They need to fix the showerhead in the bathroom, as it sprays over the shower curtain all over the wall, but we fixed that by throwing a washcoth over the opening. The decor was charming, check in was prompt and inviting. Parking is plentiful and it really is close to the Downtown mall which has endless dining and entertainment options. The first time I stayed here Fall of 2005, we stayed in Room 22, which had a large, updated bathroom with a great whirlpool.
Honestly, the AC unit wasn't working the best, it can be loud, so don't stay here when it's in the middle of the summer. The whole train situation is not something to get really worked up about, they don't come through the town constantly during the night. I think you'll only have 1 or 2 at the most come through a night.
All these negative reviews are coming from people with the expectations that you have staying at a place like the Omni. Guess what, you are NOT at the Omni, you are in a historic bed and breakfast. You will sacrifice a little convenience for charm. This place is great if you're having a girlfriend getaway or (as in my case for my first stay) if you're a UVA student looking to get away from your studies for a weekend.
Our stay at 200 South Street was a big disappointment. As other posters have suggested, I think the photos on the website were airbrushed! The furniture in our room (9) was shabby and in disrepair-more like thrift shop than fine antiques! Additionally, the room was not very clean-mold in the bath, dust in corners. The air conditioning in the suite was OK, although not super cool, and the rest of the inn was too warm. The common areas were not tidy and the decor was not at all impressive. Overall, the inn's appearence was run down-peeling paint, dirty furniture on porch and just looked to be in of some TLC.
The young lady at the desk was friendly and the wine and cheese and breakfast were adequate, but I expected more for the price.
Although the location adjacent to the mall downtown is convienent, the inn is a poor value for the cost. We paid $275, for a room worth about $75! We will not be returning on our next trip to Charlottesville.
