We booked this hotel for the Sundance Festival as It was convenient to the bus service and a good location. The hotel was clean. However, they do not offer 2 beds. It is a queen bed and very poor pull out sofa bed. The pull out was impossible to sleep on. We asked for a different room and they did accommodate us after we complained enough. It you are not planning on sleeping in the same bed, this is not for you!!

Thank you for your response on TripAdvisor. I feel badly that the room selection you elected for Sundance did not match your expectations. Park City offers several brand/chain hotels that can provide the standard double/double that you sought, but our boutique destination is not a typical hotel by our design.

We make every attempt to communicate our unique features and each room and the features with dynamic floorplans, high-resolution photos and detailed descriptions on our website so that travelers can book the floorplan that meets their needs - from the Deluxe Room (which you stayed) to spacious One- and Two-Bedroom Suites and Two-Bedroom Townhomes (which can accommodate 6-8 people comfortably). Each offers comfortable bedding configurations, and, yes, all of the accommodations offer a sleep sofa for those that elect.

We hope that next time you and your friends visit for Sundance, you can find your perfect standard hotel, or one of our larger, Two Bedrooms.

Whether you're going for Sundance or just some of the best skiing in the country, Newark is a great room and great value. Trade the pricey in-town hotels for this comfortable room, a 10-minute-Uber away. Kitchenette, hot tub and fireplace make this great for couples or families.

I recently stayed here for 3 nights during the Sundance Film Festival. The deluxe room without a balcony was pretty nice if dark as it faced the inner courtyard. It was great to have a small refrigerator/coffee maker/mini kitchenette/gas fireplace inside the room. The suites with one queen/one pull out beds are great for 2 people, but it would be quite tight for more than 2 persons. Bed was comfy with nice sheets and drawers to unload your stuff into. Once you pull out the sofa bed, there isn't too much room to move around. Ski rental is right in the hotel, so it is super convenient. They also have ski lockers and a good place to drive up to unload. Parking is convenient with covered parking so nice if it is snowing.

Location: The main thing that you should be aware of is that you are not in Park City proper. The hotel is basically located in a shopping plaza area near the corner of Kimball Junction before heading up for Canyons/Park City/Deer Valley ski resorts. The good thing is that there are lots of food options/Starbucks/movie theater/Whole Foods/bowling alley right in the shopping center. The bad thing is that you are located in a shopping plaza so the ambience of being in a ski town is a bit lacking. The hotel lobby is really dead and I don't think they had a restaurant so there is no après atmosphere. Unfortunately, I was not able to go to the hot tub or pool area, although I know they have one.

I would highly recommend renting a car if you're staying at this hotel. The shuttle does come to that area, but if you are skiing, you won't want to wait for a shuttle to the slopes.

Service: This really isn't a full service hotel. There didn't appear to be a dedicated doorman/bell person. We had a toilet clog and were handed a plunger. I was fine with the level of service, but if you are expecting a luxury experience, this isn't really the place.

Overall, a pretty good stay. I don't know if I'd stay here again just due to the location, but if you're okay with paying a bit less and being further away from the action, I think the Newpark Resort & Hotel is a great choice.

Room Tip: Deluxe rooms without balconies may face the inner courtyard, making it quite dark.

I'll start with the fact that the only closet is in the bathroom. There is not a single chair, and only a coffee table, which has to be rolled out of the way in an unusable place, if you are intending to use the couch as an additional sleeper. In other words, this place is fine if you are traveling alone, or don't mind the closet in the bathroom. Also, the only window looks into a shaft way or alley. We booked the "deluxe room," which is the least expensive. They are the ones with the "B" suffix. We did have the opportunity to see an "A" room. It was pretty nice, including a hot tub on the spacious terrace with mountain views. It also had a hallway that was 100' long, leading in from the door. I'm not exaggerating. On the other hand, we could barely move around "B." The little kitchenette was almost convenient, except that there was no microwave. I liked the Keurig and supplied coffee. The only drawers for clothing were on the floor in the platform of the only bed, 3 on each side. We used them to get the couch cushions out of the way. There are supposed to be very nice pools and gym facilities, but we didn't get a chance to check them out. It's only about 3-4 years old, so that's nice. The lobby was very pretty, entrance to which is in the back. Both A & B rooms have hi-rise beds, so if you're under 5'6" be prepared to jump up and drop down. We stay in this area, which is really Kimball Junction, not Park City, every year, and like it. It's right where the I-80 exit is for Park City, so about 6 miles to Main St., 3 miles from The Canyons ski area.

Thank you for your response on TripAdvisor. I wish that the architectural design of our hotel met the needs of every guest, but in this instance it did not.

We make every attempt to communicate each room and the features with detailed floorplans, photos and descriptions on our website AND dozens of websites have reviews from travelers explaining the design features so that when any guest makes his/her reservation they have a chance to best understand the room types that will meet and even exceed their needs. I hope that in your next adventure your return to enjoy a suite at Newpark which would have exceeded your desires or I implore you to spend the time exploring the destination so that you are less disappointed at the conclusion of the journey - best tip, call the hotel direct as often hotel Associates can detail any question you ay have.

My only remark is to detail the reason for the longer than usual hallways - we installed (10) lightwells through the building to enable natural light and fresh air into EVERY ROOM in the hotel. We acknowledge these green initiatives exceed efforts of most hotels, make for a unique entrance in the hotel suites and views of the deluxe rooms. But we are proud of the additional effort our designers took to ensure we brought natural elements indoors ensuring the well being of our guests and the environment.

This was my second stay at the Newpark resort and I was not disappointed! This time we stayed in a condo vs. the hotel. I first stayed back in 2009 and the property has been kept up and maintained. We had #51 townhouse which stated it slept 6-8 people, however I would say it sleeps 5 adults comfortably. There is one master with a king bed, a small bedroom with two twin beds, a daybed bed in the loft and a couch in the living area. There are three full baths (2 upstairs and 1 downstairs), washer/dryer, full kitchen with bar seating, private hot tub, and 1 car garage. We had total 6 adults so one person got the couch which is a little inconvenient being in a common area.

Pros: staff, price, very clean, access to park city shuttles to town/slopes, access to grocery/shopping/restaurants, ski rental shop onsite, ski lockers available, pool and fitness center onsite, parking available

Cons: the rooms for anyone sleeping anywhere other than the master bedroom is tight, bit of a walk to from where the condos are to the Newpark lobby/Park City buses, location is inconvenient (during Sundance the buses can take 40+ minutes to slopes/main street)

Overall, the cons can be overlooked for the price. Hotel staff are very welcoming and helpful. Even though the hotel is located in Kimball Junction, all the ski resorts are accessible via Park City bus. We went during Sundance so everything was expected to be busier and more crowded. By the end of the trip we were just ubering vs. taking the bus. Bonus - Resort is in a shopping center so there are lots of conveniences including liquor store!

Room Tip: #51 has a nice unobstructed view

We were in town for the first weekend of Sundance so I know places were pretty well booked. The (regular) room we received was quite nice and in great condition but looked much smaller than pictures. We turned the fireplace on and it smelled like gas, the heated floors didn't work and when we called down to switch rooms they didn't have anything available. They actually said they had rooms but they weren't cleaned, which seemed strange for the first night of Sundance. We were in films the next day and asked the managed to follow-up but never heard anything. When we returned around 8 pm, we asked again and the front desk had several rooms to choose from, one of which was bigger (more like the pictures), at the end of the hall rather than next to the elevator, and the fireplace and heated floors worked fine. We switched rooms and had a good stay after the aggravating first night. We liked being so close to Whole Foods and there's a Starbucks almost right outside as well. Communication could have been better though -- we knew there was a shuttle to the festival but it would have been nice if they would have proactively disclosed that it didn't start running until 1 pm (we somehow missed it on our festival materials). It was fine because we had a rental car but if we didn't it would have added up ubering into park city every day for early morning films.

Very nice hotel in walking distance to everything you'd want (other than the ski slopes - and free city shuttle right out the door to those). Had a few issues with the room but all were resolved quickly to our satisfaction and then some. Even the non-suites have a suite feel to them with generously sized bathrooms, fireplaces and "lodge" furnishings. Staff was super!

Only complaint would have been slow wifi
