really friendly owner, could not be more helpful, had a bucket of shiner bock on ice in room & some pop in fridge for our daughter ready for our arrival!!
room quality furniture, luxury bathroom, quiet place even though in centre of Fort Worth.secluded patio areas to smoke in/chill out. this b&b is expensive, but you get what you pay for,the breakfasts are different & delicious.would stay here next time.

This was my second time to stay. The location--close to Bass Hall and to Ferre's (restaurant)--cannot be beat. Etta's Place, in spite of being in Sundance Square--is safe and quiet, not to mention relaxing. The place was fully booked but I never heard a peep out of the other guests. The only down side, and this is a minute consideration, is parking. Not a problem if you can get into the nearby lot on Third Street, but if you have to go back to the parking garage, be prepared to see a lot of Fort Worth! Those one-way streets are maddening.

Etta's place is an attractive idea if you want to get away from the large run of the mill hotels and stay in Sundance Square. Review the pros and cons, based on the con list, I would not stay again.

Pros:
B&B, small botique feel.
Nice breakfast each morning
Kingsize Bed
Room was clean & large, decor was good.
Fullsize kitchen in Sundance Suite
Large HD TV w/ DVD player
Location...location...location - located directly in Sundance Square within walking distance to shops, restaurants and nightlife. Note: There are quite a few other larger hotels you can stay in for less money that are 1/2-1 block further away.

Cons:
Lacking in service - we payed $500 for a 2 night package, made two requests and they were unwilling to fulfill either. They were not accomodating at all which is surprising as you would think a B&B would cater to it's clientele more than a large chain.

Rooms with a view - beware. We stayed in the Sundance Suite -101. It is next to the elevator & on the 1st floor so you hear the beeping of the elevator often (it's the main floor for dining and the library). *The room directly faces the street so you hear EVERYTHING going on outside...traffic and street noise at all hours of the night, it is especially disruptive on weekends with late night party goers outside.

Room is aging -Noisy fridge and furnace, made a lot of noise when running, very disruptful when sleeping. Furniture was uncomfortable in the sitting area (it's time to change out the wicker furniture), the bathroom was roomy, but dated -the tiles around the tub were dirty and the caulking had mold in many places. The kitchen, while full size, had an awkward cabinet layout. The cabinets which housed the plates, cups, etc (items used most) needed a chair to reach them.

The B&B had an opportunity to help make our anniversary stay incredible, but the room accomodations and problems with service proved to be a major disappointment. Overall -bang vs. buck, no bang, all buck.

  • Liked — Location, things to do nearby and full accomodations.
  • Disliked — Lac of service, street noise outside of the room

My husband & I had a wonderful stay here. It was our 2nd time to stay . We were celebrating our 31st anniversary & it was just the place. We attended the Loretta Lynn concert at Bass Hall & it was really nice to be able to walk to it & then walk back to your room to sleep. I will say this though, if you are an early to bed person, this may not be for you because you can hear music until midnite or so, however, that was not a problem for us. There are many excellent restaurants nearby also. Some of our favorites are......Daddy Jacks Seafood, Billy Miners, Risckys BBQ & Reatta.. We enjoyed a great breakfast before departing served in the dining room of the B & B. I highly recommend this B & B!

We had a great experience with this inn. We had to make some
adjustments to our reservation at the last minute and they were very accommodating. The late check-in procedure was very simple and went smoothly. Room and bathroom were a good size for a boutique inn. Leslie cooked us a great breakfast in the morning and check-out was easy. Good attention to detail all the way around. They are right in the midst of Sundance Square with restaurants, bars, museum in easy walking distance. We would happily return to this B&B.
