Overview: The property is located 13 miles west of I 35 on hwy 308 in the heart of Texas tubing country. It was originally built as an RV park and the motel and cottages were added in the 60's. It is on 25+ acres with an indoor and outdoor pool. The location abuts the highway only at the entrance with the property going away from the highway. It is located about 1 mile or less from a river crossing with tubing facilities. The motel rooms are equiped with a two double bed layout. Visiting three rooms, they were all redone. Each had a small two burner stove and icebox. There were no dishes or coffee pot. Microwave in each room. 19" TV attached to the upper wall. Remote issued at checkin. Volly ball court, covered facilities and family lodge. Office has small small store. We stayed in the motel.
The Good. Owner/Operator are present. They are very helpful but only offer to make things happen. Does not mean that will occur. Grounds are spotless. Very family oriented. A 3 dollar pancake breakfast is available. Wall AC unit can freeze meat. Will cover up any road noise, if you get a close motel or cabin to the highway. Units have been redone recently. Wall paneling and small table and a recliner chair. Very small bath, but serviceable and clean. Beds and intersprings in very good shape. Very quiet area with many families at the property. Nice chairs and BBQ pits around the property. Heavly treed. Decent area security. Property marking and solid wall make property easily identifiable.
The Bad: There is no coffee pot or dishes in the motel rooms. Coffee can be precious in the am. Will have to drive several miles if you want coffee before 8:30 when pancake breakfast starts and it is not Starbucks!!! Rooms are equiped with poor lighting. Some of the furniture is older but certainly serviceable. You will need to drive several miles for food etc. Pets are only allowed in RV sites.
The Ugly. Prices in this area for lodging and the value seem very overpriced. With tax, a weekend motel unit is $150/night, two night minimum. Most area lodging is at this pricepoint. We did not even get maid or linen service. Might consider staying in New Brunsfels. From what we could see this may be one of the best properties in the area. A new property "The Hideaway" was just down the road on the river and looked pretty adult oriented.
