After reading several positive reviews on tripadvisor, we were not disappointed. This was a very nice condo/hotel. The rooms were clean and spacious and everything worked. The lazy pool was smaller than advertised on the website. And, the studios do NOT have a washer/dryer, which was not stated on the website. The biggest problem we had was that the room keys kept deactivating for no reason so we had to make several trips to the office to get new ones. But, overall, this place is very good for the price and we will definitely use it again. (On a sidenote, there is a Super Wal-Mart right across the street, which is great).

Looks are very deceiving on the website. The grounds were very un-kept, lawn had not been mowed in some time and weeds over 1foot tall in the landscape, stairwells looked like they had never been cleaned (took stairs due to elevators being so slow). Lots of maintenance issues and management and staff were terrible to deal with. We were charged $10 per night more than the advertised price and when checking out they had added a $12 long distance charge to our bill. When I told them we did not make a call from the room they became very argumentative and said we would be charged and we had no say in the matter. When I refused to sign the receipt they become even more argumentative and refused to provide me a hotel receipt. I email the management explaining my issue (management was not there during my check out) requesting a phone call or return email. They were not even courteous enough to respond.

Pros: New room; fairly comfortable beds; decent view (if you don't mind looking at the touristy stuff to see the mountains in the distance); Great pool area for kids; close to lots of go-kart/arcade & entertainment establishments & restaurants; nice private balcony.

Cons: Room smelled Bad when you first walked in; No on-site restaurant or complimentary breakfast; a long, congested drive from most natural attractions except Forbidden Caverns; one staff member didn't know how to get to the pool when I asked him (duh!); housekeeping only provided cheap scratchy towels and emptied the trash, they didn't even give you new soap, forget having your beds made! Too much traffic to deal with this far from Gatlinburg.

Overall, there were more cons than pros for this place. The lazy river pool feature makes the place. My son loved it, but I think they should leave it open until 11:00 pm instead of 10:00. There is a seafood restaurant in the parking lot, but plan to get there by 9:30 pm if you want to be fed. The food there was really good. If we ever go back to this area, we'll stay at either the Fairfields Inn & Suites (has a waterslide) or the Park Vista (for the view & amenities) in Gatlinburg.

Not what we hoped for

Clean and new with comfortable beds.

However: we knew we'd be staying in a condo without food service, so we brought our own food. We were 2 families with a total of 3 children and 3 adults. There were barely enough dishes in the cupboard to serve one meal. As there was no maid service (we didn't know this), we had to wash our dishes for use at the next meal. They supplied a packet of dishwasher powdered soap, but no liquid soap and we never even thought about bringing any. We ended up using bar soap to do the dishes so they would be clean for the next meal.

We did receive fresh towels each day, but that was the extent of maid service. We were given instructions to run the dishwasher, strip the beds and place linens in the bathroom and dirty towels in the tub prior to check out, or else...

The kids had a great time in the pools, but truly, that was the best part of this facility.
