We've stayed here several times over the years and its sad to see this once proud and beautiful property sinking from its Once 4* to a very average property in real need of care /attention and investment. I understand the current owners have some personal issues and am sad for them in this respect.
However, this is a business and one charging a good, if not top B&B rate per night so one expects top service and the rooms / beds to be in good/excellent condition.

Garden is unkempt and run down, Rooms are in dire need of decoration and /or upgrading. The beds in the 1st room we were offered (Room 9 I think) where just plain dreadful and we had to ask to be moved. The fabric of the premises are just tired and the place needs a bit of a makeover.

Breakfast is still OK, and the staff on duty try hard ( when they are there ) ...plus its a convenient location. Car park is being reduced in size so parking was a bit haphazard while we were there and will be an issue in the summer, I suspect !
Sad to see a decent business in decline .. we will be looking elsewhere next time I'm afraid.

Our recent trip to the Barn Hotel was all we could have wished for. The Hotel was delightful, full of character, warm and welcoming. The location was perfect, one minute from the beach but not in the midst of all the town bustle. The room was ideal, overlooking a beautiful garden with a pretty pool and the uninterrupted sea view was made all the better by the provision of a comfy settee and period chairs in the room to relax and take in the view. The building is an unusual shape which we found appealing. Plenty of space for parking.The staff were friendly and helpful. Breakfast was good. Online booking was easy and we will definitely go back!

Room Tip: The small supplement for a sea view room is worth every penny as the view is wonderful

While storms raged and the seas were angry, my wife and I were snug inside The Barn.
Great staff, breakfast and bed......what more do you want. Oh yes ..... the view .... Awesome :-)
Parking is on site and the Hotel, a short walk from the Sandy beaches.

Room Tip: Get the Sea View room ...... it's worth it.

Stayed one night on business. I was the only occupant in this lovely building and i didnt feel intimidated at all. The venue is situated in the most fab spot but the shame of it all is that the whole place needs some repair and certainly some much deserved love. The rooms are very clean and more than adequate but they are very tired. Ceilings need repair furniture needs updating and doors need replacing.
The honesty bar is not well stocked and i didnt feel i could use it as i drink wine and it was open and i wasnt sure how fresh it was?
I didnt have a landline telephone in my room No 9? It wasnt a huge problem as i had my mobiles with me but nevertheless i would have thought in a four star hotel there should have been one there.
I also had terrible trouble getting the TV to work and eventually had to give in and go down to reception and ring the bell to get the owner to come form his home next door and expalin how to use the remote?
I thought i was being a typical woman and useless with gadgits but no the stand by switch is ontop of the TV which is mounted on the wall 6ft high???? I had to stand on a chair to reach this...
Breakfast was served by a lovely lady who couldnt do enough to make me feel welcome and comfortable. I would return here as overall it was a pretty good.

This is a lovely building however it’s conversion into a hotel has been poorly executed. My primary concern is with regard to noise in that my bedroom was separated from the adjacent room by a studding wall which offered little or no sound insulation. Furthermore the room fittings looked like they had been picked up at a jumble sale.
I can honestly say that I have stopped better B&Bs for half of the cost.

Food = 1.
Service = 1.
Atmosphere (table setting, layout of room, other diners) = 2.
Would I go again = Never.
Recommend a visit = Definitely Not.

This is not an hotel but an expensive, less than average B&B - although it has the potential to be much more.

The room was tired and not clean. I had to repair the curtain rail to close the curtains. It was off the wall. There was a used small milk carton under the chest of drawers, which was still there when we left. (after 5 days!) The bathroom was unheated and you could see outside through the sink cupboard - it was blowing a hoolie.

Breakfast was served on cold plates by a waiter wearing dirty pants at a table with a previous occupants crumbs. The same waiter came to clean our room wearing the same clothes.

The bedroom did have a lovely view but it does not outweigh the poor service and standards of this very mediocre B&B.

Did the AA get this rating wrong? A Grade 11 listed building has it minor problems but this one had more than most. The façade was very good but sadly not the same everywhere. Could not fault the Breakfast and top marks for this. The owners, Chris and Cheryl, have only been at the Barn for 2 years and still have a long way to go to guarantee return visitors to build up their business in these difficult times. The first Superior Sea View room number 2 we were in was very cold and draughty. There was a door leading to the garden that could do with some draught excluder around it. The radiator was behind the head boards so all the heat was going into the wood. We arrived pm on the 1 November 2013 and left 5 November. The heating was not on when we arrived so not a good start and it did not come on until we complained. We were told it would be on at 5pm. It took hours to heat the room and we eventually went to bed early to keep warm! The bathroom was a real let down with a very old peach coloured bath etc with the shower off the taps. No stand up shower available in this room and it did not look or smell very clean. The next day we had to move to a first floor room as one of the windows was nearly falling out due to the recent bad weather. This Superior Sea View room number 8 was better laid out and generally looked very clean and tidy. Unfortunately the same could not be said for the bathroom. Absolutely disgusting! First there was no storage for toiletries and it did not look as if the bathroom had been cleaned for months. The edge of the bath panel was filthy and black. The shower screen was no better and less than hygienic. The tiles around the bath/shower were also filthy and disgusting. The shower head was brown with lime scale. The floor under the sink was disgusting as was the tiling along side the sink to the towel rail. We had the same problem with the central heating in this room. The bathroom radiator was scorching but the one in the room did not get hot until 9.30 and then the heating went off at 10pm. Sack the cleaner and get a good plumber. This should not be classed as a Hotel it is only a B & B and breakfast between 8 and 9 is not acceptable in this day and age. More flexibility please. Owners and staff very obliging. Lovely quaint building with squeaky floor boards everywhere and no soundproofing in floors. Yes as others have said very over priced especially for November. Gardens looked very tired and a little uncared for. Pool was not in use due to weather but was told it had been relined since Chris and Cheryl had taken over.
