We had a good stay here. Unfortunately it was only for 1 night but next time we come back we would definitely like to book this place again. Room for the 3 of us was good size even though 2 of us are 6ft 6in tall. The whole guest house was well furnished and clean with good facilities ensuite. Food was great too and plenty of it. No complaints from a 6ft 6in growing 16 year old either.

Room Tip: Advise ages of children and sizes if large or tall people are staying.

I too came across Woodlands as a listed dog friendly place and for that reason my daughter the dog and I stayed there in 2004 for the Easter weekend, The house was full and although the room was extremely small it was immaculate and well provided. Rita & Paul were so helpfull advising us of all the places we could take the dog to, and we did manage to visit every suggested place, having never been to Devon before we had a very busy and perfect trip exploring all the beautiful beaches and sights. We fell in love with the whole place. There are considerations for people with disabilites or walking problems as most of the places best to visit are untarnished natural beauty spots on a hill, cliff or have lots of steps to get to (thats Devon) however Paul has a vast knowledge of the attractions and can always appropriately advise.

I was slightly disapointed I had to leave my dog at home this year as the only rooms where dogs are permitted now were occupied. However I did stay in the same room that has jsut been renovated to provide a big comfortable room with 2 bedside tables and room to walk all around the bed it was very spacious and extremely comfortable with very tastefull decor. the bathroom is more conveniently positiioned and now gives ample room. I am avery impressed at the diffrence in the room. Paul and Rita as always are welcoming and easy to talk to, and very helpfull. The gardens have bloomed and there is thoughtfull garden tables and chairs with ashtry out the front of the house were us smokers can sit and take in the view over the harbour.
I do agree that the having to order the next days breakfast and only having between 8.30 to 9am to get it seems a tad inconvenient However, we do tend to know what we are planning for the next days trips and can order accordingly, also Paul did say that if requested the night before we could have cerial or such like if we needed to get out extra early to go scuba diving so they are very accommodating to everyones holiday needs.
We love Devon and Brixham is one of the nicest places to stay, with the fresh fish resturaunts around the Harbour,poodeck being the best for thier unique neptunes platter it is a must visit, and the lively bars with thier entertainment an evening round the harbour is very enjoyable. Woodlands Guest House is in a lovely location that is still quiet and serene with only the sound of the gulls if its a quiet night in your after yet with a busy little working harbour with boat trips and fishing trips as well as being close to amny attractions.
Thanks again Paul and Rita we shall see you gain real soon.

We have been staying at Woodlands for at least 10 years now, several times a year and always have a wonderful time. Accommodation is very clean and comfortable and yes the bathrooms are a good size despite other reviews (I do not spend my week in the bathroom!) Brixham is a quaint fishing town with plenty to do and see, would recommend to anyone.

What a lovely place to stay!! We have stayed in Brixham quite a few times but this was our 1st stay at Woodlands - and it didnt disappoint. Rita and Paul were perfect hosts very friendly and giving lots of advice about places to go and see around the area. The guest house was superbly clean and the breakfast was perfect - a great start to each day.
We will definately be staying there next time and would highly recommend it to anyone thinking of staying in Brixham

We stayed in room 4 which is spacious but unfortunately due to its layout there is only room for one bedside cabinet and reading lamp It is spotlessly clean with a view over the rooftops to the harbour but we feel that It should be advised on the web or in the brochure that despite the size of the room the bathroom is extremely small (the smallest we have ever encountered). The only seating in the room are two basket chairs which are quite uncomfortable to sit and read but a suggestion for this to be overcome would beto remove these two chairs and the chaise longue and replace them with two more comfortable chairs.
The duvet on the bed was very heavy duty (great in winter) and caused sweating during the night but due to the lack of a top sheet it was too cold for it to be slightly pushed down to make it cooler. The information pack states when towels will be changed and not as required but the problem is that there is no suitable place to get them dry except for a swivelling towel rail which either has to be hung over the toilet or sink, whichever is not in use and is hardly satisfactory.
A wide choice of breakfast was available but unfortunately your choice has to be made the previous evening rather than being able to make a selection at the time dependent on how you feel. It would be worth waiting a little longer to have this choice of an excellent breakfast. As stated in previous reviews Paul was extremely friendly and helpful but we only met Rita briefly on arrival.
More information should be given that the premises are not suitable for the infirm or disabled as there is the steep climb up the hill from the town and then steep steps up to the house. From the house there are also steep steps up to the car park.
Despite the negatives, overall we had a very pleasant stay.

In response to our review, I found them a nice couple but when ever we spoke I got the impression that they were disappointed on a lot of things during their stay in Devon. Unfortunately you cannot please everybody - referring to our other Guest Reviews.

All our rooms vary in size including the en-suites, yes Room 4 has a small en-suite but generally people are not put off by this as they would prefer the room to be larger and to be able to sit at the window looking out over Brixham and The Bay.

We are quite happy to put top sheets on beds and change duvets if requested, as stated on the website. The website has an "Access Statement" which gives full details explaining our location and number of stairs, steps and location of rooms allowing you the option to decide before you arrive if we are suitable.

We have just returned from another fabulous two night break at The Woodlands Guest House, Paul and Rita are as always the most welcoming of hosts and immediately make you feel comfortable and at home.
The guest house is beautifully presented, the atmosphere warm and friendly and I can't recommend this place highly enough, everything here is done to make your stay as perfect as possible.

We first stayed at Woodlands in 2005 when we were looking for somewhere dog-friendly. We liked it so much we returned the following 4 years with friends. We no longer have a dog, which means we can have one of the front bedrooms, with stunning views over the town and bay. The rooms are all spotless with tasteful decor updated regularly. There are many extras, including a mini-fridge for wine or beer with glasses and bottle opener provided. The breakfasts are well cooked and Paul and Rita are very friendly and helpful. There is plenty to do in Brixham, from coastal walks to fishing trips, good restaurants and pubs, some of which have live music in the evening. We've just returned from our 6th visit and will definitely be taking another weekend break there.

Room Tip: Room 4 has a 4-poster bed and large bay window
