“Faded Charm and will not be Returning”

We were traveling with a small, well behaved dog and booked this property because they accepted pets and the reviews are good on tripadvisor. Because we were traveling with a dog, they placed us in a courtyard room and informed us nothing else was available. The room was small, dark and in terrible condition. The walls and woodwork were damaged and badly in need of paint and a good cleaning. The hardwood floor needed refinishing. The headboard was loose and the mattress was old. One luggage rack was broken. The bathroom looked as if it had last been redone in the 70's. The hot water faucet feel off the wall as I was attempting to turn it on. The tired old refrigerator was dirty and had water in the bottom. 2 old, stained grayish towels and 2 hand towels and no wash cloths were in the bath. The courtyard was full of plants that were not well tended and an old refrigerator (like the one in our room) was out there. The lobby bathroom which I used each morning had the same spots and trash daily and was never cleaned. When I nicely informed the Concierge of these problems at checkout she stated "sorry, its slated for a redo". We are discerning travelers and we will NEVER be returning to this trashy dump! Room 402 needs to be taken out of commission!

We really enjoyed our stay at this historic BB. It has great character, nice appointed though old rooms with the amenities you expect from the newer hotels. We did not miss anything. The room was vey clean, bathroom the same and the high four posted queen size bed was very comfortable and the big flatscreen TV was perfectly mounted on the wall. The wine and cheese party from 5 to 6 in the evening was excellent and a great way to meet other guests, and wine selection was perfect.
The location on King street and corner of Market street puts you in the very heart of this historic city. No need to drive anywhere! Park you drive and walk!
We will be back there next time we visit.

Room Tip: They say pets not allowed, but they actually have 4 rooms set a side for pet owners!

We booked a one night stay here as we traveled through. I have stayed in Charleston previously and always enjoy different accomodations. However, I am tempted to return to this inn again. The rooms are very large with high ceilings and the bathrooms spacious and modern. This inn is a nice balance of historic charm and modern amenities.

My husband and I traveled to Charleston for his birthday, I got a internet deal at Kings Courtyard Inn and I am more than pleased. The property has so much character and the staff was welcoming. We were close to the market and all the shops, we only drove once to Folly Beach and walked every where else. We were in room 312, it overlooked a lovely little courtyard, the furnishings were period reproductions and the baths were modern and convenient. We did have an elevator close by, but we enjoyed taking the staircases and walking the open courtyard hallways because the building is beautiful. The complimentary continental breakfast that can be delivered to your room or enjoyed downstairs was fantastic, we also enjoyed the wine and cheese reception and the evening sherry in the lobby. I think I saw coffee too, but we aren't coffee drinkers. I would give this 5/5 rating but the bed was beautiful just a little uncomfortable and housekeeping took my used washcloths but never replenished them. I may be a little picky about the bed though. The a/c was also a little noisier than I'm used to but it's an old building and the temp was very comfortable. If you are looking for a modern, immaculate, standard hotel visit, this probably isn't for you. If you want character and unique charm, book a room today! I will visit again.

Room Tip: We booked a standard room at a discounted rate. I think I might upgrade next time for a larger bed...

The accommodation is unique, beautiful and centrally located in the Charleston historic district. The staff is professional, knowledgeable and gracious. Breakfast delivered to the room and evening wine and cheese reception in the courtyard were special treats.

A friend and I went to Charleston for a girl's trip. We stayed at the Kings Courtyard Inn and it was perfect. The room was clean and the bed was so comfortable! The bathroom was updated and had a great shower. The continental breakfast is actually an order from the menu deal. It exceeded expectations. The wine and cheese reception was the perfect way to end a day of shopping. The hotel has an ideal location so that one can easily walk the shopping and historic sections of the city without having to worry about finding parking. This is a great hotel and I will definitely return.

Room Tip: Our second floor room was quiet and away from foot traffic.

My husband and I chose this hotel because the reviews on TripAdvisor rated it very high--we wanted an awesome historic hotel right in the heart of Charleston. We were celebrating our honeymoon and wanted an unique place to stay while enjoying the area. The hotel is located on one of the most popular streets, King Street, that's filled with great shops and restaurants. We were in great walking distance to mostly everything which was super convenient. The hotel itself is gorgeous on the outside, however the rooms weren't very impressive at all. There's "historic and charming" and then there is dated which our room felt like from the moment we walked in. It needs to be updated. Our bed was horrible in that the headboard creaks with the slightest movement and you can hear the people who share the wall with you. We could hear all sounds outside the room at night from people talking in the courtyard, slamming doors, and the staff rudely dropping newspapers on everyone's doorsteps at 6am. We had high expectations for the complimentary breakfast and wine/cheese cocktail hour that's included with the room. The cocktail hour in the evening is a great idea; it's a fun way to interact with other guests staying at the hotel. The complimentary breakfast was very disappointing compared to what is available at a commercial hotel like Hampton Inn. They totally skimp by having you "order" it and they bring it to you as opposed to it being a buffet that allows you to select and choose the items you want. If you want a "full" breakfast they recommend you go next door to a restaurant that offers it--which is affiliated with the hotel. We chose to eat breakfast elsewhere for the remainder of our vacation so we could have a real meal. The staff who works overnight at the front desk is extremely rude. Two days in a row, my husband went for an early morning run and asked the staff to hold his key; she told him that they don't that sort of thing and was trying to brush him off. Eventually she took the key, but made it well known that each time she didn't want to do it. You have to pay for parking each day which is an added expense. Overall, we wouldn't stay here again--$200 plus a night, didn't feel like we got our money's worth and overall just mediocre accommodations. We paid for the location. Next time in Charleston, we will look in to the nearby inns and hotels which may offer better accommodations and amenities.
