This hotel was very nice. Lots of that southern charm. The location was very central. Price was decent. Breakfast was very basic, but good. Our TV didn't work in our room. It would've been nice to see the local new etc. I'd stay here again, and I'd recommend it. :0)

A delightful inn that has kept its historical feel. The room are well appointed and very comfortable. The baths are standard but very clean and functional, it is an old building you know. What make this place special are the people. From the breakfast in the courtyard to the wine and cheese in the early evening, to the sherry in the lobby in the late evening, everyone wanted your stay to be wonderful. The concierge was very helpful in everything we asked for. What makes this inn stand out even more is its location; finish breakfast, walk 50 feet and you are in the center of Charleston. I parked my car ($12.00 a day, unlimited in and out) and never had to move it. We walked to the antique stores, the bay, Market Square, the restaurants and the churches. I would recommed this inn to anyone and would return myself...a great stay on my first visit to Charleston.

The hotel is in the heart of the city. It's right on King st and backs up to Market and Meeting. Easy access to every touristy thing in the city. While breakfast is included, it is nothing special. It's not like a typical complimentary hotel breakfast, the choice is very limited with satisfactory quality. Also, it is not self-serve which means that it is more time consuming. But there are extended breakfast hours. All the staff was friendly and helpful. While there is a fee for parking, it is lower than other hotels, and is very convenient. There is a nightly wine and cheese event, but we never attended. The room and bathroom were fine but limited light, storage space and the location of the tv made viewing difficult. But for a long weekend in Charleston it's great.

I am sorry to read that our breakfast service was not up to your standards. We offer a variety of continental and hot options and a few different locations to enjoy breakfast (ie: in room delivery or formal service in our breakfast room) in hopes that our guests unique needs will be met. I hope you find breakfast to be more enjoyable on your next visit to Charleston.

We enjoyed a lovely weekend at the Kings Courtyard. Location was perfect. A few blocks,easy walk, from the historical market area. As mentioned in other reviews, it's an old hotel with small rooms, which are well decorated, clean and comfortable. continental breakfast is included, but a full menu breakfast is available for additional charge. Front desk staff was exceptional. All staff were helpful and friendly. A few maintenance issues were seen to immediately.
We would recommend this hotel and will stay here again.

It is a historical inn in a old building, but they have kept the inn to good standards. The concierge was helpful during our visit with several excellent recommendations. Each day we began with their continental breakfast, and returned for their wine and cheese event in the afternoons. Wireless is available as well as an unstocked refrigerator, iron/ironing board, and hairdryer in the room. You can purchase water from the front desk.

Pro: A perfectly located B&B/hotel on King Street!!! It is only a block away from Market Square as well as all the shopping that you could ask for surrounds the place. Once we parked the car, we did not drive again until the day we checked out. We walked everywhere!


Con: We paid extra for a private courtyard. Unfortunately, the mosquitoes were so bad, we were unable to enjoy. Keep that in mind when selecting a room.
Con: The mattress was on the hard side so it took 2 nights to get used to it.
Con: You might wish to request a room that does not have its windows on King Street due to the traffic activity. Also there's a lion's head fountain that runs contiguously which sounds like a "tub being filled" in one of 2 center courtyards. It can be distracting for a light sleeper.

Our room was somewhat as expected for a historic inn. We felt it could have been more lushly decorated to add to the old-world charm. The bed was beautiful and definitely the focal point of the room, but other furnishings and decorations were lacking, considering the $200/night price tag. The room was spacious, but long and narrow with the much too small TV set being mounted at the far end from the bed which made it hard to see and hear from the bed, especially when the loud air conditioner fan turned on. We ended up adjusting the volume up and down continually to combat the AC noise. As stated by others, the bathrooms are dated and could use some sprucing up. Was nice to have the small refrigerator for small items, but it was very old and difficult to access under the bathroom counter. We never took room service in the room because there was really no convenient place (table) to sit even though there was plenty of room for a bit larger table in place of the small end table between the two chairs.

On the postive side, the location of this inn is a real plus. Only 2 blocks from the Market and within walking distance of just about every tourist destination in the historic district of Charleston. The courtyard area and fountain were definitely reminiscent of old European hotels and we enjoyed having our breakfast there. The breakfast was adequate, although we expected something a bit more upscale for the price category...maybe including things like lox and bagels, or an assortment of cheeses and bread, like the European places do. The wine and cheese hour was a nice touch, but not being alcohol drinkers, there was no alternative drinks offered other than water. Also, it was nice to have on-site parking and we had no issue with finding a space but the $12 per night additional fee seemed a bit over the top to us when you are already spending $200 a night for the room. It would be a nice perk to offer free parking to guests of the inn. All in all, the hotel staff was very polite and accomodating and we enjoyed our stay, although we really spent more time walking around the city than we actually did in the hotel. Might come here again but would probably try out some other places for comparison first.

As you mentioned, we are indeed a historic property which poses unique challenges in building a hotel. In order to retain the integrity of the building, room layouts are very limited. We do our best to place televisions and tables as you noted, in the best and most comfortable place possible. We are in the midst of various projects, one of those is reducing the noise level of our new air conditioning units.

Great girls weekend! Had 5 rooms for 12 girls they were very accommodating! Great location. Only problem was the parking lot bc it was always full. Provided roomby service whenbc requested. Otw perfect would stay here again! ;)
