Stayed at this hotel earlier this week. Room on the 9th floor facing the water - wonderful sunrise every morning.
Hotel was clean and comfortable. Like several other reviewers commented- bathroom is tiny.. but clean and the toiletry items were very nice. Had breakfast every morning at the restaurant in the hotel - very nice. Found it a little difficult to regulate the temperature in one of the rooms - but it wasn't unbearable. The service given to us by the conceirge was wonderful.

This is a lovely old hotel. Rooms are small, but adequate. HOWEVER, from the time we checked in, our toilet gurgled loudly every so often, splashing water all over the toilet seat and floor. The gurgling was loud enough to awaken us at night. We reported the problem at the front desk, and the folks there seemed baffled. However, when the engineer came to check it out, he said this has been a regular problem that they are having trouble fixing. Why in the world would they rent this room??? We made our reservation 6 months in advance, so I don't think this was the last room available in the hotel. They did knock some off our bill upon check-out, for which we were grateful, but even given this, we were pretty dissatisfied with our experience and with the lack of responsiveness of the staff with regard to this apparently known problem.

We appreciate the time you took to review our hotel on Trip Advisor. I am so sorry for the experience you had with the gurling toilet. Our Engineering Department is trying to fix it. I hope you will give us a second chance next time you are in Charleston.

I took my daughter down to Charleston over spring break. This was the perfect location for shopping. The hotel is located right at the beginning of the King Street shopping district. The bedroom was very large and nicely decorated. Ask for the park side view 5th floor or higher. We had a wonderful view of the Ravenel bridge and harbor from this height. The beds were very plush and elegant! However the bathroom newly upgraged was minuscule and I mean tiny. Fine for 2 small women, but not for very large people. Hotel location in also 3 blocks from the Charleston Visitor Center where you can pick up a CharlestonHeritage Passport, which is good for 2 days and gets you into 5 of the historic houses as well as Middleton Plantation and Drayton Hall and 2 museums $45.95. Also a must is happy hour at Pearlz./..great prices and fun atmosphere. The bike carriages for $5.50/person were a feet saver. Magnolias for lunch was also very tasty.

My boyfriend and I came last year in April for a wedding and stayed the last night at the Francis Marion to be closer to downtown (first few nights were at the Marriott which is a bit outside of the city and requires a shuttle or car to reach downtown). We were so pleasantly surprised with the FM. Great, convenient location. Beautiful entry way and lobby across from a park. Very traditional style furnishings. Our room was very large with a large bathroom as well. We booked a standard room but I have to assume this was somehow an upgrade as the room was so big! Would definitely recommend to stay here (in fact I just did to a friend, which reminded me to come write a review).

This hotel is in the PERFECT location for Charleston. It's right in the middle of King Street, across from the park where all of the action happens in Charleston-- Charleston Wine & Food Festival, Charleston Fashion Week, Farmer's Market, etc. Easy to walk to all the tourist fun on Lower King and Market Street, and easy to walk up to the trendier Upper King area. The rooms are a nice size and most offer good views in all directions. The staff is attentive. The bathrooms are somewhat small, and haven't been updated to modern standards but this is a minor detail! Everything else is great! It's the trifecta: service, location, value. What more could you want?

This was the meeting hotel for my trip. I had a large room on the 9th floor. Old buildings have quirks and that it part of the charm. As a lot of people have said the elevators are slow, but they are in the process of modernizing them so hopefully that will improve soon. I expected the bathroom to be small given the age of the hotel, but the wall mounted hair dryer was a disappointment. It didn't really dry anything. I was disappointed that the room didn't have a laptop safe and my door didn't really close tight so when people would walk down the hall it would rattle which made me think someone was trying to open the door the first night. The staff was friendly and I appreciated the free wi-fi. You can walk to just about anything from this location and if you have a car there is a city parking garage right next door for $14 a night.

This hotel is right in the middle of the action. Nice and within walking distance to most. It is older, which is apparent. Bathrooms are tiny, but suffice. Rooms were clean, which is my most important concern. Didn't have any issues.
