One of the hotels chosen for wedding attendees, and actually the cheapest of the three. It is located in Atlantic Beach or Easton Beach section of Middletown just opposite the waterfront. It is a short drive over the bridge to downtown Newport, and walking distance to many restaurants, and to the Cliff Walk, a pleasant scenic hike. It has a nice pool, indoor, but no hot tub. Water was cold in the morning but OK if you swim actively. Parking is included and some of it is under the hotel itself but open. Main lobby is one elevator floor up, as are the first floor rooms. They offer a typical hotel complementary breakfast, and since it is offered to their sister facility across the street as well, it was overcrowded on busy weekend mornings. There is a nice outdoor extension of the breakfast room which could be nice to use weather providing.

I had booked some time in advance, and when I called to modify my reservation I requested a room on their 3rd floor. I called again to confirm that the day before arrival as well and was assured that they had the request. But they did not. I made a fuss and a second floor room was found for us. With the hotel elevated one level, second floor was acceptable. I don't like first floor for many reasons especially in a place on such a busy street with noisy bars, etc in the area. Why is it that hotels cannot honor such requests when you are paying a pretty good price and make advance reservations? I think the usual price is over $250 on this weekend of the boat show, and many weddings, and we were charged about $212 plus, and two nights were required so the stay was $500 for a Comfort Inn.

This was a great place to stay if you are looking to go to NEwport. I don't normally stay at Comfort Inns but did not want to pay the price of the Newport Marriott. I was hesitant to book here but it was perfect! The hotel is only 3 years old. Bathrooms were huge and marble. Beds and pillows were comfortable. Right across from Atlantic and Easton's beach and you could walk into Newport if you wanted. The start of the Cliff Walk is 1/4 mile away. It was very quiet here - unlike Newport itself. I would not hesitate to stay here ever again. BEST value by far!!! Book it. Don't question it.

As per previous reviews, this hotel is good. I picked it for the location, 2 blocks from the beach, and for the decent price. I booked at 152 per night. Hotel is clean, safe, comfortable. No staff or housekeeping issues. Breakfast is ok; selection of breads, hard boiled eggs, fresh waffles, fruit. Not in the downtown area, but still convenient to the attractions. It is a little pricey for me in general, but since the Newport hotels can rise stratospherically, this was the best I could do with some ammenities and remain in the area.
Pros: beach, price, breakfast included, safe, clean, kid friendly
Cons: price, beds are all double, not queen. No laundry on site

The hotel pics don't do the location justice. This place is directly across from the beach, two restaurant/bars, another bar next door. There is a package store too. We were a party of 4 adults in 2 rooms; being able to walk "home" after a few drinks was great. Everything in Newport is a very short drive away. The room itself was very clean, quiet, and roomy enough. The double bed was kinda small for a couple to sleep comfortably but nice bed. Breakfast was standard. No balcony or outdoor area to sit. Will stay there again due to excellent value for location.

Loved this hotel will be going back again! The staff was extremely friendly our room had the greatest view of the ocean and I loved the windows that opened for fresh air the room was very big unlike what I expected after reading the reviews the bathroom was large and clean. the breakfast had fresh oranges and apples with other hot choices I was surprised and the woman who ran it was great you can sit outside and eat breakfast on the roof overlooking lake and ocean. We always stay at the Newport Harbor but for this price and excellent location we will be back. The restaunts and beach across the street have alot to offer and you can easily walk to the cliffwalk

We decided to go to Newport for a few nights over the Memorial Day weekend...what a great location right across the street from the beach...You get 10% off your bill at the Atlantic Beach club restaurant across the street...fun place...bands play there on the weekend...and you get 10% off your bill at Tickets (sports bar next door)...
Flos clam shack is awesome...good clam strips...greek pizza restaurnat in walking distance...package stores, convenient stores all nearby...
Cliff walk is great...get a nice view of the mansions and a great walk in..
Can't beat the beach right across the street...
continential breakfast...the waffles are the best part...coffee nice and hot...for a big hotel room is very small...and people from the sister hotel Best Western come over for the breakfast also...
beds are comfy...
quiet can't hear people in other rooms...just the doors are so heavy you do get the slamming of the doors...woke me up a few times in the middle of the night....

If you wnat to go for a real breakfast in walking distance is the Atlantic Grill which is the best on the island...

The beaches are in walking distance, and it's fewer than ten minutes to town and the mansions. We enjoyed a clean, spacious room with sitting area, king size bed, microwave, refrigerator and large bathroom (room 323). Friendly staff even gave us a further discount off the AAA rate since we stayed at the property for five nights. Despite being on the 'quiet' side of the hotel, we could hear the loud music from the local bar (they keep the door open) on the weekend. At least it was only until 1:00 a.m. when they are required to close. Breakfast was good, though as other reviewers point out, the room where it is served is small. Sadly, groups of guests (such as those attending a wedding or party) take over the breakfast room on the weekend and are quite loud. Other than that, the facility was really quite good.
