“Surprisingly wonderful”

My fiance and I spent one night here. We weren't expecting much, probably because we were originally booked for a queen bed non-suite ($179). But at check-in we were offered an upgrade to a suite for only $30 and it was a beautiful room. Really one of the cleanest i've ever been in! The decor was modern and shiny. Furniture & bed comfy and new-looking. We had a view of what they call the "pond" (looks like a huge lake), juliet balcony, private deck, and it was all very peaceful. Hottub on the rooftop deck had a lovely sunset view and perfect water temperature. They made us pay $12 for parking, which was really unreasonable, being as they have their own lot and street parking is not an option nearby. Resteraunt bartender and staff were very friendly and accomodating. The dinner deal at hotel resteraunt was $23 for 3-course meal with great options for each course and plentiful portions-food was delicious (salmon, shrimp, and chocolate cake)! There is a cafe, a 7-eleven type place, and a few resteraunts within walking distance. Hotel is about 3 minute walk to Eastons Beach; the water was a bit too cold for us, but the sand was SO soft and atmosphere SO relaxing.
Entrance to the Cliff Walk (North End) was about a 10 min-walk away and was truely the highlight of our trip. The Walk's website scared me a bit from attempting the South End, but I'm so glad we did it because it was such an amazing walk over rocks being hit by waves, with the backyards of the mansions to our right. We did the entire walk in 2 hours, stopping quite a bit to take pictures (would recomend sneakers and no children under 10). The North End was pretty packed with people (Sunday around noon) while the South End was almost desolate.
Proximity to the Cliff Walk and beach are definitely 2 major highlights for this hotel; although it's not a comfortable walking distance from downtown area (about 25 minutes).

Perfect hotel with a Newport/New England ambiance. We booked a room at the hotel a few days before our visit,(we are sailors and we were attending an event at New York Yacht Club, and had a choice between the historic building or the new suites across the street. We loved the look of the historic building,understanding that in a historic site, the rooms. We were delighted! The rooms are just the right size for two people, clean, new England style/nautical decoration, and walking distance to CLIFFWALK and the beach!/ Just a five minute walk, and you are at the beach!

Our favorite treat at this hotel is the rooftop hot tub, and firepit! as well as an indoor swimming pool.. the feel is boutique spa, and though the new building across the street
has these amenitites, it took us less than a minute to walk from the historic building lobby across the small street to the new building. Our room cards gave us full access.

We have usually stayed in town/in the middle of the city, with parking being an issue, etc.
but this gave us a place to park the car, to be right across the beach, and to enjoy a bit of self indulgence on a rooftop in a hot tub, overlooking the bay, and marshland,

at night , we sat on a cool evening, with the fire pit roaring!
We will come back again , and look forward to the roof top in the fall, with hot tub and roaring fire pit... WONDERFUL!

When we stay in a hotel in Newport, we always choose to stay at the Newport Beach Hotel and Suites. The suites are amazing! It is so clean and comfortable. The rooms are so efficient you feel like you have so much space. We book the 2 bedroom when the kids come. They love it. The location right across from the beach is perfect and close to so many things to do on the island and downtown. The restaurant also has an amazing breakfast. Only hotel in Newport on the beach. Best place to stay!

ok- I actually stayed here 2 years ago- before I got into the TripAdvisor thing- but the people were so warm and friendly and accomodating that I had to leave a review...
I think it's about the only hotel that is actually ON the beach in Newport. Rented the cabana for a day- totally worth it. It's next to a seafood place that has amazing raw bar.
The staff was friendly and helped us to find the different mansions and to get to downtown, etc.

We stayed in a family suite overlooking the beach- had a great view; the bed was very comfortable, and we had a very enjoyable stay. It's a very unique hotel because it's quite old (there's a new part and an old part).

Would return in a second!!!

Very nice hotel across street from great beach, very close to cliff walk around ocean. Staff was friendly, rooms clean, great fried fish place next door. It opened for its season the day we arrived, and people came form all over to eat there. Fried fish and clams were awesome, in-the-rough eating style. Just a short drive to downtown Newport. We are thinking of going back in August for a few nights.

Great location across from the beach and a 5 min drive to Newport attractions. We rented a "cabana"...these are essentially large closets on the upper level of the municipal building at the beach. The hotel has several; each includes 4 beach chairs and an umbrella. You also have use of the private restrooms/showers and parking (though it's only a block from the hotel - we walked). Made our day at the beach much more enjoyable.

Agree with other comments re: excellent suite quality in the new building. Only complaint was that HVAC was noisy at night.

I stayed here for 2 nights (July 11 and 12) in one of the brand new suites (room 406) - everything was WONDERFUL and I cannot wait to go back!

The staff could not have been more helpful and accommodating - each individual took the time to have a full conversation with me, see how I was doing, provide recommendations and directions for dining, activities, etc etc....

All around very luxurious, wonderful experience -- from the moment I stepped in the room, I knew I was on vacation! Hotel had a great roof top deck with hot tub; also indoor pool and easy walking access to the beach, restaurants, the beautiful Cliff Walk.

The suite had 2 bedrooms, 2 baths, full kitchen, Washer and Dryer in the room (a huge plus, especially if traveling with kids!), living room, Views of the Ocean (on the living room side) and Pond (Master Bedroom side).... more room than needed, but the spacious living room was put to good use when local friends stopped by! Next time I am planning to bring my mom and Godmother for a girl's weekend get away -- spa in the hotel is an added perk!! Of course free wi fi and 3 flat screen tvs for those who need to stay connected

Perfect Vacation / Get away Spot!!!!!!!!
