Ticks all the important boxes - friendly owners, good room, excellent breakfast, hot shower, quiet and relaxed. Blue (the dog) is a definite plus for a dogophile like me. It is also very convenient as a base for most of Cornwall if you are on public transport.

It's a bit of a pity that it's let down by the town itself (but then, I remember St Austell before it was ruined by the big supermarkets)!

All in all, a good experience.

I travelled from London to St Austell, Cornwall recently to perform at the Eden Project Cafe, staying at the Sedgemoor Heights b&b. The Sedgemoor is wonderfully arranged with a sense of privacy and comfort. The staff are seasoned pros and genuinely interested in the experience of their guests. I had a wonderful time and would stay there again absolutely.

SEDGEMOOR HEIGHTS B&B is good place to stay, we spent 3 nights there, at the day time we visited different places around Cornwall, Eden project is very close to this B&B. Host is friendly and helpful. Breakfast was very good. Rooms are clean, good size. Definitely would stay again.

We spent 3 days in this b&b when we visited Cornwall and used this accommodation as base camp for our tours. We liked the house, it has an atmosphere and we got great breakfasts from the owner of the house. The house has a dog, it is a very friendly pet, our children liked to play with it after the morning routine.

This is a tastefully furnished B&B, five minutes from the town centre, with its own entrance and lobby at the rear of the main house, quiet and secluded, with a lovely little patio. The rooms are immaculately clean and the en suite bathroom facilities are better that those of many hotels, certainly a cut above the piddling showers of most B&Bs! Tea and coffee facilities in all rooms. Breakfast is served in the dining room of the main house and includes organic produce and fresh eggs from the hens you can hear clucking in the garden. You may ask for anything (within reason!)
Ray was extremely helpful and informative; by the way his list of 'things that could go wrong' is called 'Health and Safety Information' and could save your life, so shut up and listen!!!
Ray has a well-developed sense of humour; if you do not, please don't call him eccentric as you are merely revealing your own lack of sophistication.
I stayed for four nights and wish I could have stayed longer.
Excellent value for money and thanks Ray, I'll be back!

My husband, son and I had a fantastic time here. We though that the B&B was exceptionally clean (better than 5 stars we'd stayed in) and that the host, Ray was friendly helpful and accomodating and made us feel as though we were part of the family. The room was lovely for our little family and easily coped with all the baby clobber we have to take and came with it's own travel cot. It also was very peaceful and was not affected by any road or city noise. The tea andcoffee facilities were great and so was the TV - which is safley tucked away from little fingers. We chose the B&B as it is located not far from the Eden Project and The Lost Gardens of Heligan (it also has a good public transport option) and this was a very easy commute. Would definitely stay again and have recommended the B&B tp family and friends. Thanks for a wonderful stay. Oh and the breakfast was FAB.

[We have replaced the bed-side cabinets and the chest of drawers since your visit and it all looks much smarter; more improvements ongoing...]

Like many B&B owners, Ray was reluctant to take my booking as a solo traveller, and I had to agree that he could palm me off on someone else if he got a better offer for the room. I didn't like this much but as it happens the place wasn't full up anyway.

The room was nicely decorated but small, in fact two people might have felt a bit cramped. Ray is a bit eccentric, I'm sure there is a comedy routine to be made of his intro speech about what could go wrong with various bits of the room, none of which did go wrong of course.

You are in easy walking distance of the town centre with it's pubs, restaurants and a cinema. I would stay here again.

Thanks for your 4 star rating, much appreciated. I do like solo travellers,honestly; i accommodated them all the time and appreciated their problems.
Glad you found the room clean and welcoming, but remember it's a well eqipped bedroom in a bed and breakfast establishment, not a hotel. Be assured it is way bigger than the minimum size set out by rating agencies such as Visit Britain.
Glad you were amused by the "warnings" Knowing how to get out of the room safely and quickly if the fire alarm goes off, is something I always talk about. Be assured, though, I don't usually go on about what happens if you press the wrong button on the tv remote, Or mention, indeed, the inconvenience of having to use the table lights if the ceiling light-bulb blows; or the results of your failing to find the spare toilet rolls cunningly concealed in the cupboard under the sink! Yes, there's a comedy routine in there somewhere.
