Sitting in the shadow of the viaduct, The Arches doesn't look very "posh" or imposing from the outside, but once the front door is opened the welcome is amazing. Nikki is a wonderful, warm hearted, cheerful, bundle of energy who you just can't help but like the moment you meet her.
The rooms are clean & bright with everything you need & very unlike some B&B's i've stayed in so comfortable you feel you may not want to go out.
We (consisting of my partner & nearly 13 year old fussy daughter stayed in the attic suite. Through a private (lockable) door up a typically narrow Victorian staircase - which didn't cause any great problems to my arthritis - we found a bright, clean & spacious shower room & plenty of hot water all day. The main room with a comfortable double & a single bed, dining table, microwave, fridge & kettle with everything you need for tea/coffee or hot chocolate, sky tv and plenty of side lights, tastefully furnished & plenty of storage & hanging space for clothes. Then you also have a separate double bedroom with everything you need & a lovely skylight above the bed - you can lay in bed looking at the stars. Nikki's scrambled duck eggs with clotted cream are fantastic, no greasy spoon breakfast here, but plenty of variety, with cereals, toast, fresh fruit yoghurt & more. This is perfect for a family or even two couples at such a bargain price ...... The happy cheerful atmosphere comes free along with a good old natter & plenty of advice on where to visit or eat.
Highly recommend staying here & will be booking next time we visit St Austell.

Room Tip: A great base for visiting attractions.

OK....B & B-Versus Hotel.....if you want a hotel...book one....don't book a B & B expecting a hotel....it's not that difficult to work out....:)
Bed and Breakfast.....Right.....let's start with the "bed" bit....we booked the Attic Suite....two adults and a 12 year old....and it was GREAT !!! Us in one room and the offspring in the other......really comfortable, TV & drink-making facilities in each room, comfy beds, quiet, private & just really nice.....everything was clean and tidy, and comfortable......somewhere to sit, and somewhere to put your clothes.....the bathroom was good, shower only but clean and tidy and good fresh towels......criticisms may be the narrow staircase up to the accommodation, but after all you're in an attic and it's part of the adventure ! Some low ceilings, but at 6'4" that's my look-out and with my other half at 4'10" no issues at all........after all, this is an old Victorian building so respect it.....
As for the breakfast....SUPERB !!!!! Nikki offers a superb range of food for all tastes and if it's not on the menu then nothing is too much trouble to provide it.....and it's all freshly cooked ( wonderfully) and the presentation and atmosphere warm and welcoming......one of the best breakfasts in Cornwall...:)
Nikki is a wonderful host with a big, welcoming personality......nothing is too much trouble. At the end of the day we would always opt for warm and welcoming rather than cold, impersonal, faceless and absent........:)
As for the location.......okay, on a main road (although a B-road) and a little challenging to access and exit......but the place was there long before cars appeared and if you can't negotiate a little tight vehicular movement then perhaps you should question your driving ability......some supermarket parking spaces are narrower, as are many, many roads in Cornwall....but once in there, parking is ample, private and secure......
As for the dog.....well, the place is pet-friendly, a rarity nowadays.....but the resident German Shepherd is hugely friendly, does not jump-up, intrude anywhere in the accommodation or hassle anybody......and lives there....and we're just visitors...! :)
If you want anything else, a Travelodge would probably fit the bill, or similar....but if you want peace, friendliness, decent accommodation, excellent food and character, then book the Arches !!!! We certainly shall again........Thanks Nikki !!!! :) xxxx

We intend to return to St Austell in the future. But only if we can stay here at Arches B&B. Warm, friendly, welcoming, down to earth. Breakfast scores 11 out of 10. Nikki cannot do enough to aid your stay. Rooms clean & comfortable. If your back around 4-00pm you get a cream tea among cream teas. ( Nikki can bake a good scone ) Glyn & Diane ( Newflame Derbyshire )

Room Tip: If you have a 2 child family the attic room would be ideal.

We thoroughly enjoyed our freshly baked cream teas on arrival along with a very warm welcome, extended to our furry friend too!
We stayed in the 'green room' for three nights and found it spacious and relaxing.
A good base to explore Cornwall.

Room Tip: St Austell is not a typically Cornish town but is a good base to explore some lovely towns such as F...
