“Best small B&B ever”

Can I give this place ten stars? If you are even thinking about a few days in San Juan del Sur, do it and stay at Casa de Olas. If you are worried about the out of town location, don´t because 1) you will never want to leave this little slice of paradise and 2) if you do want to go to a restaurant in town or to a beach, the owners will happily arrange for your transport (free to and from town and at a nominal cost for longer trips). The location means cooling breezes, quiet and a beautiful view of the bay. Casa de Olas is new and the place is just beautiful.

The real reason to stay is the people. Staying with Carla and Fred is like staying with old friends -- really, I gave Carla a hug when I left -- and their warmth creates a convivial atmosphere among the guests. We ate family dinner several times during our trip because the food was better and more reasonably priced than elsewhere in town -- and the company was better! I have never had a better hotel experience anywhere.

First off, you couldn't find nicer, more welcoming hosts that the owners of this place. If you are ready for lots of company and lively, loud conversation, this might be the place for you. That said, for us, there were quite a few negatives.
Location: allows for a gorgeous view, but too far from town for us. You will depend on taxis when you want to leave the premises. Btw, on arrival, it was very hard for our Rivas-based driver to find, as well.
Privacy: you won't find much here. There is NO private outdoor space, the pool area is very narrow, and the acoustics allow every conversation to be heard by every guest.
Rooms: though thoughtfully decorated in a charming, rustic manner, they are dark and cell like. You wouldn't want to spend much time there when not asleep. The bathrooms are cute, but dark and extremely rustic, with cold water only.
Summary: I wouldn't call it a B&B....it is an overpriced hostel. To be fair, our fellow guests seemed to love it. We left after one night. I hope this review adds a bit of balance to the overly-high ranking given by other reviewers.

Room Tip: The end room is a little better, with a second window and a tad more privacy.

We stayed there with friends and enjoyed our time with the hosts and other guests. The location was ideal for us with a short drive to the best beaches. A great set up with a perfect view to overlook beautiful sunsets, it was a lovely way to spend the evenings with a few Tona's or your own drink mix! The resident monkey, Buzz, was a great complement to the resort and added personality. Still in it's infancy, Casa de Olas is great value and certainly a worth a stay.

Staying here was like staying with members of our extended family. Our hosts, Fred and Carla, were so gracious and welcoming.

The views from the property are outstanding. We can think of few better ways to end a day than sitting by the infinity pool with one of Fred's cocktails, staring out at the sunset over the Pacific.

The rooms were modest and clean - fine for our purposes and for the price we paid. The only complaint we had (not the fault of the hotel) was occasional night noise from the hostel next door.

Casa de Olas isn't particularly easy to get to -- it's up a hill a few kilometres from town -- but Fred and Carla always helped us either find a ride or arrange an affordable cab ride. And did we mention the views? Outstanding.

We came to San Juan to relax, but did manage to get into squeeze in a few activities like ziplining and catching some waves (OK, watching *others* catch some waves) at Maderas surf beach.

You can also get a massage ... or just sit back and soak up the tropical paradise.

Overall, a great option to stay in San Juan del Sur. We loved it.

This place is a mess! Totally disorganized. Not worth the cost. It's not "five minutes" from the center of town. No doors in the bathrooms. No air conditioning. No soap. Noisy. They kept running out of everything. The owners just lounge around and are very casual about everything. I found a lot better places in town for way less. It's so not worth what they charge.

Great feedback. To update you and our other guests we now have doors on the bathrooms. This did take a little longer for some of the rooms as we endeavored to source wood from sustainable sources.

We have made an active choice not to use air-conditioning and sorry if this wasn't clear when you booked. We don't use air-conditioning for 2 main reasons; firstly because the breeze and forest keep the rooms as a comfortable temp all year round and secondly as we are trying to minimize our use of electrify burning A/C to reduce our guests impact on the environment. Fans are provided and we are in the process of installing new wall mounted units.

During your stay we discussed your booking (through a hotel aggregator site) and explained that we do not have control over those fees. We would recommend all guests to book direct through our website to get the best deals. We made an exception to allow you to stay during our closed period and sorry your stay wasn't as you expected.

My friends and I stayed there over Thanksgiving and we could not have picked a better place! Carla and Fred organized a Thanksgiving feast and made the place feel like a home with great people, incredible views, delicious food and Fred's amazing Coconut cocktails! Fred and Carla were also extremely helpful in organizing day activities for us and also made sure we were taken care of at night -when we needed transportation back to the house. If you are traveling to Nicaragua I highly encourage you to stay at Casa De Olas!

Casa de Olas is a beautiful spot tucked away on a hill. The views are spectacular, half my photos are of sunsets each night! The staff are super friendly and Fred + Carla really make you feel at home! They were tremendously helpful with organizing activities (zip-lining, beaches, surfing, massages, day trip to Granada) and always made sure we were comfortable. The rooms were clean and comfortable and the grounds beautifully manicured.
I came with 2 other friends for a short Thanksgiving trip and we all had a blast. NFL streaming on the projector and a delicious feast of turkey, veggies, spit-roasted pig and more. We couldn't get enough of Carla's lemon meringue pie or Fred's blended coconut cocktails!
Overall experience was fun and incredibly relaxing - just what we were looking for! Fred, Carla and the rest of the Casa de Olas family really made it a wonderful experience. I highly recommend Casa de Olas for your stay.

We have dorm accommodation (an 11 bed dorm and six 6 bed dorms) for those traveling on a budget or in groups.
