“Good value for the price”

The room was clean and comfortable. The internet service was good. The breakfast was good but not excellent. The staff was slow at re-supplying the breakfast bar as people used them. The trash cans were often filled to overflowing. They need someone tending all of this during the busy breakfast times. The staff was friendly. The location is right on Highway 101, south of the commercial area. It is more than a mile to the tourist areas and beaches but there is plenty of free parking in town, particularly near the convention center.

Thanks for recognizing the good value we offer and taking the time to review us.

We actually do typically have a breakfast attendant during the busy times - it sounds like we either did not schedule properly or perhaps had a staff member call in sick on the day you were enjoying your breakfast. We'll keep working at staffing just right so we can keep your rates as low as possible.

Upon walking into the hotel there was a towel on the floor by the ice machine it was also there the next morning when I checked out. You walk through the breakfast area to check in Katie
at the front desk was very nice and helpful. The room was small but it is an old Microtel so that
explains it. Over all the hotel was clean the bed fairly comfortable the TV not so nice. My one
complant was I had no and I mean no hot water at 8:30 at night for my shower. The next morning I was going to say something but there was hot water and I decided it would not do any good. I am sure some excuse would have been made , but for me there is not reason why a hotel does not have hot water.

Room Tip: We were in front and did not hear any road noise.

Very sorry there was an issue with the hot water during your stay. We are addressing the boiler problem that caused the loss of hot water, so you shouldn't have an issue next time!

Nice place, accepts dogs, easy to find as it's right on the hwy. Be sure to ask for a room not facing the hwy to avoid traffic noise. Decent breakfast included. A short drive to the downtown & beach. Restaurant within waking distance. Bed is comfortable, great shower head & lots of hot water. Convenient to have a microwave & fridge in the room.

Mostly agree with MAC9 and would add that this is an aging hotel that appears in the process of upgrading. Newer carpets in the halls and rooms. Older model TV. Rooms and sheets were clean (but don't look under the sheets, I found stains on mattress pad and mattress), however the rest of the hotel was filthy. Elevator, stairways, lobby and even behind the counter had not seen a vacuum for days and even weeks. No excuse for this!! Corporate needs to make a suprise inspection to see just what they bought

Thanks for noticing our upgrades, like a new breakfast area and new front desk area, new carpet in hallways and in a number of rooms. We do have a number of rooms that include upgrades like larger flat-screen TVs.

Actually, ownership has not changed - we have only changed the hotel brand. We actually find most guests recognize the updated look and design of the hotel and the way we are constantly maintaining and updating it. We will continue to work hard to do so.

You are right that you should expect cleanliness everywhere and that is exactly what we strive for. Every surface and floor is cleaned daily, but, as full as we are during this busy season there will be some brief times in between cleanings. Perhaps that is what you noticed. I encourage you to come back again and if you notice anything other than perfect cleanliness just let the manager know right then.

Guesthouse Inn & Suites Seaside is a great place to stay. This was a wonderful hotel with really nice staff. Breakfast was simple but good. Coffee, Juice and hot cocoa available 24/7. They are pet friendly as well. This is a great place to stay for family's as well. We had a suite room I highly recommend it as it had lots of room. Would stay again. Wish it was closer to the beach but for the price its well worth the 8 block walk.

Room Tip: If you want extra room get a suite.

Thanks for staying and the great review. You are right that our suites work well for families as they have more space, a sitting area with sofa bed and ottoman, and a kitchenette with sink, counters and cabinets, refrigerator and microwave.

True we are not on the beach, but as you pointed out that allows us to have rates that are much more reasonable. In addition, we have walking access to restaurants like Bigfoot's Steakhouse which is right next door.

We booked this hotel with a major consolidator as a 2 Star property and that is what it is.
The location is in the southern part of Seaside and not really convenient to restaurants,etc
The room was a small standard queen, basic and clean. The breakfast offered was very limited-yogurt, cereal, waffles, and not much fruit. Internet access is provided and free.

We actually have a variety of room types, including rooms with two queen beds and extra space as well as suites with a queen bed, ktchenette and sitting area with sofa and ottoman. It's a good idea to book directly so we can make sure you reserve the type of room that best meets your needs. We have a best rate guarrantee, so you will never get a better published rate booking with a 3rd party.

Hopefully you noticed Bigfoot's Steak House right next door? It is one of the best known and most highly regarded restaurants in Seaside. It has seafood, salads, burgers and other choices in addition to the excellent steaks and prime rib.

Our breakfast includes what you mentioned, as well as several types of bagels and muffins and several types of both hot and cold cereals to choose from. Most guests love having the variety from yogurt to waffles available to them. Maxwell House coffee and Florida's Natural juices, as well as teas and cocoa are available 24/7. There are hotels that have more than the deluxe continental breakfast we offer, but you will pay 3 or 4 star rates!

We were given the last room with queen bed and non-smoking. Needless to say we now will not stay in a handicapped room. Not that it inst nice. Everything is geared for some one in a wheel chair. I am not knocking those who are handicapped. But for those who have never stayed in a room that is designed for a handicapped person everything is lower in view. Bed was stiff, Continental breakfast was a basic breakfast. I would suggest to all hotels to consider some protein in the options. Hard boiled eggs as the only protein for the breakfast is not an option. There are some people out there that need protein for their breakfast. I went to use the elevator and some one passed bad gas. I asked the front desk person if she had a way to fix it and she gave me the worst look as if i were crazy. I don't think this was too much to ask for.
Over all a fair hotel to stay at. We were told there was a volleyball tournament getting ready to start up so all the hotels were not offering AAA discount. We should have been able to get it regardless of the rooms availability.

It's always a good idea to book early. That's when discounts may be available. Just like airlines most hotels eliminate availability of discounts as they fill up, and we fill up almost every night.

Many guests are unaware of the protein value of the variety of foods we offer in our breakfast, which includes fresh waffles, yogurt, fresh fruit, hot and cold cereal choices, several types of muffins and bagels and more. Our yogurt, for example, contains up to 12g of protein. Contrast that to a Clif Bar energy bar, which has only 10g of protein. We try to offer a variety of choices and name-brand quality for our breakfast items while keeping our rates low. Economy hotels cannot typically offer eggs and bacon for breakfast, but we try be excellent at what we do offer.
