Wow! What a gem in Medford! I lived down the street for months and had no idea this amazing place was even there!

Attended a wedding at UTGT and stayed the night in one of the five rooms.

Check out the pictures to really see how beautiful the property is. I did not make the reservations or anything, but our experiences there were incomparable.

Have you ever seen a Maxfield Parrish painting? The oak leaves sillouetted against the deep blue sky with orange clouds in background? My boyfriend and I were treated to this scene while sipping wine in the gardens of Under The Greenwood Tree. Could have been a fluke but I think evenings like this are many at this charming spot.
Admittedly, we are nervous of B & B's. Never know what to expect in way of cleanliness, noise, privacy and the dreaded breakfast chit-chat in morning. Well weren't we surprised and happy.
The house is a treasure. Big old place with oodles of charm. Felt right at home. A hammock out front, big porch with wicker seating, tables and chairs tucked about....the gardens... oh my. Granted when we were there it had been horrendously hot and some plants were spent. No matter, the place still had an old cottage garden. I couldn't stop browsing. Get a sniff of the honeysuckle growing in back. Take a chair to a private flowered corner and read a magazine. Watch the horses in neighboring pasture. Roam freely in the old barns and outbuildings. They are in a graceful decline and utterly charming. Check out the chickens and llhamas. We enjoyed lounging, reading and playing guitar in the gardens. I think that is what I liked so much...the room to live outdoors and not feel the need to stay indoors. From what I gathered, many weddings are preformed here and I can see why.
Our room was sweet. You can tell whoever decorates has an eye to history of the farm. I don't know what the fuss is about air conditioning. Our room had A/C. And so what if it didn't chill us to the core. It was fine! The private bath was perfect. We had a room sans sitting area which was ok because we were out and about all day. But we peeked at other rooms ...very nice!
Joe makes a mean breakfast! Plan on eating well folks. 3 courses.(Beware the breadpudding...my boyfriend had another helping later in day. Very addictive! Barbara is a good source for daily sightseeing places. The location is quick to town or Jacksonville yet has that country feel. Yes, the road out front has locals racing by but that's life these days. Tune it out.Nothing is perfect.
Oh, and one of my top priorities for a B & B....lots of reading material on hand! Oodles of magazines and books here. Jolly good!

We really liked this B&B. It was a beautiful, old home in a wonderful setting. My young daughter liked it very much, especially walking the grounds and seeing the llamas. Let me not forget to mention that the breakfast was great.

Overall overpriced and a disappointment.
The website looked great and if this had been lower priced it would have been more acceptable. The owners are very friendly, breakfast was fine. However, the location is in the middle of nowhere -- only place to take a walk would be on the road.
The house lacks elegance and seems "tired"-- arriving on a 96 degree day to a house without airconditioning but with a crying resident 2-year old did not help. However, there was a room airconditioner in our room and the child quieted down.
No maps, brochures, guestbook, cash only made the experience seem less than professional. The owners have only owned the property for a few months although it has been operated as a B&B for many years.

Management response from Joe Lilley, owner

I was disappointed to see this review as I do not remember being informed that this visit was not a good time for our guests. Medford is hot in the Summer as are most places during August. Our home is a well maintained Civil War Era farmhouse and most of the time the downstairs is cool while to guestrooms do get very warm. Window airconditioners take care of that problem and we have had no complaints. We are sorry that our guest felt we were overpriced since we have reduced rates by 15% from the prior owner and we are comparable with other local b&b's. We welcome comments and will try and resolve these issues in the future. Thanks for the chance of letting us respond. Our grandson is now 2 1/2 and is is as cute as ever and most of our guests adore him.
