The hotel is a "Grand Old Lady" that has been re-opened as a boutique hotel and residences in downtown Tulsa.
The public spaces are terrific. There is a coffee bar and full service restaurant and bar on the ground level and a great penthouse bar on top. Very reminiscent of the Peabody Hotel in Memphis.
Valet parking for such a small city such as Tulsa seems rich... $20 a night. The valet/bell staff are good. On the positive the hotel offers complimentary shuttle via an Escalade to local restaurants.
We rented a "Mayo Suite" which was very spacious and included a large loft-style kitchen with full sized fridge/ice maker/oven/cooktop/private bedroom. Our room would be the ultimate bachelor pad.
We enjoyed this hotel greatly, but at this price point the front office staff fell flat. There was no anticipation of needs (they knew there were four of us yet we had towels for two, the sofa bed was not made and we lacked basic amenities). The entire city seemed to be under construction yet no offer was given to help us find our way in/out. When I called to tell them I was checking out and to please bring car XXX around and the clerk only said, "No Problem." At this price point I expect a inquiry as to our stay and a genuine thank you not to mention using my name whenever possible. Picky, yes... but when I shell out $500 for a weekend stay I expect better.
From a room design standpoint the room was very large and nicely done (great artwork) but the only windows are in the bedroom. No big deal until you consider the the rooms are done in very dark colors with dark granite, wood, faux wood floors, etc with meager accent lighting as the primary source of light. I'm all for low-wattage lighting but this building is over-the top. You feel as if you need a flashlight to brush your teeth.
Family: We ended up having to bring our children along (unplanned) at the last minute. As a parent I understand and respect bars that don't allow children... nothing worse than noisy kids at a bar. That said, the penthouse staff was almost hostile to my wife and kids when we attempted to let them look off the roof. During busy hours I get this (minus the hostility), but there were three other people in entire penthouse. Give me a break.
This is NOT a family-friend hotel, something many will appreciate. There is no pool.
There is a lot of room for improvement but all in all it is a great, historic property with decent service.

Topeca is known as a “seed-to-cup” operation and was the first business of its kind in the entire country. Our restaurant, Trula, is opened for three meals a day and also serves room service. The Penthouse Rooftop Bar is truly unmatched in Oklahoma and offers guest a great place to grab a drink and watch the sunset.

Unfortunately, parking in downtown Tulsa is very limited. We do charge a $20 fee for vale. However, guests can come and go as often as they need for that fee. Considering the other options near our downtown location this is a very competitive option in regards to overnight parking
I apologize that you were not satisfied with our service at the front desk. You are absolutely right that good service requires anticipation and eagerness to fulfill guest needs and requests. I promise you that we will continue to improve this aspect of our front desk. It is essential to our business and to providing you with the best possible experience.
The Mayo Hotel is a family friendly environment and we welcome families no matter the occasion. Our Penthouse is licensed as a bar by the Oklahoma ABLE commission. Unfortunately, in the state of Oklahoma anywhere that liquor is sold whether in a bar or store you have to be 21-years-old to be on premises. Our establishment and bartenders could lose their licenses if they do not enforce this law. I understand that this is very different than most other states but this is the law in Oklahoma. That being said, there is no reason for any staff member to ever be hostile to a guest. I will speak with our Penthouse Manager about this incident and the proper way to handle it.
