“Incredible expensive for a modest room”

I stayed at one of their cottages over the Christmas break. I was curious to see the cottage since we were charged $380 a night for a family of four, which was more than room rates downtown Sydney. The cottage was OK, but nothing spectacular. In fact we only had a room in one of the cottages. To call it self-catering is miss leading because the room had no cooking facilities only a tee kettle and a refrigerator. We had a small double bed with some kind of air mattress. When one of us turned the other woke up. The kids slept in bunk beds. The room was decorated with dark colours, green tiles and patterned wall to wall carpeting. The property is right next to the local elementary school, highway and a private beach house. To get to the beach you had to walk through the school athletic field. The internet cost $20 a day. There is nothing to see in the town of Swansea so people probably stay here to visit the Freysinet National Park, which is about 40 minutes away. The local Fish and Chips charges 60 cents for small packet of ketchup. After spending $6 dollars on ketchup one meal, we went and bought our own bottle. I am always suspect of hotels that don't have a free cancellation. It is usually a bad deal and this place certainly was.

Thank you for taking the time to submit a review of our property, town and local attractions.
These assist not only our accommodation property but the many future visitors to the area.
For this reason they need to be informative, carefully composed, well researched and above all accurate and correct in information and details conveyed.
It is noted that you have made a few inaccurate statements as well as raising a few concerns that you failed to bring to the attention of staff or myself as proprietor of the business during your stay. We pride ourselves on providing well priced, well equipped clean accommodation along with friendly and accommodating service to over 6000 guests per year.
We all love our area, choose to reside here and have a passion for sharing all that the town and pristine area has to offer with all our guests.
We are sorry that you did not enjoy your visit to the Historic Seaside town of Swansea with its many magnificent kilometres of pristine natural beaches, many eateries, cafes, galleries, diverse restaurants and local attractions such as the historic Swansea Bark mill, Kate’s world famous and highly acclaimed Berry Farm, The Historic Walk, The Pier or the local Fairy penguins and Shearwaters that come ashore each evening on dusk. There is simply so much to see and do.
Regarding your accommodation it is noted that you booked a family suite (1 bedroom motel style room with queen + single bed) in September 2012 through a 3rd party website for 2 adults. You omitted to mention that 2 additional guests would also be staying.
It was only after we sent a confirmation email, confirming your reservation that you advised that the accommodation was not for 2 persons as booked but 4.
We happily worked with you to swap accommodation around during this very busy time, to another family suite with additional bedding for your requirements. Your additional guests were charged at $35 each per night. This was in addition to your original 3rd part booking rate of $290 per night (commissionable) for 2 guests. Total rate paid for 4 persons was $360, NOT $380 as you stated in your review.
We are not in a position to comment on “Downtown Sydney” prices as they vary considerably depending upon the time of year and quality of accommodation. I would assume that Sydney Hotels during Christmas without the high percentage of corporate travellers would be otherwise extremely quiet with perhaps heavily discounted room rates available.
Your accommodation in Swansea was booked during peak summer time and certainly at no more than most local and Hobart accommodation prices for a similar period. Indeed many are priced well above what you paid for 4 guests.
In your original booking 24th Sept 2012, you chose to book a 1 bedroom family suite for 2 persons, not a fully self contained cottage as you advised in your review. You could have chosen to book a fully self contained cottage however did not.
You mentioned that your suite was “nothing spectacular” however I would like to bring to your attention how well equipped it was. It was certainly well equipped; much better than most if not all motel/hotel style rooms around Tasmania.
Unlike most motel style rooms it did contain a small basic kitchenette, with microwave, jug, toaster, cutlery, crockery and microwave cooking bowls, a fridge and freezer with ice blocks for those hot summer days.
It was also air conditioned being the only accommodation air conditioned in the town for the 40 degree days that we can get on occasions and did just after your departure.
Your suite was also complete with 2 seat settee to relax in during the day or evening as well as a dining suite for 4, ensuite bathroom with shower and bath, hairdryer, large LCD Television, DVD player, IDD telephone and IPod speaker/docking station. All furnishings were finished in Tasmanian Blackwood. Also provided were tea, coffee and hot chocolate along with a variety of biscuit packs and personal toiletry portions for each guest.
Wi-Fi was available and clearly advertised at standard Telstra rates (Australian phone company rates) for data of $10 per night for $125MB of data. (There is no charge for the 3G modem that we supply “Free of Charge” for you to access this data) I am unsure as to where your claim of $20 per day for internet therefore comes from.
I am also unsure about your assertion that you had a small double bed as the bed was actually an international “large double” which in Australia is called a queen sized bed. For guest comfort these are equipped with a pillow top mattress as well as electric blankets and quality mattress protector. Only the best 5 star hotels normally have this level of comfort in their bedding which you were provided with. The latest commercial white linen with white striped bed top cover and co-ordinated bed runner and towels complimented the bedding.
Room decoration is modern cottage decor in keeping with the type of property accommodation that you selected, being cottage styled accommodation.
Access to the adjacent beach (50 Metres) as you mentioned is via the adjacent school oval (athletic field) with no roads to cross.
We were pleased to see your family enjoying this open space each day, playing Frisbee during your stay. This is certainly something that you cannot do in a Sydney Hotel.
We are sorry that you had to spend $6.00 on sauce (ketchup) satchets (60c each) at a local fish and chip outlet. Hopefully the fresh fish supplied was tasty and to your liking.
I take on board your comment regarding not having a” free cancellation” policy, however we are not a hotel, but a small family run business providing good quality accommodation in a central location and adjacent the beach, in a remote country coastal area of Tasmania.
Being not situated in a larger city, it is not practical to have a guest cancel at 6.00pm on day of arrival when we have held a booking for perhaps 3 months as in your case. Certainly at this late stage we would not be able to relet the room. Whilst holding a booking for many months, we may have turned away countless guests looking for a room, whilst holding a booking in good faith. For this reason we have a reasonable guest cancellation policy and guarantee that when you arrive your accommodation will be there for you. We do not overbook like some larger hotels who simply offer a refund when they have no room for you, and tell you to find alternate accommodation.
Your comment that our type of cancellation policy “is usually a bad deal and this place certainly was” is unreasonable and insulting to not only myself but all staff who tried to accommodate you and your family and special needs, you during your stay.
Indeed as a seasoned traveller much more could have been expected from you.
It is noted that you did not raise any issues with us during or after your stay which denied us the opportunity to address any concerns you may have had. , You departed, anonymously and erroneously made disparaging comments about the room, property, eating establishments, town and general area.
We are sorry that your visit to this great area was an obvious disappointment, however perhaps instead of blaming the local businesses and the town and area in general you may need to accept responsibility for the fact that you booked a destination that was unfortunately not what you expected or to your liking.
The vast majority of tourists to the property and region thoroughly enjoy and love the area as past reviews attest.
We are sorry that we were unable to please you.
It is disappointing that, as an experienced and well travelled person, you not only denied us the opportunity to discuss and address concerns that you may have had, regarding your stay but instead chose to post inaccurate and misleading statements as well as denigrating the property and business for no apparent justifiable reason, whilst personally hiding behind a pen name.
Certainly not the course of action of a responsible, experienced and well travelled person.
We host over 6000 guests per year and unfortunately can only please around 99.94%.
A top contributor you may be but perhaps one of dubious credibility after this review.

Swansea is a beautiful small costal town. It has been my favorite place to stay in TAS so far. It is close to Freycinet National Park. It has a nice scenic beach around the outside of the town. If you are looking for a relaxing place to spend your time this town is the place. It has several all restaurants. The Swansea cottages match the town. You feel at home in them. It is a very quiet place just a short walk to the beach. You really don't need to use your car to get around town. Everything is within walking distance. I definitely recommend staying there.

It really is a relaxing and refreshing coastal town and as you mentioned so easy to walk around.
Thank you also for your lovely comments on your accommodation whilst staying at Swansea Cottages. We do try to provide great home away from home accommodation with all the comforts that guests are used to at home and then some more.

My partner and I stayed here a few nights ago and it was perfect. The location is perfect for walking into town for dinner (although it's a dark walk!) and everything was clean and beautiful. We stayed in the spa suite and cannot wait to go back!

We found our 2 night stay quite pleasing and very comfortable. We were met by Lorna? who was very friendly and helpful. Upon request she was quite happy to show us through before we made a decision to stay. Yes we entered through the laundry, nothing wrong with that, (saves carpet). The two males of the party enjoyed their chat with Rob, as he was interested in similar hobbies. The kitchen area was a bit tight for 4 people but workable & very clean. Excellant location lovely walk into township, everyone was friendly, and the cafes had wonderful food with excellant prices. Will stay again for a longer visit. Beautiful area, lovely beach.

This accomodation was the hightlight of our world trip it was amazing the staff were friendly and helpfull. The room was so clean all neat and set up well. Would highly recommend this Place 5/5.

On entering Swan Cottage through the laundry (which my kids found highly amusing) our initial impression was that the "cottage" was nice enough but very small.
Pros:
Clean
Cons:
Overpriced
Uncomfortable furniture (looks good, but seat squabs too shallow and too high)
No privacy at all, as all cottages look at each other.
We got the impression that the season in Swansea is incredibly small, so many local businesses, not just this one, fleece tourists in high season, to carry them through the leaner months. Swansea, despite being booked out, still looked dead.

Re the cons:- it is disappointing that you failed to raise any of your concerns with staff or myself during your stay, thus denying us an opportunity to address these and correct inaccuracies in your review.

Whilst a little unsure of your statement of $400 per night, this was not what you paid for your accommodation. There is a 3 night minimum stay on self contained cottages during the period when you stayed. To assist you, we made a cottage available for your requested 2 nights providing you met the cost of an additional service that we would otherwise incurr. You advised that you were prepared to contribute $80 towards the cost of the additional cottage clean that was incurred through your shorter stay.
You accepted the nightly rate as well as the short stay cleaning surcharge when you booked in October. If you were not happy with rate and the assistance that we gave to accommodate your short term stay request you could have booked elsewhere
Your cottage tariff was $250 double + $35 each per child making a nightly rate of $320 for a family of 4. To this was added your short stay cleaning surcharge of $80. Total $360 per night NOT $400 as your stated.
The price of $250 for 2 adults is well below what many smaller and certainly less well equipped Hobart motels charge for this same period. You actually stayed in a relatively large 90m2 cottage as opposed to a 30 -35m2 motel unit for a similar cost.
These are essentially the same rates for the past 10 years at the property for fully self contained and air conditioned cottages.
Entry to cottages is through the back door and therefore is through the fully equipped laundry. I thought that this would have been fairly standard for most homes in Australia, so can see nothing unsuual for the same in a cottage.

The furnishings are new, and excellent quality. Sofa seat squabs are certainly quite wide and with well supported high backs. Unfortunately, all furnishings are unable to suit all individual guest preferences as per what you choose for your own home.
You mention that everything else is "extra $" We do disagree as quite a few non cost options are available as detailed below.
Unfortunately, some extras often come at an additional cost especially when they are provided by outside service providers over which we have no control of costs.
However you had access to a range of free services.
- Free off street parking
- Free use of gazeebo and gas BBQ
- Free BBQ utensils available from reception.
- Free internet email download and upload from reception.
- Free Access to the beach
- Free tourism information desk and booking service, for some tours and restaurants.

Bicycle, DVD & player and fishing rods are available for hire.
WiFi and 2 x tennis courts are operated by other businesses. These are made available at cost through reception. We have no mark up on these extra services, but provide the same to assist you, the guest.

We certainly take exception that we "fleece tourists" as many positive comments from other guests would attest.
Like in your own house hold, most accommodation businesses are facing substantially increased costs and to date these have been absorbe by our business. Unfortunately, these have to now be passed on so accommodation costs in the near future will reflect this.
If accommodation costs are outside of what you wish you may need to seek lower standard accommodation and within your budget.
Once again we thankyou for taking the time to complete a review, but remain disappointed that you chose not to discuss any of your concerns with myself of staff during your stay.
