a golf hotel offers mostly a very nice setting, which is very much true for this hotel aswell.
At reception at check-in the lady was moderately friendly, on check-out the chap was extremely friendly. the food in the bar-restaurant was very much ok. We had duck which was well cooked and service was very fine.
rooms are ok, but they should renovate their bathroom (shower!), this is poor.
overall a very good hotel, value for money

I can echo the comments of other reviewers.
The staff are good and the meals were above average but the hotel is dated and decor very tired. The temporary breakfast room even had a heavy wall light hanging dangerously by its wiring over the food. The fitting had completely pulled out of the wall!
The published rate when we were there (over £200/night) was laughable. We paid a special wedding rate of £90 and even this was overpriced. Makes Premier Inns seem even better value than they are.
The grounds and golf course are attractive but the building/rooms need substantial money spending to bring them up to acceptable standards for the rates they are asking.
One wonders if the lack of investment bodes ill for the future of the hotel and the owners are hoping to sell the grounds for development in the near future. That would be a shame as with more investment, this could be an excellent hotel. The staff try hard but are obviously limited with what they can achieve. A great shame as the potential is there but the owners either have no cash to speed or their interests lie elsewhere.
Would I stay there again? No.

Recently organised a function here after not using the hotel for a number of years. Although the decor is a little shabby in places and a bit tired, the staff were incredibly helpful, the food both at our function and at breakfast the next morning was excellent and our room was clean and comfortable. Whilst Coulsdon Manor is no longer the top quality hotel it once was, it is still very, very nice - set in beautiful surroundings and with a staff team eager to please.

I spent one night here as a venue for three business collages to catch up with each other.
the welcome was very friendly from the Hungarian receptionist and the staff generally were good BUT internally including the bedrooms need some serious money spent, my room 110 had wall paper peeling off the walls all over the room the net curtains at the window were torn and filthy the wardrobe literally was falling apart,the hair dryer works for 30 seconds and then overheats and stops, there is black mould around the bath mastic,the bath towels have seen much better days and the hot water tap took 20 seconds before it started to run after using the shower I think the plumbing needs looking at!! I could go on but I think you get the message.
This is such a shame because the building and surroundings are magnificent and the golf course looks well kept.
I don't know who owns this place but they need to go and have a close look at all the rooms.
When we were there they had very few staying and I can understand why we will not be staying again unless the whole interior receives the attention it deserves,I feel for the staff as all their good efforts are let down by the poor environment.
The cost for this stay was more than enough for what we received but I will say the evening meal was very good and the service at breakfast was excellent .

Three jolly chums and I fancied a break. A break from life and to flex our muscles with a golf bat or two. We came across a deal offered by Coulton Manor in which we were able to enjoy 2 games of golf, a three course dinner and breakfast the following day for approximately a ton of your English pound.

Before we travelled, a couple of my chums had read worrying reviews which left one poor lad, Stuart, unable to sleep. He was so nervous about the state of the hotel, lack of swimming pool and the possibility of their not being hair straighteners to use, he turned up on the Saturday morning all a fluster. 

He needn't have worried.

We arrived in time for an 11.30 tee off and were greeted by the most wonderful club house patroller. He explained the lay out of the course and the process in hiring golf buggies, which we duly did for the second round on Sunday. A smashing game of golf was had by all. We enjoyed the scenery and jovially made our way around 18 holes, with chum Gareth winning our competition with a brilliant 312 over par. 

After golf, we had a well deserved beer in the relaxing bar whilst watching sky sports soccer saturday as the results rolled in. Dinner was a three course delight with the service utterly impeccable. Chum Stuart, who is a fussy eater to say the least, was catered for superbly with the waiter bent over backwards for his specific tastes (chicken and snickers bars.) 

The rooms were good, had the very basics but what was expected. Only gripe was that the bath plug was stuck and meant chum David and I splashing about in each others filthy water and bodily elements.

Woke on the Sunday and had a nice full english breakfast to stock up for golf on the second day which was, again, splendid. Buggies were hired and service again from the club shop was top class. Apart from chum Gareth falling out of his buggy and nearly snapping his achilles, another fabulous round was had. Chum Stuart took the round with another cricket score and we left feeling we would without doubt return. 

In summary, this place is excellent. Decent golf, lovely surroundings, splendid service and great value for money.

Booked through golf breaks for bed, breakfast, 3 course dinner & 4 of us playing golf......£99. School boy error as looked at trip adviser after booking & then felt a bit anxious about our visit. I shouldn't of worried. Then guy at the pro shop was very friendly & accommodating, bringing our tee time forward a bit & sorting out some buggies for us. The course was very good, I don't feel the photos on here or their website do it justice. They should use their tricky par 3 as their signature hole, it was a challenge. The greens were lightning fast & the rough was not too tall, which suited our group. There is a nice bar and sun terrace over looking the 18th & sky sports on the tv inside the bar, happy days. When it came to the evening meal, it was 3 courses, you had 4 options of each which kept most of us happy, but if not you could order from the bar menu too. The food was really good & all 4 of us were stuffed, with the breakfast the next day just as good. The rooms are fine, tv, hair dryer, iron n board. All the staff were brilliant, flexible and helpful.

Highly recommend for the sort of weekend we had.

I stayed at the coulsdon manor hotel as part of a wedding party, so I did get a discount on the room. I found the reception and waiting staff to be very friendly and helpful. The bar & dining area were well presented and clean, however, the rooms were a disgrace, considering the price was over £90 pre-discount.
I had booked a twin so wasn't expecting a delux room - the single beds squeeked more than a mouse being attacked by a very large cat, they were also very soft. I couldn't open the windows and the room was quite warm.
The bathroom was in a right state, you can tell the cleaners did do their job, but the maintenance was terrible. There was black mouldy stains around the bath, the shower didn't work, so I had to have a bath - I had to hold the plug in the plug-hole whilst filling it up.
The breakfast was good for me, I was down early and and received great service, hot and freshly cooked food. The other 4 in my party came down later on and their breakfast wasn't good at all.

To sum up, I would like to stay there again, however, I will not until a referb has been done on the rooms.
