If you're accustomed to Travelodge, Premier Inns, etc as a minimum benchmark standard then maybe this place isn't for you. It is definitely in need of some TLC and refurbishment and it does have obvious signs of wear and tear in the rooms but it isn't so bad for what you pay...

It's not the kind of place you would want to spend your honeymoon (granted) and maybe not the best place for your wife and kids, but, if you missed your train etc and just needed a place to get your head down for the night on the cheap and then this place is ok.

Geographically it's great if you're visiting Burnley because it's in the town centre, it's a one minute walk to the main bus station and everything else is within a few minutes walking distance... no need for taxis etc...

In summary: this place does need a refurb and you will see that and maybe not a place you would want to stay for more than a night, but, you get what you pay for and for what it costs...it is adequate.

I paid £30 for a double room but if I had booked in advance online I could have got it for £22.

You're not going to get 5 star accomodation for £22 but at that price it's value for money.

I would actually rate it as 'average' but I've rated it 'very good' to balance out all the negative reviews. These people giving bad reviews are paying pennies and expecting gold in return.

I don't think it was that bad and I will go again depending on my circumstances next time.

stayed here last week paid £26 for double room definitely worth it.clean but basic room would stay again.you get what you pay for this is abudget hotel but these reviews saying its awful are over the top if they were so bad they would be out of business!there is work going on to re do the hotel and get it updated.girl on reception really helpful and nice new flatscreen television in our room.

Room Tip: ask to look at rooms before booking i did :)

its hard to know where to start, 1 set of towels for 2 people and 3 squares of loo roll to share for a 3 night stay!Lady on reception bought us some extra towels up straight away when i asked her, that was the only good thing i can say. Unfortunately the only time the chamber maid entered the room in the 3 days we stayed there, was to remove the extra set of clean towels.The second day we asked at reception for the towels again and some toilet roll but our room was not entered into again the rest of our stay. There was a big hole in the base of the bed, i went to open the wardrobe and the door fell off, the shower curtain stank and was grimy and there were long dark hairs over the tiles above the bath. There were cigarette buts on the bathroom window ledge and no plug for the bath, although i would not have bathed a dog in it!The window was nailed in a part open position so it could not be opened or closed. The lift was like a theme park ride, a scary one!!!! I stayed here about 10 years ago and it was lovely, i cant believe it is the same place. It states its under refurbishment, it would be cheaper to pull it down. Not impressed, would not stay here again and would not recommend to anyone except a tramp. poor poor poor!!!!!!!!!!!!!!!!

The receptionist said "We got shut down a few weeks ago but now we're only just open"

The ceilings are literally falling through (see photos!), signs in bathroom read "DO NOT DRINK TAP WATER" , there was pubic hair and old shower gel in the bath, stagnent pools of water in hallways, junk rooms full of rubbish and broken TV's next to rooms, rooms with no room numbers!, my bedroom window was nailed shut with no way to turn heating off!

The list goes on forever! My car would of been a better and cleaner option. DO NOT STAY HERE.

I booked 3 twin rooms, 3 months before arrival and they was all on seperate floors. I was also charged for 4 rooms before arrival and I have still not been refunded as the hotel said they do not do refunds from the hotel on from head office...

A TOTAL RIP OFF AND A JOKE. How is this hotel still open?!!!

O my god the pits 2 star AA joke,best thing 2sticks of TNT and that's just to clean the bath rooms.

Booked this budget hotel for £24 because I needed a bed for the night in the area and so wasn't expecting anything special at all. I have stayed in some pretty dismal places but I think this tops the lot. The room was freezing and the bed had just a blanket and sheet. Although there was a heater of sorts in the room it did not appear to generate any heat at all and kept shutting off. I slept fully clothed and was cold all night. There was no soap or toilet roll in the bathroom and I had to go down to reception to request toilet roll. There was no TV and the only light in the room was by the window so I couldn't even read in bed. Really noisy because of the central location. I could not wait to leave!

Stranded in Burnley Saturday night due to bad weather and gridlocked traffic - no way of getting back to Rochdale. Hotel had a cancellation so we thought OK - Reception area wasn't too bad and seemed quite clean. Offered room with no TV but then, another cancellation so offered room on 5th floor with TV. Went up to room in lift which made some very strange noises and juddered a bit but got there in one piece. Door of Room 510 had seen better days and was grubby - opened door - no TV. Bed sheets clean, very, very cold in room. Radiator in bedroom did not work - bathroom one did but took a while to heat up. Bathroom not very clean, window wouldn't shut properly, sink cracked, tiles missing from wall and also hole in wall. Flush toilet and it wouldn't stop and started leaking. No toiletries but hot water for a bath - not so good without soap!!!! No tea/coffee making facilities but machine downstairs in Reception. No food so no breakfast. Cheap at £35 for night but if stranded in Burnley again would rather try and walk home!!!!!
