We were at The Rosehill house hotel for a funeral lunch and the staff especially Jeanie could not have been more helpful. As we were coming from a distance and did not know the area very well we called in the day that we arrived to check the arrangements. Every thing was in order and we stayed for lunch which was very good. Generous portions and lovely chips...not too big so that they lost their crispness. The buffet lunch for after the funeral was very good. Delicious freshly prepared fish goujons, a wide selection of sandwiches and very tasty sausage rolls plus quiches and salads etc......We found the original details of the house and its history very interesting,with it's lovely ceilings,stained glass windows and tiled floors. I agree that perhaps there are too many and I may say a very eclectic mix of ornaments about but that is personal taste.

My wife and I booked the honeymoon suite and were very disappointed with many things at the hotel. The damp smell that was presented to us as we entered reception was not nice. The years of ingrained dirt attached to the emergency light fittings made us wonder about the state of the kitchens. The lack of attention to detail in the dining room where bulbs were out and a major painting was askew did nothing for our already poor assessment of the hotel. The amount of junk in the wardrobe left little room for our clothes. The two pieces of soap one inch square by a quarter of an inch thick were inadequate to shower with! The black spider with a body length of 2 cms and overall length including legs was 4 cms in the washbasin did nothing to endear my wife the bathroom. Breakfast ceased at 0900 and we arrived at 0910, and were initially refused service. Fortunately a proactive member of staff did not obey the "silly" regulation. The breakfast table was so small that my breakfast plate literally was overhanging the table which made eating the food quite difficult. It was impossible to make coffee in the bedroom on the table provided as it was too small. The WiFi did not permit me to receive my emails which made the facility useless for business use. The carpet on the main stair case was in appalling condition. On the plus side, I can see that this hotel has great potential as the décor is superb but sadly in great need of renovation. In its current state I would not recommend this hotel to my associates as it certainly lacks a deep clean and most certainly redecoration. There needs to be a review of what is provided for the business client as it certainly falls short at this time,

A lovely building and actually not a bad hotel, however some attention to detail is required before it's too late.

Check in.
Friendly welcome and trouble free.

Room
Booked an executive room. What we got was a small suite with a sitting area and a bedroom. Plenty of space but lots of dust! The room was very stuffy. Would be uncomfortable in summer.

Bed
Hard and small for a double bed.

WiFi
Free and acceptable for browsing. Too slow for streaming and VPN.

Dinner
Acceptable, but the staff made no effort to sell alcohol. I had to ask for the wine menu.
Food was ok. Steak was a bit dry. Paper napkins!

Breakfast
Woefully slow service. Overcooked sausage and an odd taste to the bacon. Cold baked beans.

Cleanliness
Way too much dust. Also close inspection of fixtures and fittings revealed poor maintenance, rust and grime (see photos).

Check out.
A mess. No eye contact from the receptionist, no enquiry about our stay. All she wanted to do was swipe my card and say goodbye.

Summary
This place could be so good with a little effort and a fresh pair of eyes. Remove the owners from the equation and put a decent manager in and the business could be turned around. There are few decent hotels in Burnley and with minor expenditure and a good clean Rosehill could cleanup. As it is the place is on the cusp of decline.

Fantastic place to stay. Many of the original features of this former mill owners house have been retained. Very friendly and helpful staff - nothing was too much trouble.

Food is excellent standard with a varied menu. Everything is freshly cooked and vegetables are fresh too - makes a nice change from the frozen variety many places serve up.

Can highly recommend this as a place to stay or even just to dine out for a special occasion.

Booked into this hotel overnight, room is lovely French style furniture, bathroom a little dated and as previous reviewers have stated probably a bit cluttered dried flowers that are unnecessary having said that it was spotlessly clean. Comfortable bed, good nights sleep. Booked the evening meal for 8pm was told they where running 10 mins late we where actually seated 9.15. Was looking forward to the food has the restaurant had such good reviews. Was ok but not great wasn't worth waiting hour and fifteen minutes for. Overheard people on next table complaining to waitress about there food they were also disappointed has a previous visit had been so much nicer. We where all told they only had one chef on but the hotel was full so why only one chef and they admitted they had taken in a big non resident party, so it would seem they sacrificed overnight guests for profit. When we were finally taken through to restaurant a senior staff member told off a junior member of staff in front of us and the rest of the diners because he had set wrong table for us. Not professional and quite embarrassing for us and the young lad, I half expected Basil Fawlty to come out and drag him off. Wasn't expecting great things from breakfast but was very suprised good choice full English cooked to perfection staff couldn't do enough for you and very attentive. I think they probably had a off evening judging by most of the positive reviews.

We went to the Rosehill House Hotel today for funeral lunch. The staff were extremely friendly and the catering was first class! The coffee was also brilliant and hot! Strawberry cheesecake wonderful.

This is a lovely hotel - small and very friendly. A beautiful building with mosaic floors and embellished ceilings but the staff are its best feature. Friendly, helpful and attentive without being intrusive. The breakfasts are epic and the coffee is divine!
