“Great location but not great value”

This hotel is in a great location right on the beach close to Bexhill and handy for Eastbourne & Hastings. We stayed at the hotel as we were guests at a wedding reception that was being held there. They seemed to do a good job with the reception and it was enjoyable to take a drink to the outside tables near the sea on a warm summer evening.

Overall our stay was fun but we left feeling that we had paid more than perhaps the stay was worth. The hotel is a lovely impressive old building and we received a very good welcome at reception on check in. We were given the key and found out that our room was in a seperate building across the car park. So we left the nice main building and headed to one that was far less impressive - in fact a relative of ours upon hearing we stayed at the Cooden Beach asked us if we had stayed in the main building or if they had put us in the "barracks"! When we got to our room it was OK and they had put in some nice decorative touches to try and cheer it up but it didn't feel like a hotel room but more like we were staying in someone's flat. We didn't benefit from the impressive sea views either as our room had a view of the car park and train station.

Incidentally there was a delay checking out at reception the morning after as there was a man at the head of the queue complaining that he had been kept up by the noise from a wedding reception so perhaps staying in the nicer building has drawbacks too and if having a quiet room is important to you it may be an idea to check if they have a wedding reception booked at the time you are staying as there are apparently rooms that can be disturbed.

We felt the room rate was high and frankly we have paid less to stay in better hotels. There are not really any alternatives in the immediate area so this means that they can charge rates that are higher than perhaps it is worth.

We found this hotel quite pricey.When I asked if there were any offers I was told that there were not. However,when we decided to move on we were told that we could have 4 nights for the price of three. Our twin room was very small and a veritable sauna. We put up with this for two nights.We needed only one tv show-Downton Abbey- but ITV was unavailable. I tried to phone Ireland to get it recorded but Vodafone signal was too weak. Eventually the tv was sorted.We got moved to a different,far bigger room for the final 2 nights. On checking out my partner was charged for four nights,instead of three as promised. Luckily I spotted this on time and a refund was arranged.
Breakfasts were good. Staff were not particularly memorable but probably polite. A grim enough stay, I regret to say.

Room Tip: If you see a big fan there you're probably in the sauna!

This is my second visit to the hotel...and I would have to give it top marks again.
I had the same single sea-view room at no extra cost.
I found all the staff to be very helpful.
The breakfast was even BETTER than last year because all the hot food was freshly prepared.
The choice of menu, based on a group booking, could not be faulted.

Room Tip: Always ask for a sea-view room. Ignore the many negative feedbacks on Trip Advisor...too many peopl...

My sister and I stayed for 2 nights, while visiting extended family. Our stay was undoubtably improved by excellent weather, enabling us to literally relax and spend a day on the beach without having to take the care anywhere. Our room was lovely and staff courteous. Food was very good and the breakfast much improved by waitress service, therefore delivered hot to the table if possibly slightly too quickly, we hadn't finished our cereal and fruit. My one quip, having booked initially online and not beig able to book for dinner, b & b, although I then spoke to the staff to extend our stay, could they please ask, I forgot to book for dinner and a reminder would have been helpful, as when we arrived late afternoon there was no space for us to book for dinner. We also queried the hotel taking money upfront on our card. therewise a really pleasant stay.

I took part in an Antiques and Collectors Fair and had lunch and coffee at the Cooden Beach. The Lunch was wholesome but as usual at the Cooden Beach the coffee was too strong. The Staff are generally friendly and helpful. I have visited the Cooden Beach on numerous occasions and find their food good quality if a little expensive

Room Tip: Remember the hotel does not have a lift

Nice hotel. Old but updated and right on the beach. Lovely views and nice walks. Friendly staff, nice restaurant, nice bar that served the BEST BURGER I EVER HAD. Really and truly delicious burger, flame grilled but still juicy, fresh bread, good salad with really fluffy and crunchy chips. Breakfast also good but the burger....... amazing!
Close to Hastings. .

Pebble beach with red flag. Rooms a little noisy and very small TV. Do not accept Amex.

Would stay again.

B & B for £60 pn - a somewhat small but perfectly formed single room, very comfortable bed, excellent shower and delicious breakfas overlooking Cooden Beach was my near perfect short break. The beauty parlour next door is a real bonus and also very good value.
Met my family there for lunch, we all, to include a 3 year old, ate well and thought the food fresh and nicely cooked. The staff were mostly attentive and always helpful and polite, I have no hesitation in recommending this hotel and will hope to be back myself before too long.
