OMG! If only I was back at Sin Duda this instant! My husband and I wanted to go some place relaxing and romantic for our honeymoon. We wanted some place that was beautiful, serene, warm, and adventurous, but also AFORDABLE! After reading the reviews on this site we chose Sin Duda, and we could have not picked a better spot! We were a little worried about driving there from Cancun, but it was remarkably easy! There were even a plethera of cenotes and parks to explore right off the highway...which I would highly recommend doing if you have the time. Dave and Les (the new owners) were so welcoming. They greeted us with "Margo"-ritas (named after the original owner, Margo), and a friendly easy-going vibe. We stayed in the "Ocean" room, which was "muy bonita" to say the very least! The view of the ocean looked like a painting, and we had our own private balcony to lay around in. I read some complaints on this site about cieling fans being on timers, but there was a floor fan in the room as well, so we were always very comfortable (not to mention the constant ocean breeze). The beach itself was like a magical garden (I know that sounds cheesy, but there's no other way to describe it) with all these private nooks and crannies and palapas...and very private. The snorkeling just off the beach was just as good as any diving I've done...a huge moray eel lives in a reef head just off shore! Sometimes we joined the other guests with Les and Dave for happy-hour, which was always fun, and sometimes we had quiet evenings to ourselves. It was really an amazing experience for us, and we both can't wait to come back!

Room Tip: The "Ocean" room was very romantic and breezy

We had a wonderful 7 day holiday at Sin Duda sharing our time with friends and our new friends Dave and Lesley the owners. Our suite was on the 2nd floor with a balcony to watch the wildlife on the water only a stones throw away. Our room was wonderfully ecletic with folk art all over the walls, great seating area for our family of 3 and frients as we cooked and shared the space. The other rooms are equally eclectic and comfortable. You don't need to bring a book as the variety to choose from is wide and will suit everyone. The animals are numerous and friendly and after an initial welcome they will leave you alone. The owners are the same - available for all your questions seemingly all day but unobtrusively absent when you need some quiet time. Lesley took my 9 year old daughter snorkling and showed her all her favorite spots and explained about the reef right in front of your palapa. The 6 o'clock Margoritas are delicious and deadly - make sure you eat before you decide to have more than one. I have some time missing from my first night! Food truck comes every couple of days for all your basic veggies, great eggs and chicken. Drive the bumpy road into town and buy some fresh fish from the locals in Xcalak for a great price - guaranteed to be delicious. The outdoor BBQ that Dave and Lesley put on for whoever is staying is a great social event. Must do dinner at the Leaky Palapa - the Canadian Ladies put on a 5 star meal - my pork tenderloin melted in my mouth. We will be coming back next year - staying longer this time. If you like to get away from the crowds, explore an untouched area and meet some wonderful people look no further than Sin Duda - you won't regret it.

Room Tip: I would suggest upstairs for the view and breeze but they all have their charms.

We just got back from an amazing stay at Sin Duda! It is our most favorite place to stay while on vacation in Mexico. The new owners Dave and Lesley are great! They really made us feel welcomed and comfortable without being intrusive which is a great combination for a relaxing and wonderful stay. We are so looking forward to going back....it is not for everyone...there are limited restaurants and few amenities and not a lot to do.....which is why we LOVE it! We snorkeled, we lounged, and we relaxed. It was amazing.....and we want to go back NOW! Thanks Lesley and Dave for your hospitality, Margaritas, and conversation....Hope to be back soon!

We just spent 6 days at Sin Duda. I cannot say enough good things about the hospitality, rooms, snorkeling and fishing. We were a group of 8ppl 6 adults and 2 kids. We flew into Cancun spent a night in Porto Moreles and then did the 5 hour drive to Xcalak the next day. The drive was easy. Although the last 8k from Xcalak village to Sin Duda was spent between 1st and 2nd gear.
Once there we were greeted by Lesley, Dave, and Margaretas. Outstang.
The rooms are fantastic. Dave and Lesley are fantastic hosts. The rooms are fantastic. And the snorkeling is amazing. I would highly recommend Sin Duda to anyone who wants to get away it all.
It was very hard to leave, our kids loved it.mand so did we. We will be back "without doubt".

We had a wonderful stay at Sin Duda. It is in a beautiful, remote location and feels like a home from home. It felt almost like a homestay as owners Lesley and Dave live right next door and are on hand to chat, hang out or make margaritas! It was very sociable but not intrusive and they are really wonderful hosts. My boyfriend and I really felt welcomed. It was a perfect place to unwind with a book interspersed with snorkelling in the warm water with a coral reef and wonderful sea life right off the beach. There was an abundance of wildlife and I particularly loved the hundreds of hermit crabs always pottering about somewhere! A really down to earth and friendly place. Amazing stars at night. Worth the drive down the bumpy road!
My one thing to improve would be that there is a lot of litter washed up further along the beach and it would be really good if hotels and guest houses along the strip (and guests if they want to help) cleaned this up. Mexico has a long way to go in terms of recycling but at least the plastic etc wouldn't be spoiling the wonderful views.

I didn't actually stay at the Villas, but i was given quite a tour of it. A friend and I went to visit with the Manager, Lesley, and it was a fabulous time. She had the loving and warm qualities that fit so well with a cozy Villa. The rooms were phenomenal, with breathtaking views of the ocean on the eastern side and the western side gave quaint views of the lagoon. The trip up wasn't too bad, typical Xcalak roads, but when you arrived it was transformed to a beautiful view and not a worry in the World. Each room Lesly toured us around was a bit more lovely than the one before and all the time she regaled us with stories and town happenings. Brilliant rooms and a great host makes for this villa a top spot when you stay in Xcalak. Not to mention the snorkeling right of the beach and their contacts with the restaurants and dive centers in town!

This attractively-designed guesthouse in the middle
of nowhere is amongst the most relaxing places I've ever stayed.
We spent 6 days in a comfortable room overlooking calm blue sea and a coral reef,
The snorkelling was superb, the sunsets and night skies jaw-dropping. There were friendly dogs and cats, workmanlike breakfasts and a decent kitchen for cooking the food we'd brought from Campeche, three hours drive away.
Best of all was the friendliness and generosity of the new owners, Lesley and Dave, who created a truly convivial experience, helped by copious glasses of margarita. Ok, the hot water was not abundant and the 8 km road from the village of Xcalak was, by the end of the rainy season, extremely challenging, to put it mildly. The good thing was that It forced us to stay put and enjoy the immediate surroundings.
