“OBBC II is not only across the street”

We owned one in OBBC II and it was on the beach side of the road, NOT just across the street. The one we owned was a 2 bedroom condo and was built in 1983. The ones across the street were built many years later. From the one we owned (on the top floor) you could see the ocean from the living room and the deck.

Anyone who books the OBBC II should know that you will be across the street from the beach. The buildings in front of you are so tall, you will never get a glimpse of it from your balcony. Granted, while we were there, it was November and the weather was rainy and cold. Nobody's fault. We wouldn't have been sitting on the balcony, anyway. But even if it's blustery, it's nice to look out the window and see the crashing ocean. Our unit was OK - nothing special. The internet connection was fine in the club room. The movies were overpriced to rent and the selection OK. The indoor pool was small, as expected, and they gave me a hard time about my daughter joining the water aerobics class. (She's 8.) The pizza place next door had good pizza. The people behind the desk were a little brusque. There was nothing wrong, but nothing great, about this place. I wouldn't go back, unless I was across the street, top floor, oceanfront. And that is still a maybe.

We stayed in a 2 bedroom condo for a week and were very happy with the accomodations. We also looked at a 1 bedroom and it was also fine. We would recommend the Jolly Rogers and Starlight Grill for dinner. Excellent food!

You will be happy staying here. Check in/ out was quick.

I booked the 2 bed condo, sight unseen, and was very pleased with our unit. We are a family of 4 and had plenty of room in the unit to move around. The kitchen was stocked with the usual items needed for a week. Some units have view of pool while others have ocean view.

Housekeeping will swap out towels on set days depending on your arrival and were very nice. Staff was professional. Pool areas were clean and there were plenty of chairs.

Quiet hours are enforced at pool area after 11pm. A common deck entrance made it nice for groups traveling together. Walk ways to beach were hazard free. Outside grills were available and used my many.

A friend who owns a unit in the OBCCII invited us to stay in a 2 bedroom/2 bath condo. There were 3 adults and 4 children. This unit had plenty of space for us all. The unit was clean and had all the right things that made our stay enjoyable. The balcony was great in the morning to sit out and enjoy the sunrise. The pools and other amenities the club had to offer were great. They even have a recreation staff that sets up pool games, cookouts, snow cones, and more. The only thing is the walk to the beach was a bear. If you go and have a lot to carry, be sure to rent a cart or buy one. The ramp to the beach was nice, but was very steep since it had to accomodate the dune.

We are wrapping up our first stay at the OBBC. We will definitely be back! My parents have been coming for 13 years and my aunt and uncle close to 20 years. We rented a 3 bd condo in the middle floor. We had Beach Rd view, but the decking wraps around the buildings so you can see the ocean. Beach access is very easy, OBBC has their own elaborate decking that goes from the condo's all the way down to the beach. You can also rent umbrellas and chairs from them and they will set it up for you each morning (tagged with your name) and take them down for you at night.

Staff are very courteous and helpful. There is a doughnut/fruit/juice breakfast meeting Monday mornings at 10 in the clubhouse. They tell you attractions around the area and activities that the cub has for the coming week.

Rooms are VERY clean and updated. A small assortment of pots and pans are included as well as dishes, silverware and coffeemaker. Most 2 and 3 bedrooms also have a jacuzzi tub in the master bath.

We DEFINITELY will stay here again year after year.

We really enjoyed our first visit to the Outer Banks and our stay in the Outer Banks Beach Club II. We had an oceanfront room on the first floor which had extremely convenient access to the beach. You just walk out of your door onto a wooden deck (shared by other units) and then continue until you walk down the steps to the beach! The realtor accurately described that first floor rooms are up one flight of stairs (long flight) and that the dunes block the view of the ocean. (You can see the ocean from your room, but the beach and the breakers are blocked from your view). We were glad that we were on the first floor, it would have been quite a hike up and down those stairs to and from your car to the 2nd or 3rd floor! The oceanfront rooms do have elevators, but we preferred using the stairs most of the time. The 2 bedroom, 2 bath unit was very spacious. The decor is not modern or fancy. Think 1970's beach bungalow (beige clapboard walls, brown berber carpet, your mom's formica countertop). However, the units appeared to be clean and well kept with new-looking carpet, upholstery and new appliances. The jacuzzi and shower looked a bit grungy. They weren't dirty but they need to be reglazed.

The outdoor pool was fairly large and very nice. We didn't try the indoor pool-- it was small, but it appeared adequate for the number of people using it. The kiddie pool was the size of a bathtub. If I had a toddler I might have been disappointed about that. We thought it was a nice feature that the outdoor pool was open until 11pm. I suppose some people might be disturbed by the noise, but it didn't bother us. There was one tennis court which was great for people who don't know how to play tennis. I don't know how more serious players would rate it. The ping-pong table doesn't exist anymore.

Important advice on unit location! I don't think I would have enjoyed my stay as much if I didn't have an oceanfront room. The other units were in back behind the parking lot and overlooked NC 12 which is a fairly busy road in season. The beach access was not quite as convenient from these units.

My reason for not rating OBBCII excellent is that I would have like at least some minimum maid service. You are given towels and linens which you must collect and haul down to the laundry yourself in the middle of the week to exchange for a new set.
For a beach vacation, a bit stingy with the towels. I felt like I was forever drying towels out in the room so that they could be reused the next day. Extras could only be obtained for a fee. There were coin operated laundry facilities on the premises.

We thought overall the unit was a good value for the week. (Perhaps because you are not paying for any maid service?) We would definately stay here again.
