The very large resort is indeed true beach frontage. A beautiful beach. Resort is a safe, easy, 5 minutes walk to retail and food outlets of Montauk. Free, limited, car parking at resort. Wi-fi free but only works out in open near the office block. The large number of staff are hard working and pleasant. We think however the room rates are exorbitant. There are a few issues needing attention and warranting lower rates, even during peak season. Also not sure if some premises are individually owned - resulting in some might be in better/worse condition than others. Site pictures showed more modern kitchens than our accommodation had. We had a lower level dune view, one bedroom studio. We could actually see some ocean from the deck in daytime, so a plus. Upon arrival, whilst still standing in the car park there was an overwhelming musty odour emanating from the building in front. Our building. Rooms on lower level accessed by stairs or ramp, handy for suitcases. Upper floor rooms accessed by stairs only. Our room too gave off an overpowering mouldy, musty smell which quickly invaded our mouths. We could taste it. I feared serious illness from mould. Apparently it is rising damp caused by age of building and proximity to the seafront. Doors all out of plumb and hard to close. Rust issues in room. Our room might have had original furniture, decades old and fitout spartan. It was clean? In a way. Air-conditioned. Small double bed, user unfriendly (unhygienic germ and dust trap) old quilted cotton bedspread. No bedside tables, not even one. No suitcase rack. An ancient pullout sofa. The town derelict would not want the sofa. A drawer credenza had the TV on top. A tiny table and 2 chairs, best items of furniture in room. No microwave. A very ancient aluminium and enamel masterpiece which was the sink, 2 burner hotplate and frig in one piece of furniture. Above was a shelf with minimal china, the coffee maker, glasses and plastic tray of cutlery. Rusting cutlery!Mis-matched minimal pieces of stainless steel cutlery encrusted with rust. The sturdy kettle could not be used properly as the spout cap was so firmly rusted on neither of us could remove it. The embarassed lady in the office could not remove it either. We were then given a microwave which could only fit on the TV credenza, and a brand new kettle. There was no kitchen bench space in that room. The bathroom of original fitout - bath and long vanity bench with a sink, was clean and even roomy. The deck had 2 plastics and tiny table and enabled a breath of fresh air - ocean air not mould. Thankfully.
So we don't think the rates charged were warranted just because the resort was beachfront and at Montauk, which is certainly a great little town.

We strive to exceed our guests’ expectations and create memorable experiences for all guests, especially if they have never been to the area. In early September, Montauk is still very busy as it is wedding season. Our rates were quite reasonable, and even cheaper than some comparable accommodations not located on the ocean.
