“A Fun Getaway”

We spent four days at the Villa Roma in March,2013. The rooms were large and clean but yes somewhat dated. Oh well we still had fun! The Resort Staff work hard to be helpful and make guests feel comfortable. Every time we were in the lobby someone was always cleaning something, I appreciate that. Activities were usually well attended and enjoyed by those participating. Food prices were reasonable and the quality comparable to the price. We were there as a timeshare getaway and used the kitchen in our unit often. The shuttle service is convenient and the way to get around the resort. The gym was large, the equipment well maintained but again a little dated. Local residents have memberships to use the gym. The Resort is family friendly, probably loud in the summer.We are thinking of returning in the Fall for a Foliage visit.

We have been to resorts all over the world and standards are different. We expect that, however, this resort needs work. This resort could be a wonderful experience with some effort. The staff were wonderful and enthusiastic. Doc Holiday was energetic and dedicated. The waitresses were very friendly and very accommodating. House keeping was approachable. The location was beautiful.
Carpets in the time share entranceway were worn and dirty. Wallpaper was ripped. The outdoor area was not landscaped and there were weeds in the rocks. The stain on the exterior was well overdue for a a paint job. The internet did not work during the entire time we were there. We were told it was a common problem. The gym and games room needed new carpet. These areas smelt old and musty. It was like going back in time but not in a good way. To sum it all up, much better maintenance is needed, updating and a decorator. We left a day early because it was not pleasant.

First off, we would like to take the opportunity and address your concerns regarding your stay with us. We have a dedicated team of landscapers that take care of our entire 500 acre property. We have certainly had our fair share of rain in the recent weeks, which has caused a lot of the grass to grow faster than normal. The rain had certainly put them a little behind, but as of a few days ago, we are back in shape and the property never looked better!

Our timeshare buildings are currently undergoing refinishing on the exteriors. We have noticed within the past years that it was getting time to redo the outside of our buildings, and have been working on this since the spring.

We have also noted your other concerns you had with our resort and passed them along to the appropriate department heads. Please rest assured that Villa Roma has a team of dedicated housekeeping and maintenance personnel that make it their goal in keeping Villa Roma clean and functional at all times.

We will certainly pass along your kind comments regarding Doc Holiday. Doc Holiday has become such a huge asset to Villa Roma Resort and we are very happy to have him a part of our family. We will also let the department heads in Food & Beverage and Housekeeping about your kind comments regarding their staff.

Think of this place as a cruise ship on land. The acitivity director Doc Holiday had the energy and enthusiasm of a cruise director. Each evening you picked up the next day's activity schedule. Each evening there was entertainment to enjoy, some evenings were better than the others. There is no way you could get board staying here. A pleasant surprise was the meal prices, very reasonable for a resort and the food was even of a decent quality. If you didn't want to eat every meal at the resort, other restaurants could be found by driving 10 - 20 minutes from the resort, The staff will not tell you this as they want you to eat at the resort restaurants. Overall had a good time, besides all the rain that fell during our time there. We did a timeshare exchange and the place was a little dated as mauve and maroon was the primary colors of the unit. But the unit was clean with fresh towels available everyday if you wanted them.

One thing to watch out for is the activity director in the oversized game room. No one was playing ping pong so my wife and son started to play and the next thing you know they were kicked off the table because they had not reserved it to play. AND no one else was even in the room to play ping pong as the other guests were playing shuffle board. She was just plain rude... never experienced anything like that in all my years of going to different resorts. That was the only downside, so beware of that and sign up to reserve your time if you want to play.

Cruise ship on land, has a great ring to it!

Doc Holiday has been a part of the Villa Roma family since April of last year. Since then, our social recreation program has never been the same. Doc has a great quality about him and does a ton of unique activities that you just do not find anywhere else. Doc is passionate about the people he works with and the people that participate in his activities. Doc is one of the main reasons why you won’t get bored at our resort.

We are happy to hear you had the opportunity to enjoy some meals at our resort. We have a place for everyone to eat, no matter the age or type of appetite you may have. The towns we are located in between offer great dining opportunities if you wanted to get off property and explore.

Please rest assured that we have rectified the unfortunate incident you encountered in the game room. This is not what Villa Roma stands for. We want our guests to feel like they are at home and comfortable. We look forward to seeing you again in a ping pong match!

We stayed in villa roma for 1 week and it was a good experience , I was angry from my dad because of that place i thought it would be horrible because of it's location but it wasn't. the beds were very clean and comfy , the kitchen and its tools are new and clean , the bathrom also is new , i don't like the design of the room it's old but at least its clean , I give 3 of 5 to the room service the lady only clean the bed and the trashs bag and change the towl but i think its good . They give you more pillows and blanket if you asked , but what i don't like is the guest servies , when i booked for the horse riding for 5 person , they called me to remind me of the horse riding and that i have to come but when i applogized that I can't the lady :) told me that I have to pay 200 to them even if I don't come ! Hill what kind of policy is this but of course I didn't . The place is very far from every thing which is a bad thing no mall or market is around there

If you are looking for a Rustic place to see the beautiful view of nature and to relax villa roma is a good choice but if you are looking for a luxury place then go to the plaZa in NY :p

Villa Roma is nestled in the western part of Sullivan County surrounded by the beauty of the Catskill Mountains. Although we are tucked away and seem to be “off the beaten path”, we are generally easy to get to. We are located between 2 towns (Jeffersonville & Callicoon) both of which offer full service supermarkets, gas stations, and other places to eat.

We are happy to hear that you enjoyed your Timeshare Villa, especially your bed. There truly is no more important thing in the world then trying to get a good night’s sleep, and we are happy that you were able to.

Horseback riding and paintball are two activities that are administered by an independent third party business. These activities do not belong to Villa Roma but are done on our property. These businesses set up their own policies in regard to payments and cancellations, which are not in our control. However, due to your circumstance, we were able to work with our vendor, and get you a refund.

We thank you again for sharing your experience with us. This will only help us grow and improve our overall guest experience. We hope you decide to take another trip with us soon. Take care and enjoy your summer!

In theory, this place sounds fun. But when you have rain for three days straight, their indoor activities quickly become boring. Especially when you have two children under the age of four. Here's the good:

1. Friendly staff-the housekeepers were friendly and kept our timeshare unit stocked with bath towels, dish towels, garbage bags, and dish soap.
2. Shuttle bus service - just a call away, and these friendly bus drivers take you anywhere on the resort
3. Outdoor Pool-it would have been great if I had been able to enjoy it. But, the rain kept us away
4. Horse rides- my three year old was able to ride a horse for $10. The stable hand was very kind and gave us some interesting information about where the horses came from.
5. Golf- My husband and his friends seemed to really enjoy their round of golf.
6. The main lobby is nicely renovated. But that is the only place on the resort that has been renovated.

Now for the bad:

1. The indoor pool was not being properly monitored by the lifeguard. She was busy talking to another hotel guest THE ENTIRE HOUR my family and I were at the pool. She never glanced up to check on the 25+ people in the pool. Many were children. When she finally stopped talking to the other guest, she got up to get more towels. Then she dried the floor next to her lifeguard chair. And to add insult to injury, there was a tip jar next to the lifeguard chair. Here's a tip for her- Do your job and prevent drownings.
2. On the one semi dry day, there was a moon bounce set up next to the Monaco speedway. My three year old and one year old went in. Two other children were in there as well. One of the kids was jumping around and FELL OUT of the moon bounce because the seams were ripped on the side. Plus the moon bounce was a muddy mess because it seems the staff left it out in the rain.
3. Playground- very colorful and lots to do. However, the baby swings were abnormally low to the ground. If you wanted to push your small toddler on it, you would have to awkwardly bend down. Also, I put my one year old in said baby swing and his foot got stuck and one side of the swing unhooked from the chain. Very unsafe.
4. During the week, everything closes REALLY early. The deli, gift shop, etc. If you wanted a snack, you better have one in your room. The vending machine in the main building was slim pickins. I think there was one bag of M & Ms in it.
5. Game room- This is where we spent the majority of our trip. It just looks tired and old. There is a nice play area for children 8 and under. It has slides, a ball pit, playhouses and ride on toys. But the bocce ball area lanes were worn down considerably. If you touched the lane dividers, you'd get a splinter. This room needs to be updated ASAP. The arcade had some good games to play, but the broken ones were left in there unfixed, no sign to keep off, or to not put your money in them. One of the driving games that was broken had a wobbly seat that you could easily fall off if you didn't know it was off kilter.

I cant say anything about the food. We had a full kitchen in our timeshare, so we had all our meals in our suite.

Overall, this place just feels tired and old. Something about it just didn't sit right with me. I won't be back.

In theory, we are a lot of fun, and we most certainly are! Even though the rain was a huge damper during your stay, we had many activities open and an every changing social recreation program to keep everyone busy! With inside Segway Rides, Indoor Turtle Racing, movies, Wii Lounge, BINGO, Horseracing, Bocce, Shuffleboard Court, Bowling, and more, we have truly made the rainy days fun. Always remember, a rainy day at Villa Roma is better than a sunny day at work!

We have shared your comments regarding the moon bounce and have certainly looked into the issue you have experienced. We went over our moon bounce with our staff and we have made sure that it is safe for everyone to use.

The hours of operation for our various outlets differ depending on the time of year and our guest demand. We have been looking at our hours for quite a few years and have been changing them periodically. We feel the hours we have established at the resort works really well for our guests.

We have noted some of your other concerns you had and passed along these comments to the appropriate departments for review. We learn a great deal by reading Trip Advisor and this will only help us improve our guests overall experience with us.

We visited Villa Roma for a conference in June 2013. We really weren't expecting to find such an enjoyable place! Very nice championship golf course with well kept greens, beautiful indoor and outdoor pools, and pretty much everything under the sun in terms of things to do....bowling, bocce, tennis, go carts, shows, etc. the food was excellent and the staff very friendly and helpful. Looking forward to returning.

Room Tip: We enjoyed staying in a time share suite in the main building

We are happy you were able to discover Villa Roma. We have something for everyone. Whether you just want to relax and enjoy the beautiful scenery, or play 18 holes on our PGA Certified Golf Course, there is something for everyone to do.

We have great accommodations, great rooms, great activities, and a great family atmosphere. You really can’t ask for much than that! Once our guests arrive here, they leave as family!

The rooms are very dated, but comfortable enough. Good TV's. Poor WireLess Internet reception. Would need to know better what rooms to request in exchange if stayed there again. We needed first floor as traveling with elderly who could not climb stairs. We got stuck with 2-bedroom that overlooked BLACK-TOP PARKING LOT & cars right there. On vacation at a resort so would have been much nicer to have the side with view of trees, or even central pool area. Really made the experience a drag. Also, the ceilings are paper thin - so first floor could hear everything going on above. The Shuttle Service is great. Dining good. All possible activities -nice. Tennis Pro helpful. Great Catskills location to interests in vicinity.

Room Tip: 2nd floor probably has less noise. Make sure you ask for a room that overlooks trees or pool area...

We are a certainly disheartened to hear that you did not seem satisfied with your room upon arrival. Most of our timeshare units have been remodeled over the last few years, and are constantly renovated or updated on a 3-5 year cycle. Based on your review, your unit was most likely one of the ones that are scheduled to be renovated soon. Although we have less than a handful of these buildings left to do, we do upkeep them by replacing appliances and TV’s, linens and furniture if necessary. Our housekeeping and maintenance departments do a great job keeping every room in tip top shape.

Our wireless internet is provided by an independent third party provider and they do their best to troubleshoot when there are the occasional issues. We appreciate you bringing this to our attention and will be sure to investigate the circumstances as soon as possible.

Thank you for your kind comments regarding our shuttles, activities, and dining. Villa Roma Resort truly has something for everyone no matter the age or the time of year. This is one of the main reasons we have families return year after year to our resort.
