Bike week was our 3rd time staying at the Ballard House this year. That in itself says it all. Brian and Lynn are wonderful people. They make their home feel like ours, and not a business. Lynn's wonderful home baked cookies were a real hit. Everything about their home should be rated as a 10! See you next bike week guys.. special hugs to Newton please! Jodi & Bill Butera

Excellent b&b, amazing hosts Lynn and Brian . This inn is in a class of its own.
My wife and I spent 6 nights at the inn and enjoyed a different 1st class breakfast every morning. The helpfulness of our hosts was second to none. Newton the dog is the 3rd member of the hosting team and completes the homely feel of this beautifully restored inn.

This location is perfect for exploring the lake area of New Hampshire and beyond.

There is a local legend that a bear visits the bottom of the inns garden between 5:30 and 6:30 in the morning we set our alarm and awoke early every morning, however during our visit the bear never appeared. Must have gone to Europe on its vacation. (Thanks Brian )

Lynn makes very tasty cookies and if if you're lucky, lemon bar treats in the evenings.

So we booked whilst still at home in the UK and arrived on the tail end of Bike Week. The place is stunning and Lyn and Brian are the loveliest of hosts, they have a beautiful place which is clean, comfy and situated in a beautiful area. The views and the sunsets from the back porch are amazing. The breakfasts are fresh and delicious and Lyns' cookies are fresh every day. All the complimentary extras are perfect. Brian is a fountain of knowledge on the area and nothing is too much trouble for either of them. We enjoyed are stay, enhanced by their lovely dog Newton and will definitely return.......a place not to be missed. Thank you both from Lesley and Sarah / UK

This is the first time I have stayed in a guest house and I was a bit unsure as I usually use hotels.
I booked this hotel as I had to attend a wedding in meredith and one of our friends had booked a room here.
I did the usual and looked on here to see the reviews and they were good so we booked it.
I must say that it was a fantastic place and the house is in exceptional condition.
It's very well located but most of all the people who own and run the guest house Brian and Lynne.
They are fantastic people and I can say that I made some new friends. They make you feel so welcome and at home that I didn't want to leave I must say that they made our trip an excellent one.
The food was great and cakes, tea coffe beer wine were aplenty.
If I ever get back to this part of the world there's only one place I'll be staying. I have only been back home a few hours and I miss the place already.
Thanks so much for a vacation I'll never forget.

We stayed here in the night immediately after 'Bike Week' with our 7month old daughter for one night. Despite having been totally full all week when we arrived the house was immaculate and the owners Brian Lynn and incredible labrador Newton were very welcoming. The free drinks, cookies, snacks etc were a great extra touch and I really enjoyed the craic with Brian.

The house is just out of Meredith but has a beautiful view and is stunning. The breakfast was lovely and we never felt we were imposing with our baby. We had a great recommendation for dinner by the hosts at a local restaurant and Brian helped us in and out with our bags etc when we were leaving. I would definitely recommend the Ballard if staying in the Lakes region for a special stay.

Room Tip: We stayed in Winnisquam- beautiful rear facing quiet room with great view.

My husband and another couple stayed at the Ballard House during Bike Week, June 13th-June 16th, 2013. We had a most wonderful experience from start to finish. It all really comes down to the fact that Brian (who my husband affectionately referred to as 'Bob') and Lynn really LOVE what they do and it shows. You immediately feel like you are part of their family. This is our first B & B experience and they have set the bar very high. From the delightful breakfasts, afternoon sweets baked lovingly by Lynn, to the complimentary wine, beer, soda, coffee, etc.. we simply can't say enough. It was nice to come back from a long day of riding to have Newton, the "gentle giant" greet you and to the smell of something delicious baking. It was also an added bonus for us that there is a large barn to store our bikes and plenty of room to park our trailer. The location was perfect for Bike Week...not too close and not too far from all the action. The inn was full during our stay and we enjoyed our breakfast and cocktail conversations with each and every guest. It is almost as if Brian and Lynn's kindness is contagious to everyone in the house. I should also mention that the inn is in pristine condition, immaculately clean and very cozy. I would give it 10 stars if I could! We already miss it and cannot wait for Bike Week 2014.

My husband, I and another couple had a delightful stay at this comfortable B&B. We were greeted by Brian, Lynn & Newton (the well behaved, friendly golden retriever). Breakfasts were delicious and healthy, cookies warm and wonderful and complimentary wine & beer a most pleasant surprise. Lake view from wraparound deck was beautiful. We had a wonderful and very relaxing stay.

Room Tip: Rooms in the back would avoid noise from the road, but this would only be a problem during commuting...
