JUST DON'T; if this is, as the web site says, a Top-Rated hotel in the area, then skip the whole area. Go to Rye, NH, which is beautiful, or even Portsmouth, which isn't on the beach, but is pretty and nice.
This place really is on a busy street (that you have to cross to get to the beach) and it really is depressing and damp and dank. I don't understand how anyone would give this place a positive review. I'm not a five-star traveler, but there was nothing acceptable about this place.
If, as the owner says, the "Sad, shabby, squalid, etc." lady didn't even spend a half hour at the place, I don't blame her. You wouldn't want to spend 15 minutes here.
