The bad:
pull away couch is beyond uncomfortable
room is very very small and definitely not modern.

The Good
the location is awesome, the guests are all repeat and fun... the room gives you everything you need to make meals... the beach is across the street. The owners are helpful and nice.

Bottom line--Don't do it! Rooms were horrible, pool was horrible--right next to the trash bins, staff was slow and ineffective. Water problems, TV didn't work, and the whole facility was run down. Recommend pushing further north along the strip...this places' only advantage is being directly accross the street from the beach, other than that...it was not good--go elsewhere.

We had the 3rd floor Balcony Front View. That was well worth the money and stay.

I personally thought the rooms were run down but I figure they are hard to keep up with all the salt water/air from the beach. Pool was murky. Had some issued with the shower shooting out scalding hot water at random (so I didn't allow the kids to bath). Facet drips. No toilet paper holder .. my SIL kept putting it on the wet drippy sink! No telephone in room. Rug dirty (don't look under the bed) .... but sheets were bleached clean.

It was a Great location. I wanted a Balcony and could not have gotten a better one. I was chilly the first 2 days .. you would not know it from the Balcony. Directly in front of the playground (so we could walk back and forth w/ the kids). Short distance from the Sand Castle Event (which is why we were there). Park the car and never have to drive again. Everything is within walking distance. Fireworks view from the Balcony. Very Quiet ... I was actually surprised that I could not here anyone outside at night (and I'm a light sleeper).

Free Coffee (actually really good coffee) and donuts in the morning.

If you want a great balcony view and a great location .. it's the place to stay (just don't except much more). Kids didn't mind. We had a great time. Staff is friendly and helpful.

Weve been staying at the Pelham every year for 15 years.
We even have "vacation friends" that are there the same week as us every year too. It's family owned and run and the owners are very nice people who take care of everyone especially their regulars. The Pelham is a family hotel and its across from the playground and beach and its in the middle of the boardwalk. We stay in the kichenette rooms and they are clean, quiet and overlooking the inground pool. The front porch is a great place to sit at night and theres a great view of the fireworks.
Some people think its old but what hotel at Hampton Beach isnt? It's the best place to stay at Hampton Beach and we will keep going for many years to come.

The Pelham Motel in Hamptom Beach is an excellent place to stay at. It is family friendly. Chuck and Jackie the owners are very nice and accommadating to your needs. The motel is clean and very quiet. It also has laser tag underneath the motel for the kids to enjoy and its located directly across from the playground. My family has madse many friends there and we make plans to vacation the same time each year.

This is a great place! Owned and run by a very nice family. The porch is one of my favorite things. You can sit on the porch, right on the boardwalk and people watch any time of the day. Directly across the street from the playground which is great for the little kids. It has an inground swimming pool too which is a great option for people who want another choice besides the ocean water. I have been here several years in a row and look forward to coming back year after year. You could not ask for a better location, right on the boardwalk. You can't get any closer than that! We get the apartments in the back but there are other room options as well. The apartments are great when you are staying for a week. They have stoves and full size refrigerators, a double bed and a pull-out sleep sofa. I can't wait for my vacation this year!
