We stayed in the mural room and everything exceeded our expectations. Friendly staff and beautiful room. From the hand-painted mural on the walls to the little extras made it memorable. Will stay there again!

It looked good in their internet ad but it became our worst stay in Montana. We got there and found our keys taped to the front door with a note. There is no onsite manager. When they remodeled this old hotel they forgot the air conditioning. There's no elevator and a very long stairway up. We almost died in the heat 80+ and had to open the windows - no screens - and run a fan which plugged into a bathroom outlet - so you couldn't close the bathroom door. It was a sweltering sleepless night and my wife got a bug bite which caused her eye to swell shut for 2 days. Breakfast was burnt bacon, tiny muffins, orange juice so old it was fermenting. Worst was their coffee pot which only made one cup at a time - very slowly - while 6 people waited for their cups. We noticed a brochure in the room said checkout time was 10:30 - 11 am and we asked if we could stay till 11, and the owner refused, telling us that they were fully booked that night and had to make up the rooms. They only have 4 rooms and check-in isn't until 4 pm, so they obviously wanted to get rid of us. The owners run a store downstairs. We later stayed in Anaconda at the Marcus Daly motel and in Butte at the historic Finlen Hotel - both of which had air condx and all the amenities you want and were much less expensive - and I would advise anyone to drive out of Phillipsburg and stay in these other towns with 30-50 minutes. Phillipsburg is a pretty little town but its tiny 2 block downtown and historic buildings will only take a few hours to encounter.

Room Tip: Visit Phillipsburg but stay in Anaconda or Butte within an hour away

We are sorry to hear that your stay with us at Kaiser House Lodging did not meet your expectations. It is our goal to ensure that each guest with us has a pleasurable experience and deeply regret that it was not the case for you.

We do take seriously and respond to all guest comments and strive to improve our property based on guest comments.

The majority of our guests greatly appreciate the extreme care and effort we put into renovating our 1878 building to provide a unique historical experience in comfort. Many appreciate the methods that we used to preserve historical features while providing a comfortable setting and many love the unique character of the Kaiser House. In the summer months, we do have an air conditioned room that can be requested if that is a need for a guest. Many find the fresh air in the mornings and evenings quite pleasant at our high altitude. We have ordered screens for the remaining room’s windows, which have been a challenge since they are not a standard size and the historical doors require custom design and fitting. We hope that will ensure against any possibility of a bug entry.

We were unable to incorporate an elevator during the historical renovation without compromising historical features of the building, but we do provide a dumbwaiter to assist with movement of luggage to and from the guest room floor.

We are a small property and while we make every effort to personally greet every guest, if a guest does not pre-arrange a late check-in, then, we do not always have the capability to greet our guests personally. Since we do not live on the property, we pre-arrange late check-ins with keys in an envelope with instructions and the after hours telephone number if there are any questions. We have never had any problems with this procedure in the past. Many guests find this procedure sufficient to check in and somewhat amusing in our safe community, all a part of the “Philipsburg charm”.

Our common area, where breakfast and coffee is served receives many compliments and most guests find the individual coffee selections to be a good choice.

We apologize that you did not find the breakfast to your liking, Lynn personally prepares the breakfast fresh each morning and we have return guests who book with us just to repeat the experience. We serve a full hot breakfast in the morning and always with enough variety that our guests are pleased. We do ask if there are dietary restrictions so that the guests are served a meal they prefer.

It is of particular importance to us that the hotel rooms are extremely clean, fresh, and prepared for our guests arrival. If your particular room is booked for the day of check-out, we do request that the guest honor our published check-out time in order to ensure this standard for the next guests. We have allowed guests to leave luggage in the lobby area in the event they need to stay beyond checkout time. We have never requested a guest leave prior to our published check-out time.

We would hope that if any guest is dissatisfied in any way that we are notified immediately in order to resolve any issue directly and ensure our guests comfort.

We strive to never misrepresent our property to potential guests. Perhaps the historical property renovation was not what you expected.

The Philipsburg area is full of activities and, while not for everyone, it is a unique and wonderful experience to most visitors. We do encourage all potential visitors to the area visit the website philipsburgmt.com to review the calendar of events and full range of activities in the area to assure that it meets guest expectations.
