Man. The other reviews I've read on this site do no justice to this house.

We spent a week at the "English Cottage" last Valentines Day with my fiance and we really enjoyed staying at Casa Kukana. We are returning this March with my parents and will be staying at their "Moroccan" (2BR) rental.

Unlike most of the other rentals I have stayed at in Sayulita this place has great grounds with lots of lush green grass and a nice palapa with hammocks for reading and having evening cocktails. This was great for us because, being very pale skinned, my fiance and I can't spend 8 hours on the beach every day for a week straight, but don't like to just sit around inside the house.

The view at this place is so amazing that anyone with a camera looks like a professional photographer. I saw one review that complained that there was no privacy because curtains were too transparent; however the house is situated as such that there is no one around to looks into your windows unless they were to climb up a stone wall, and creep around the edge of the 2nd story, which in my opinion was a non-issue.

The house is sited directly above Villa Amor, you have 2 options to get to the beach and town. 1) is the very steep, but shorter (~500 feet) Villa Amor cobblestone path which takes you directly to the main beach 2) is a longer windy dirt road (~.5 mile) which takes you to the town square in 5-10 minutes or Playa De Los Muertos and is good for car travel. For this property, car rental is more valuable than most to avoid schlepping your groceries and beer up there. (We always rent a car for day excursions anyway). Access would be difficult for those with mobility issues, but not more so than Sayulita in general. The big payoff for it being up so high is that unlike the rest of town this place has PEACE AND QUIET, you will not be awoken at dawn with fishing activities or kept up by town movie night.

Our kitchen area at the "English" was very much utilitarian, but had all of our necessities: dishes, glasses, blender, fridge, utensils. They only had a small coleman burner, but we weren't planning on cooking a large meal. We had a 10 gallon Deep Rock water dispenser that was promptly refilled whenever it was depleted and bagged ice was provided. We asked for some extra items (extra towels, champagne flutes and wine opener) and recieved them within 20 minutes. Our bathroom was totally sufficient and had the same water pressure as the rest of town (a pumped well system is just not going to get hot water on demand and high pressure like the USA). The maid came about every other day and provided fresh sheets and towels, but we are not freaks about every day service.

The lady and her daughter who own this house also have a shop in town and another one in PV. Thus, there are not there all day to wait on you; moreover, it is not a hotel with room service and AC. I have not seen anything on their listings or web page that advertise Air Conditioning or private beach access, so not sure what "honeymoon disaster" is complaining about. The one downside that we encountered was that due to all the gardens there were more mosquitos than other rentals we have stayed at. We had brought some of those "incense coils" and using those we were fine. In fact, we can't wait to come back.

“Honeymoon disaster”

I showed up at the place dying of thirst...we were told there would be filtered water and there wasn't. We had to walk 1 mile down the hill to buy it at a shop. We were told there would be privacy,and that the bungalow was a separate unit; it was not! The curtains were see through and there was no air conditioning, even though the owner promised to have it installed before we got there. The tub was small, cold, and had no water flow. Also, there is no private beach access. The photos on the website are misleading. The beach is a mile down a steep hill, so you can't really carry surfboards. But there is no phone so you can't call a taxi either!

Everything was disappointing. After seeing our conditions we didn't stay one night, we packed our bags and looked for another hotel. I was in tears! There was no way to contact the owner. Several months later and the owner has still not responded to email and calls. We paid in advance for the 5 days and never got our money back or received an explanation for the conditions. Obviously we would not recommend Casa Kukana, although the city itself was good. Look into other places to stay.

We stayed at Casa Kukana for 2 weeks during Christmas break. The setting if the property is lovely but the customer service from the owner and her daughter was terrible. The services listed on her web site were not avaliable or poorly executeted. We had trouble just getting water refilled and the maid service was non-existent until the last 3 days. I would not recommend this property to anyone. Way to expensive for what you get.
