Although this hotel is not right on the water, it is in the heart of Canal Park. Several restaurants are in the same building as the hotel and the boardwalk is a short walk away. The rooms are very spacious and clean with acceptable kitchen units. We stayed in a poolside suite which was a little loud until 10:00 p.m. but the pool access was nice for the kids and the main-floor location made it easy to take the dogs outside. The only downside was that it was a little bit of a walk to find grass for the pups - which was fine in the daytime but a little unnerving at night. For seniors or women traveling alone, I may suggest a hotel right on the boardwalk for this reason alone. Otherwise, I highly recommend this hotel for the budget, kids, and dogs!

Room Tip: Main floor room if you have dogs, poolside room if you have kids!

The first room we were in was NOT cleaned, dirty floor, dirty dishes, trash not emptied, and then there was the bed ! I pulled down the sheets to look at the cleanliness, these sheets very clearly were slept in,all the mattress lines were visible,meaning if a beds is not slept in the sheets are straight,fresh looking.And they were not white sheets, they are very yellow,raggy looking.
We called down and they gave us a new room.First thing I did was check the bed, once again not cleaned, just made!! The pillow cases were smelling of womens perfume on one side of the bed, mens cologne on the other sideof the bed. I called down for new sheets,(didnt get pillow cases) since by now we can figure BEDS ARE NOT CLEAN, JUST MADE ! This is the dirtiest place I've been at !
We will not bring our families and wedding party here next year!!!

Room Tip: Go someplace else.

This hotel is quiet, accommodations have lots of space, comfortable beds and most comfortable pillows I have found in any hotel, good parking and an excellent breakfast. The breakfast is hot and cold with yogurt, waffles, eggs, hash browns, sausage, English muffins, bread, juice, coffee (good selection), and fruit. The lady who does the breakfast is proud of her efforts. 1 bedroom look at the city, 2 bedroom face the lake and then you can get interior rooms with no windows. Accommodations have separate bedrooms, full size fridge, stove and sink plus dishes, pots, etc. The area the hotel is in is great for walks along the lake shore and has good places to eat within short walking distance of the hotel. We always stay here when in Duluth.

The Suites is a very old industrial era building that has been converted into several floors of suites and a few more of condo's. The rooms are spacious and comfortable, with all the amenities you would expect including a smaller, but fully functional, kitchen - a real appeal to those on a budget. Very well located in the heart of Canal Park, a lovely area for walking, ship watching and browsing through shops. Many eating options within easy walking distance. Parking is plentiful and free and the hotel is pet friendly. Breakfast is supplied - the standard toast, bagels, scrambled eggs and small meat dish. Property is a little dark - an unavoidable consequence of converting a massive concrete and steel structure into accommodation units I suppose. Staff are generally quite pleasant and helpful.

We have stayed at this hotel twice in the last month. The first time we had Room 105, which is one of the three poolside rooms. This room was fantastic in size - however, because it was near to the back exit of the hotel we could hear all the comings and goings of the other guests. We also stayed in an interior (lower priced room) .. Room 420 .. this room had no windows and hallways on both sides. Be aware, it is truly dim in these interior rooms; we didn't think having a window would be a big deal, but it kind of did unnerve us. The most important thing is the NOISE Again, we could hear all activity from the hallway ... on both sides of us .. until all hours of the night. Overall, the rooms are nice and spacious. It is wonderful having a kitchen in the room (full-size refrigerator). Our rooms were clean and beds comfortable. The front desk staff and housekeeping staff ALL were very kind and professional. The pool area, hot tub, sauna was all adequate. The breakfast area was EXCELLENT - very good selection of food. The location of this hotel is WONDERFUL, so much to do and see within walking distance. Even though both times we stayed here we found the hallway noise to be INCREDIBLY LOUD, we would stay here again. It's clean, great location and great value (just bring ear plugs if a good nights sleep is SUPER important to you).

We stayed here during a lull in the tourism season, so we expected staff to be attentive and to have a reasonably quiet hotel. We were visiting with 4 people, and we didn't want to spend an obnoxious amount to get two rooms so we got one room with a queen bed and a pull out couch. We had to get a cot brought up to our room, which took much longer than it should've, and was a very poor quality cot. When we opened up the couch bed for the first time, it looked as if it had barely been cleaned. The sheets were fresh, but that was about it. There was popcorn all over the bed and other junk. Not what we expected at such a hefty price. As I said, the cot was very uncomfortable, along with the queen bed. TV in room barely worked, and was very small. The kitchenette wasn't very functional, with a barely cold fridge and crappy coffee maker. Only one small two person table to eat at, so that was also very unhelpful. The next morning we got breakfast down at the continental breakfast, also very unsatisfying. The waffles were premade and very hard and not very warm. Limited cereal selcetion, and not much for drinks. Also a very small area to eat downstairs. The pool area was nice with a reasonable pool and hot tub, with a very small workout room. Another plus was the sauna. Our room had a great view of the large ship next door which was one of the few bright spots. Also, hotel just smelled very weird and there was a large amount of noise pollution during the night in the halls. We reported everything to the front desk and promptly checked out and found another hotel, much better than this one.

Room Tip: Try to get one facing the harbor, better chance for a good view.

My wife and I did a couples get away and stayed at The Suites. The room was very clean, large, and very comfortable. The staff was very helpful and there are plenty of resturants and bars within walking distance.
