My wife and I stayed here for four nights and found it clean and comfortable. I didn't experience the noise problems others have written about, and yes there was only one bar of soap, but I asked the maid for another and she gave it to me. Ask and you shall receive! We also had daily maid service at no extra charge.
The wireless internet service worked quite well with no connection problems. They had at least 4 different connection channels available, just choose the strongest. Breakfast wasn't anything special, just some packaged rolls and bottled orange and apple juice. At least you know someone hadn't handled it with nasty hands. I paid $45/night with Priceline and had no problem checking in, also I did not have to put up any deposits or admin fees. The ice was free too.
I would not hesitate to stay here again for the same price.

The hotel room rate is very reasonable. This hotel does not provide much for perks and the perks that are provided are not great.
1. There is 1 ice machine located on the first floor and during my stay there was no charge for ice.
2. There is coffee in the lobby but there was a charge.
3. Breakfast is provided in the morning and it was 1 small juice bottle and a choice of a package of little donuts or a packaged apple pie. (Very disappointing)
4. The hotel heavily promotes its concrete construction and how this controls noise. Well, this hotel was very noisey both from I-35W traffic and from guests walking the halls.
5. Check in took a long time compared to most hotels also. It took at least 5 minutes for our reservation to be processed, and it was from Priceline which is prepaid and should be a quick check in.

Room 422 had a nice table and chairs, 2 double beds, and a large armoire with TV. The room was pretty spacious. The bathroom is a bit small and outdated.
One concern was the overall cleanliness of the room. There was trash underneath the bed and ontop of the armoire. The bathroom vent was full of dust. One of the comforters had a couple of blood stains on it. The chair cushions were stained.

LivInn Suites pluses were that the late evening front desk clerk was very friendly, the lobby and hallways were clean and updated, and the hotel is easy to get to off of I-35W. You can get to Mall of America in about 10-15 minutes and the hotel price was 30% less than that of the hotels near the Mall.

Great front desk service. Decent-sized room with microwave & fridge. Very good value for the cost.

Worst 16 nights I've ever spent in a lodging facility anywhere. They don't disclose, until you check in at the desk, that there is a $70 refundable deposit and a $30 "gotcha" administrative fee (for a tenant background check that costs them less than $.10) for weekly guests. If your room is front facing, you'll hear considerable traffic noise from the constantly busy I-35W. If you're lucky, you phone will work and not ring you room at all hours. And hopefully, they will have replaced the battery in your room's smoke alarm so that you are not awaked by its chirp at 4:30 a.m. Requested room maintenance not-performed during stay. No in-room coffee makers, hair dryers or irons. Once-a-week maid service put badly torn top sheet on my bed. Only nightly guests can get, on request only at front desk, a limited continental breakfast (one pre-packaged muffin and choice of botled juice or cup of coffee. They even charge for ice from their machine. Pluses: convenient location with restaurants, gas stations, grocery, strip malls (and three other motels) nearby.

for the price, this is a great place to stay. it's not fancy and is missing some things. bring a bar of soap with you and extra towels if you need more than 2 bath towels. they clean the room once in mid week. a fair number of people staying at this hotel are probably low income folks. when we checked in they wanted a $30 administration fee and a $70 refundable deposit for a 7 night stay. we fought the $30 fee and they removed it. they inspected the room when we checked out and credited the deposit back to our credit card. they said it would take 4 days to post. we didn't have problems with noise or parking or the room itself. we had a king bed and it was fine. they do charge for ice, but each room has a refrigerator and microwave. our room had 2 nice upholstered comfortable chairs to sit in.

The hotel was great. Me and my husband went there to have a romantic weekend away from our kids. They had a great romance package that we booked. We got a spacious room with a Jacuzzi and a gift basket. The gift basket had all kinds of amenities for the Jacuzzi like bath salts, and soap. It also came with a bottle of wine. We had a carefree weekend away from our kids and away from noise. We look forward to staying there again.

On the website they advertise hairdryers in the room, there was none. The room was supposed to be non-smoking, but smelled of past smokers and had an ashtray in the room. They advertised a continental breakfast, but there was none to be found. The maid came knocking on the door at 9:20 a.m. to clean the room, however, when I'm on vacation, I don't feel the need to go rushing out of the room by 9 a.m. I would think there are rooms where guests have checked out whose rooms could be attended to prior to guests who are still occupying rooms. The noise from the highway bothered my daughter, however the noise coming from the hallway through our door was much more bothersome to me. We heard every elevator arrival to our floor, every throat being cleared, every sneeze, etc. that went on beyond our door. The room itself was pretty, but the maid only gave us one bar of soap that we had to keep transferring from the sink to the shower (2 separate rooms). The room was a great price, but at what expense?
