After reading some of the reviews already posted on The Falling Waters Lodge, I'd have to say they are all correct. It is absolutely a trade-off,, location -vs- condition,etc... But WHY? If not for the location, this place would never see a guest, even at 1/4 the price. With a little pride of ownership, attention to cleanliness and upkeep, new carpet and paint, the Lodge could be improved drastically.

We enjoyed our stay at this hotel. Sure it's not luxury, but that is part of the charm. It is an older hotel that has not had much upkeep, but was clean. Our room had a kitchenette with fridge, stove, dishwasher, microwave. We only stayed for one night so didn't use anything other than the fridge but it worked fine. Our room #301 had a bathroom and sitting area on one floor and then you went up stairs to the loft for the bedroom. There is a window above the sliding door that goes out to the balcony on the river so that when you are in the loft your can still see out the window. The location is fantastic. Right on the river with a view of historic fishtown. Next to the falls.. We watched the salmon trying to jump the falls and got a few great pictures of them. The staff was very friendly. I talked to various people that were staying there that were back for their second, third and fourth visits.

I would like to address the last review... Sure the carpets are old and have a few stains, but they are not filthy. The toilets have rust stains, that's what you get from hard water, they were not dirty. Some shades were broken on the window, but so what. If you are staying here to impress somebody, don't and go stay at a boutique hotel in Traverse City. If you want the experience of historic fishtown, stay here.

Carpet was so bad we didn't take shoes off. The toilet had been so stained with rust my kids were affraid to use it. Thats pretty much all the talked about to everyone else in family that was not staying there. It was embarrassing to tell people we stayed there. Had to let all faucets run for ten minutes to clear rust from pipes. Multiple stains on lamp shade, one shade was broken. Walls were in need of paint. something was rattling near the duct work or window frame that I couldn't figure out. Bed spreads were visibley stained and dirty . The sad thing is I knew this place was a dump but booked it anyway becuase it was all that was available. It is well known that this is the worst place in leland to stay according to the locals. Unfortunatly this person now owns the leland lodge and have heard that is going downhill also. Try the otherside in fishtown(ask about it at the fisherey) Or whaleback inn. When I mentioned my concerns to an older man at front desk he told me that they usually dont get many complaints about the lodge!! I left laughing and shaking my head and the lady that booked my room saw me leaving and she said oh no what happened? I told her about the experience and she shook her head and said its good that he hears some of these complaints from the guests and not just us telling him. I wish I could post the picture of the toilet online.

I am returning to Falling Waters in September for the third year in a row and there is a reason, location! I love the touring the penninsula for the fall colors and wine tasting. I love stopping by fish shanties to buy fresh whitefish and salmon. The hotel is outdated, yes; but I challenge you to find another location where you can step out of your hotel door and hear the roar of the rushing water, or sit with your morning coffee on the deck to watch the salmon jumping out of the water. Behind the hotel is a path that takes you to a awesome sandy beach on Lake Michigan that offers breathtaking sunsets.This is why I love this place, not for the cheezy decor.

Smellls moldy, furnishings are old, continental breakfast is "Tang" and cheap store-bought soggy muffins. Nothing like shown in Website. Manager promised refund for early checkout and owner later denied it after we had left.

If you're looking for location, location, location. You've found paradise. You've also found a motel that hasn't seen a dime of upgrade in 30 years. Marginally clean but good beds. everything seemed a little cramped and we bought a room with a loft !! There is something to be said for overlooking that village and marina though.

This hotel was in a fun location and the owner who checked us in was very nice. The place is very old and in need of an update/remodel. The room was very clean but was so old. The outlets need to be replaced, the plugs wouldn't stay in very well. The bathroom was clean but had kind of a bad odor. Overall, it was a fun place, close to shops and restaurants and a beautiful beach with amazing sunsets!
