“A Riverview for some, but a parking lot view for the rest of us.”

This apparently was a motel, renovated into a timeshare/rental property. Thus, our one bedroom unit (with a great view of the parking lot) had two bathrooms (circa 1950). The carpeting and furniture was fairly new, though. We did little at the resort (no activities), so couldn't really enjoy the indoor pool, which looked O.K. People who had a river view could enjoy the property more. So if you want to spend time at the place, ask for a river view. There are two washers and dryers on property, but the dryer wasn't working well. And there is a large-screen TV upstairs in the owners area (small TVs in the units). Units have a microwave, small Frig (freezer doesn't work), toaster and coffee maker. There is no elevator in the building, so ask for a first floor unit if you can't carry luggage upstairs. Convenient to mid-Cape activities and Hyannis area.

Room Tip: Ask for river view.

We traveled with two of our childred 21 and 28. We had a room and they did. We were put in studios that were very small.

Good things:
Community Kitchen was big.
Outside was manicured very nicely. Except the sundeck really needed to be painted.
Internet service available.
Location was ideal.

Not so good things:
Indoor pool hot and humid.
Community Kitchen not well equipped. Had ovens but no corning ware. Many pots and pans. No measuring instruments. Was always hot and smelly.
Could hear people around you especially our upstairs neighbors.
Room was not clean and housekeeping was not good. But no bugs!
Air condioner was very loud and rattled. Only in one of the rooms.
Room had a funny odors.
Staff was so-so.

And even though our rooms had sliding doors out to the parking area, we had to leave by way of the hallway to the lobby if we wanted our rooms to be locked.

We did like catching crabs off the outside area from the river.

This was a timeshare exchange, and a studio unit was the only room available. Having been at resorts, it is a bit much to call Riverview a resort. What you get is what is pictured on the web. It is clean, neat, well-kept grounds, ample parking, in a quiet area. There are chairs and a deck to look out over a small river. While we did not use some of the amenities, we did use the computer room, when it was working. The kids playground was adequate, as was the indoor pool. The room was reasonably sound insulated except for hallway noise, but later in the evening, it was all quiet.

Our studio room with a Murphy bed was very small. The Murphy bed was small and my wife had to sleep on the sofa bed. The Murphy bed mattress was very hard, and the sofa bed mattress was very soft---two extremes. To use both, we had to move one coffee table into the room hallway, and then it was still tight to walk around or go to the bathroom. Furnishings were basic at best. The area seems to have been recently refurbished--painting and carpeting. Some of those fumes bothered my wife. Fortunately, we did not spend much time in the room, but if we had to, we would have been very uncomfortable.

Staff was friendly and helpful. Check-in and out was quick and easy.

Don't know how the 1- or 2-bedroom units were, but do not suggest anybody except perhaps small stature people get a studio--unless you don't mind cramped quarters.

Many restaurants nearby, and the main road was easy access to more distant locations. Roads are narrow and heavily traveled, so it often is difficult to pull out and make a left turn. The local drivers, and eventually also the tourists, are cooperative to stop and let you pull out. Consequently, you must be aware of unexpected car-stops in front of you.

Last year my family and I (six people) stayed at this resort for a long weekend, due to availabilities. I just wanted to say how much hotel you get for the money. The place was spotless to be on the cape. We all know how those run down little cape cod motels are? For example we always used to stay at Bayside Resort in Yarmouth, but then changed to the Riverview Resort after we found out it would only be $600 for a week and a half in June/July this year in a 2 bdrm/2.5 bth suite. I wish the resort did have a tennis court...but it doesnt so no big deal. The hotel is right on the bay which surprisingly doesnt smell at all and it is a great place to bbq and fish right off of the deck. This will be my second year staying here and this time I will post some pics. I love this resort and I wouldnt stay any place else.

Just returned from a week at the Cape where we stayed at Riverview. We used it as an exchange thru RCI and usually go to the Cape in July but stay at our own resort...this time we needed a different week and went to Riverview instead. We had been there once before shortly after it became a time share, and we found it to be much, much improved in all areas.
When we went the first time, the rooms were fine, but the rest of the building needed to be upgraded and it has been.
People complain that it isn't a "resort", and they are right...it isn't, in the truest sense of the word, but that word is used very freely in most places. There is a pool which we didn't use but which was being used by lots of other guests...there is a pretty decent fitness room...big lounge area if you want it with a pool table and a deck...a good deck in back which overlooks the river and pretty grounds.
Our room was in the perfect spot...on the end in back...very quiet and overlooking the river. The unit had 2 bedrooms, a living room and 2 1/2 baths. The room was very clean, and the staff couldn't have been nicer or more accommodating. We needed a minor repair and it was taken care of with no problem, for example.
We use any place we stay as a "base of operations", but we were very comfortable staying in when we wanted to.
We would go back in a heartbeat.

My husband, my mother-in-law and I stayed in a 2 bedroom 2.5 bath unit. The resort is well-located just off Route 28 and in the next town over from Hyannis. We came here in a condo exchange, and it is a stretch to call this a resort. It is a refurbished motel.

Our unit consisted of a King bedroom and a bedroom with 2 double beds, each with private baths. There was also a powder room (toilet & sink) off the main living area.
The main living area consisted of a sofa and a couple of chairs with a television, and a very small dining area, and a kitchenette (microwave, sink, small refrigerator, toaster).
There are 2 full kitchens in the common area upstairs with full size refrigerator, oven and range, dishwasher, sink, cookware, etc.

Everything was very clean, and the staff changed our towels every day, although we were not entitled to daily maid service as part of our condo deal.

There are no elevators. This can be an issue if you cannot do stairs, because the common area, fitness room, full kitchens and laundry facilities are upstairs. The lounge has free wireless internet access, a large screen tv, and a nice view of the marina next door. If you cannot do stairs, be sure to request a unit on the ground floor.

The area between the back of the resort and the river is nicely landscaped with grass and Adirondack chairs for enjoying the river view. There are barbecue grills too.

If you are looking for a resort experience, do not come here. However, if you are looking for a clean, convenient base of operations from which to tour Cape Cod, then this is a good choice.

We stayed at the Riverview through our Bluegreen Timeshare hot weeks option. We arrived to a totally refurbished resort. The room was better than I expected. We were in room 21 on the 1st floor, which is a 2 bedroom unit, 1 king bedroom with full bath, a living room with kitchenette and a bedroom with 2 double beds. Everything was fresh and clean. There are no full kitchens in any unit, a town ordinance, as I was told by the front desk. There are however 2 full kitchen setups in an area called the common room. This room has a large screen TV, pool table, computer room and those 2 full kitchens if you wish to cook a full meal. The rooms do have a microwave, toaster and a small refrigerator. The resort has an indoor pool and hot tub. We did not use them but they looked very clean. Overall I would rate this a better than average resort. Oh, and go to the Yarmouth House restaurant on Rte 28. The food was great and reasonable prices.
