“Bathroom”

We stayed for 4 days. The bathroom was not cleaned the entire stay nor was the sink which was located outside the shower/toilet area. The Tub did not drain. We had to stand in the water while showering. It drained after the shower in about 10 min. One day we did not get a shower mat for the floor or coffee, or cups, or cream. Coffee Pot was dirty. We had an iron but no ironing board. One day the cleaners knocked on our door 3 x before noon to clean it. We finally left a half early for them. The price of the room was too expensive for the size of the room and location of the room on the 2nd floor w/o an elevator (in their defense it is labeled a Motel). The biggest problem is their cleaning crew. They only make beds. Also, they were painting the exterior and all the screens were sitting inside against the wall. It was @65 degrees out but we could not open the windows.

Room Tip: No restaurant, fitness center, and service should be N/A

We stayed in room 4, having stumbled across the place without checking TA. We wouln't have stopped had we checked, but our room was very nice, new carpeting, nicely decorated, no mars on walls or woodwork. Based on other reviews, this room must have been reworked. Nice place, $134 is reasonable for the area. Walls are a bit thin but it was quiet during the sleeping hours. Hot tub/shower in this room.

We recently stayed at this hotel. On first entering the room it was impressive as far as size and layout. However after staying for a couple of nights it became obvious that the cleaners were less than thorough. Following is a list of issues as far as cleanliness.
Cob webs and bugs, coffee pot was dirty, toilet was dirty, refrigerator was dirty with a 1/2 used bottle of whiskey, no lotion and no Kleenex tissues.
This could be a relatively nice place to stay with a little TLC.

I have to admit, after reading the reviews on trip advisor, I was afraid to stay here. Luckily, it was not nearly as bad as the reviews led me to fear. The room was your typical no frills motel room, with a fridge and a sink outside the bathroom. The ac worked great. The room seemed clean and the beds were comfy. The odd thing about this place though was there was never anyone at the front desk so it was difficult if you needed extra towels or wanted to know if there was Internet access. Indeed the office was locked the morning we checked out and there was another couple also wondering what to with the room key. In the end, we all locked the keys in the rooms since there was nobody to take them and no place to drop them off. If you are just looking for a bed to sleep in with no frills, this place will be fine.

While the Arbor Inn Motel looks nice from the outside, the inside was dirty and disappointing. The carpets were stained and grubby; they felt terrible so I wore my flip flops inside (which Canadians don't do). The comforters on the beds were paper thin, the furniture was cheap, the toilet paper holder was missing from the bathroom so the toilet paper sat on the back of the tank, and most importantly, the room was very small and tight. There were dead mosquitos on the walls and along the baseboards and the floor behind the garbage can was dirty.

That said, there was a nice little pool for our kids to swim in. They hadn't turned the heat on so the boys said it was cold, but they enjoyed their swim. The grounds were well kept and if you like Dairy Queen, it's right across the street.

The inn has 3 floors, with the owners living on the third floor. When you check in, you have to call them from their office to come down. It's very casual and I didn't get a very welcoming feeling. My husband and I also felt that we could see past some of the housekeeping issues if it wasn't so expensive but a two night stay was required and it cost us $180 per night and with the poor location, it wasn't worth it.

If you are considering staying in the North Boston/Cape Ann area, I don't recommend staying in Ipswich. We found other costal areas, like Rockport, more friendly to tourism and close enough that if considering a day at Crane Beach (which is gorgeous), to just drive from one of these nearby towns.

I stopped one afternoon to check out the property. the person on duty was just leaving--a few minutes later there would have been no one. anyway, I phoned that night and spoke to a different staff person. I made a reservation for the next night and guaranteed it with a credit card. I even arranged an early check-in as I was attending a wake at a local funeral home. Imagine my dismay when we showed up on time to discover they had rented the room to someone else. The only excuse they gave me is that an email reservation came in during the night and that it trumped the reservation I had made on the phone. huh? this staff needs to get their act together.

The good news: The staff at Arbor Inn was accommodating and helpful. Our room was clean, and the location was perfect for a visit to Crane Beach.
The not-so-good news: If you like to sleep in the dark, this is not the place for you. In our room, inexpensive window treatments didn't totally cover the windows and are NOT room darkening, so the room was quite bright throughout the night. By 5:30, the room was as bright as it would be at noon. To access the air conditioner controls, we had to stand on a chair (and we're not short people.) The AC ran all night full blast, and by morning, the room was coolish. Staff helped with our request for ice, but there is no help-yourself ice machine. We definitely believe our room was overpriced by $30 and we wouldn't pay their asking price ($139 per night) if we chose to stay again. P.S. Not even a morning doughnut...sheesh.
